Relax at the lake! Fantastic getaway on the lake with beautiful views! Contemporary, fully-furnished condo on the water. Recent upgrades are first class and include new mattresses on all beds as well as new living room set, patio set, 55" 4k Smart TV, 40" Smart TV, sound bars w/Bluetooth on every TV and multiple other great upgrades throughout! New photos soon! Not all pictures on this site have been updated yet (I ran out of space on my cell phone :( ) However, I am happy to provide additional photos via text or email. 2nd Bedroom is located upstairs: Please note that the spiral staircase may be unsafe for small children; however, we have provided a baby gate at the condo for guests with small children to block access. We also have a new Graco Pack 'n Play Smart Station available upon request.

Choice of two swimming pools: one private (community pool on-site) as well as the Walden Yacht Club swimming pool including kiddie pool and a Poolside Grille for cocktails and snacks.
FLEXIBLE CHECK-IN/OUT: Unless we have back-to-back bookings, you may arrive as early as like on your check-in date and depart as late as you like on your check-out date! HOWEVER, please remember that this property is available for rental 365 days a year. We reserve the right to book another guest which is checking out on your Check-In date or Checking In on your check-out date, commonly referred to as a "back-to-back booking." If at any time after your reservation we receive a booking that creates a back-to-back booking, we will notify you via email and restrict your check-in to occur after 3:00 pm or we may restrict your check-out by requiring you to check-out and vacate the premises by 10:30 am.
LONG TERM RENTALS: As a courtesy, I provide the following information with regard to long term rental inquiries. While both a total rate and a base nightly monthly rental rate will be provided in your Quote, please note that long term rentals will also be required to pay, in addition to the base monthly rental rate, any applicable taxes, cleaning fees, pet fees, and a fully refundable deposit (with passable post stay property, furniture and fixture inspection). These fees and costs are not negotiable. These fees will be itemized in all quotes and are based upon the monthly rental amount.
The condo has a fully furnished kitchen but is minutes away from great dining at The Walden Yacht Club, Café on the Green and many other local restaurants in Montgomery, Conroe and The Woodlands.
Walden on Lake Conroe is a beautiful waterfront community that offers many amenities. There are numerous tennis courts at the fitness center and tennis pros are available for lessons. The golf course is a private club; however, there are many championship golf courses in the area.
DINING AND ENTERTAINMENT:
The Walden Yacht Club offers dinner, dancing and has an amazing Sunday brunch (dress code required). They also offer nightly specials. 15% discount for meals at the Yacht Club are provided with each rental.
Café on the Green has great prices, outdoor seating, live music on the week-ends and the food is delish.
Donuts are right around the corner at Jack and Jill Donuts which have delicious donuts, pastries and kolaches!
There is a marina, local bar, convenience store and gasoline within a mile.
Historic Montgomery is just a few miles away with antique shops, wineries, and great restaurants. The Woodlands and Old Town Spring are within a short driving distance.
CANCELLATION POLICY FOR NON-PEAK RENTALS: If cancellation is necessary, a 90% refund of the total amount due will be given if notice is received at least 2 (two) weeks prior to rental period. When notice is received less than 2 (two) weeks prior to the rental period, IF the property can be rented to a new party, a 15% penalty of the total nightly rental amount will apply. If, however, we cannot re-rent the property, a 50% penalty of the entire balance paid will apply.
CANCELLATION POLICY FOR PEAK RENTAL PERIODS AND HOLIDAY WEEK-ENDS/HOLIDAYS: While we are empathetic to travel plans changing unexpectedly and suddenly, we observe a very strict cancellation policy during peak travel periods.
Full refunds will be given if notice is received at least 30 days prior to rental period. If notice is given less than 30 days prior to the rental period, an 85% refund will be issued ONLY IF THE PROPERTY IS RE-RENTED for the duration of your booking period. If, however, the property cannot be rented to a new party for the duration of you booking, a 50% penalty of the rental amount will apply. During peak periods, we are usually able to re-book the unit and refund most of the monies back.
FIRST COME, FIRST SERVED: Please note that bookings are made on a first-come basis. While multiple quotes may be generated for the same time period, the first person who accepts, books and pays will be granted the reservation.
HOUSEKEEPING/CLEANING FEES: This property is a private residence. Housekeeping is not provided during your stay. The Cleaning Fee assessed for cleaning the property after you check-out is not negotiable and is assessed in addition to the nightly rental rate. The cost is a hard cost that is the exact amount we pay for cleaning of the property. The fee is not up-charged.
The cleaning fee for each rental is: • $75 for one night stays if you have 2 persons or less • If you have 3-6 people staying, the cleaning fee is a flat rate of $125 for reservations up to 7 days in duration • The rate increases by $25 for reservations over 7 days and up to 21 days. • If you have been approved for more than 6 persons, the cleaning fee is $150 for stays up to 7 days. If you rent for 8-30 days with additional guests, the cleaning fee will be increased to $200 • Stays longer than 30 days will be determined on a case-by-case basis • There is an additional pet cleaning fee of $50 for stays up to 7 days, $75 for 8-21 days and determined on a cases-by-case basis for stays over 21 days.
For long term guests, please remember that this property is a privately owned residence. As such, additional housekeeping during your stay will be provided at your own expense and by request only. If you would like towels and linens washed weekly, please let us know and we can determine the applicable cost. If additional housekeeping is desired, it can be negotiated at any time either prior to or during your stay.
DEPOSIT: The refundable Deposit is $300 and is paid up front and will be fully refunded if house rules have not been violated and if there are no damages to our residence, furniture or furnishings. If any house rules have been broken and/or damages/missing/broken/scratched furniture and/or furnishings have been noted then we shall withhold a reasonable amount for replacement, cleaning, replacing, etc. These terms are more fully set forth in our Rental Agreement.
IMPORTANT NOTES: MISREPRESENTATION AS TO THE NUMBER OF GUESTS IN YOUR PARTY OR UNAPPROVED PETS is not tolerated and you may be asked to leave immediately without refund and with the supervision of the property manager. Minimally, you will be assessed the forfeiture of your Deposit.
Again, please note that if you INTENTIONALLY MISREPRESENT THE NUMBER OF GUESTS/THE AGES OF THE GUESTS OR PETS IN YOUR PARTY PRIOR TO CHECK-IN, YOU ARE SUBJECT TO IMMEDIATE EVICTION WITH ZERO REFUND AND YOUR DEPOSIT FORFEITED! YOU WILL ALSO BE REPORTED TO PERFECT PLACE FOR VIOLATING THE RENTAL AGREEMENT..
We are usually very reasonable about accommodating changes to a reservations as to the number of people and approve pets on a case-by-case basis only. Please let us know if you will be having any additional overnight guests to avoid any confusion, frustration or intense conversations.
Additionally, due to some recent incidents with guests, I am forced to make the following statement: This is not a hotel but our home. Please respect it as such. This means that any damages, stains, breakage, destruction of property, theft, etc. is not paid for by some major corporation, they are paid for by us out of our own pocket. We have opened our beautiful home to you and expect that you will respect our property as you would your own and ensure that your children do so, as well.
Additionally, our home is not a party house but part of a residential community with full time residents. Please be considerate after 10 pm with loud talking, stomping, dancing, music, etc. We want you to have a fabulous time during your stay; just be conscientious of the full time residents who are not on vacation and considerate of our condo community.
PETS: Please accept our apologies for having to state the following policies but we wish to protect ourselves while allowing you to visit with your furry friends!
While we do allow pets on a case-by-case basis, they are allowed only if they are groomed/clean, house trained, do not bark/whine and are flea free. We have never had fleas in our condo. If we are required to have it treated after your pet stays in our unit, you will be required to reimburse the entire cost of having the unit sprayed by a commercial provider of the Owner's choosing.
Please note that if we receive a report of a pet in the unit without our prior permission, you will forfeit your entire deposit. As such, please request our permission prior to bringing your pet(s) along. If you receive our permission, there is a $25 per pet flat fee and an additional cleaning fee, as stated above
