Pleasant, quaint, conveniently situated
Pierre V. from Austin, TX recommends this property. Stayed for 8 days in January, 2017 One latest guests described it as "modern", it's a joke. Personally I like it quaint, so it's fine. The plumbing could use professional attention (expect to be splashed by the shower when opening the faucet). Some perks are unusable. There are bicycles ... with hopelessly flat / or rather dead / tires. There is a grill ... out of order. Heating is tricky to set, sometimes too hot, sometimes too cold, always noisy. It would be nice to find instructions for all appliances, city maps, hints for things to do, see, eat. Brooke was very nice when I called her, but it's always more pleasant and useful to be welcome by a person rather than by a key locker. The location is great, parking on the drive is a plus, and it's sometimes easier to commute by bus (#7 or 10) than take the car downtown (one of the hints we had to discover by ourselves).
Michelle S. from Austin, TX recommends this property. Stayed for 5 days in January, 2017 House met our needs for three people. With only one bath, it might not work for 6 people which it can sleep. Great quiet spot, nice backyard and porch. We would stay again.
Kathy L. from Austin, TX recommends this property. Stayed for 4 days in June, 2016 Lovely Cottage in quiet neighborhood with all the amenities you might need. It's within walking distance to stores and eating places. Will definitely stay at this property again!
Rose G. from Manning, SC recommends this property. Stayed for 5 days in June, 2016 This was a great cottage. The location was perfect for our visit with our daughter and close to many restaurants like Quacks Bakery and Asti and within walking distance to a shopping center. Loved the screened-in porch.
An Austin Gem -- and we've already reserved our return trip!
A guest from Oak Park, IL recommends this property. Stayed for 3 days in April, 2016 We had a great long weekend stay at the Keasbey Cottage. We were in Austin to visit our son at UT, and the Keasbey Cottage was the perfect spot to both soak up some local Austin scene in Hyde Park, while still very close to campus, and the glory of the Austin food scene. The house was just as described. Very well laid out, maintained, and comfortable. We especially loved the screen-in back porch. We'll be back in September.
Camellia G. from Austin, TX recommends this property. Stayed for 5 days in April, 2016 The cottage is fantastic. I stayed with my mother, sister, and young son. It was friendly and convenient for all. Comfortable, clean, and close to so many things in the neighborhood. However, there was one issue: landscaping with leave blower and riding mower showed up with no notice before 8:30am. Not a very pleasant way to wake up.
Susan D. from McKinney, TX recommends this property. Stayed for 4 days in April, 2016 Keasby Cottage is a gem. It is a perfect location for anyone who wants to be close to all the action in and around Austin, yet return home to a quiet, relaxing comfortable place to kick back. You can get just about anywhere without having to get back onto the congested highways. The neighborhood is great for walking or biking to grocery stores and coffee shops.
A guest from Austin, TX recommends this property. Stayed for 5 days in April, 2016 Everyone had a lovely time. House was very comfortable and close to everything we wanted to do. Already making plans for our next vacation.
Brian S. from Austin, TX recommends this property. Stayed for 3 days in March, 2016 The rental was clean and in good order as depicted. For my kids, they appreciated the audio visual system. One of my children actually slept on the outdoor porch, and had a pleasant evening. The location is perfectly situated in central Austin. The property managers went above and beyond the call of duty when my family encountered some challenges and issues unrelated to our stay in the rental. Really outstanding hosts. Just good people.
A guest from Saint Paul, MN does not recommend this property. Stayed for 3 days in March, 2016 We paid to stay three nights, but left after two. The charm of an old house was familiar to us because our home is the same age. This house was run down, in desperate need of paint with a malfunctioning washer and dryer (warning buzzer every 3 minutes) The furnishings in the bedrooms were cheap IKEA brand (the stuff you put in a college apartment). And there was leftover food in the pantry and fridge when we arrived. Not worth the cost. - pick somewhere else to stay.
Property Manager Response: Response from Emerson Guest Properties LLC We're so sorry to hear you didn't enjoy your stay, Henry! The cottage and its furnishings are exactly as pictured in the listing. We leave pantry essentials at the property for your use, as a courtesy. We would have been happy to help if you were having trouble with washer/dryer, but unfortunately we didn't hear from you at all during your stay, so did not have the opportunity.
Reviewed by: Evie M. recommends this property. Stayed for 3 days in January, 2016 I stayed with five friends at the Keasbey Cottage and it was such a great experience. Brooke was quick to respond, the directions were easy to follow, and check-in was smooth. The cottage was in such a pretty, quiet neighbourhood just a quick Uber ride downtown- the perfect place to relax after a long day out in Austin. The cottage itself was clean, beautiful, and cozy, yet definitely spacious enough for the 6 of us. It had all the amenities we could want and the backyard and screened in porch were amazing. I would definitely recommend the Keasbey Cottage to anyone visiting Austin!
A guest from Starkville, MS recommends this property. Stayed for 4 days in December, 2015 We found this experience to be great. The property description was exactly as advertised. The house was clean and well-maintained. We loved the app as all the information needed was at our fingertips. We would suggest updating the property I information (Internet access). We highly recommend this property and their management.
Carol S. from Ada, MI recommends this property. Stayed for 3 days in November, 2015 House was perfect for family of three. Very comfortable beds, fully stocked kitchen (thanks for coffee!), nice porch, although it was rainy while we there. Perfect location near UT campus, short drive to downtown. Hyde Park has a fantastic bakery (Quack's) and restaurants that you can walk to.
Reviewed by: A guest recommends this property. Stayed for 4 days in November, 2015 The house was perfect. It was small and quaint and very comfortable. We utilized the screened porch more than any other space in the house. It's on a quiet street but very close to everything. I will stay here again. We actually arrived early and they allowed us to check in early as well. I was thoroughly impressed.
Christopher P. from Pearland, TX recommends this property. Stayed for 3 days in October, 2015 Our family of 3 had a wonderful second visit at the Keasbey Cottage! It was just as great as our first visit, and we felt even more at home. This is our go-to rental in Austin now!
Jim W. from Austin, TX recommends this property. Stayed for 5 days in September, 2015 Not luxury but the basics are there..only one older bath with free standing tub.. Very quaint.. but a bit hard to get in and out of.
A guest from Pearland, TX recommends this property. Stayed for 3 days in September, 2015 The Keasbey Cottage was perfect for our family of 3. The house was spotless, and decorated very nicely. The screened in porch was really nice to have dinner on in the evenings! It was very rainy during our stay so we didn't go into the yard, but the porch allowed us to be outside and stay dry. Every morning we took a short walk to JuiceLand for fresh smoothies. Emerson allowed us to check in early and also provided us with a high-chair for the baby upon request. We definitely plan to stay at the Keasbey Cottage again the next time we visit Austin.
A guest from Derwood, Maryland recommends this property. Stayed for 16 days in July, 2015 I enjoyed my stay at Keasbey Cottage. It was just the right amount of space for me to use as my home base while in the Austin area. I looked forward to using the screened porch but it was simply too hot to sit out there during my stay. House was well furnished and furniture and beds comfortable. There are only a couple of things things that could be improved. The back yard could be lovely but is overgrown to the point where the outside table and chairs aren't usable. I think it simply needs some trimming of trees and bushes and a general seasonal clean up. And as someone mentioned in an earlier review, there is a barbecue but it needs attention. But the screened porch is charming and has comfy furniture. In more moderate weather it would be perfect place to hang out and have coffee and meals. While I was there the wireless connection was extremely weak but the manager said she was going to have it replaced. Overall I found the customer service was excellent with quick responses. I had a great time and enjoyed my stay at Keasbey.
Jason G. from Dallas, TX recommends this property. Stayed for 2 days in June, 2015 The property is great. It's cute, clean, and cozy. Locks on the jack and jill bathroom would have been appreciated. Emerson Guest Properties is very efficient with good communication. The only issue I have with VRBO or Emerson is the rental damage insurance. I should've perused the contract more carefully, but I don't remember being given a choice between a damage deposit or insurance. Insurance appeared to be charged automatically. I assumed we were going to get $49 back since we're mature adults who don't party like rockstars. $49 is for damage insurance that is not refunded. Our stay was great. Just beware of lame fees.
Property Manager Response: Response from Emerson Guest Properties LLC Hi Jason, I'm sorry you were disappointed with the Vacation Rental Damage Protection. We do clearly state, both in the quote we provide when you inquire about certain dates, and in the short rental agreement you signed, that the $49 VR Damage Protection is non-refundable (as you are purchasing an accidental damage insurance policy for your stay) and that you have the option to do a larger fully-refundable security deposit instead. We offer both to our guests as many people prefer not to have to provide the funds for the refundable cash deposit. So glad you enjoyed the house otherwise - it's a gem!
Sandra B. from San Antonio, TX recommends this property. Stayed for 5 days in June, 2015 We had a great time in Austin and enjoyed the stay very much. House was very clean and organized. This was perfect for our stay. The only issue I had was the outside. Limbs from tree were hanging over table - table has not been cleaned. Grill was unkept and we did not have proper tools to clean and use. Two very small issues that would have made our stay perfect! I would and will use again! Thank you to Brooke for taking care of our needs on this very important week for our family!
Property Manager Response: Response from Emerson Guest Properties LLC Thank you for letting us know Sandra! Trees are already scheduled for a trim and I'll make sure to reiterate to the cleaners to check the outdoor table and grill at each clean. It was great to have you :-)
A guest from McKinney, TX recommends this property. Stayed for 3 days in May, 2015 We really enjoyed our weekend stay in this classic quaint rental. Great location in a quiet neighborhood with lots of privacy. The screened porch is the perfect place to relax with family and a Shiner. Our dog loved the yard.
Sheldon R. from Vacaville, CA recommends this property. Stayed for 4 days in May, 2015 The home was cute and comfortable. We really liked the screened in porch where we ate our meals. Ther is no room for a dining table. Not all the windows opened easily and it was very humid during our stay. The bathtub handles kept falling off during showers. The kitchen was nice, and we liked walking around the neighborhood but it was a bit far from downtown.
A guest from Houston, Texas recommends this property. Stayed for 2 days in April, 2015 The cottage is just what you would expect...very charming! Emerson Properties is wonderful and they work hard at making your stay a great experience. We spent a lot of time on the screened porch...and also indoors watching the Masters on the large tv. The house is cozy and comfortable. The setting has a very secluded feel, with green and lush vegetation. The back lawn was in need of mowing...but Austin had a lot of rain the week prior to our arrival. The claw foot tub/shower combo is very nice. I wouldn't recommend it for an older guest with any difficulty climbing into it for a shower. It is the only bathroom.Parking on the street was the best option...there isn't a concrete drive and we found the parking "area" narrow and needing more gravel. The house has retained it's charm and it is very comfortable. The neighborhood is quiet and only ten minutes to UT. We look forward to another stay!
Tamar K. from Ukiah, CA recommends this property. Stayed for 5 days in April, 2015 Every thing was perfect except for the chipped Teflon pans. there was 1 soup pot I was able to cook in. But other than that the place is perfect!
Property Manager Response: Response from Emerson Guest Properties LLC Thank you for letting us know Tamar! New ceramic non-stick pots and pans are on their way!
The best experience in austin !! We love you Guys !

Martha O. from Austin, TX recommends this property. Stayed for 4 days in January, 2015 We had a very relaxing time staying at this cozy home! Great location, close to so many great restaurants and easy to get anywhere in Austin. Beds were comfortable which is so important! The screened porch is wonderful to sit and enjoy coffee.
Jean Ann J. from Austin, TX recommends this property. Stayed for 3 days in January, 2015 Terrific rental experience. The house was just as expected and better. I will certainly use Emerson Guest Properties again and AGAIN.
A guest from Summerland, British Columbia recommends this property. Stayed for 56 days in July, 2014 We stayed at the Cottage for 2 months this summer and absolutely loved it. It is so cute and the location is really great! Walking distance from restaurant, Yoga, grocery, bus stops. The yard was super for the dogs and we loved the bikes. Emerson Property provides amazing service as well.

A guest from Austin, Texas recommends this property. Stayed for 14 days in March, 2014 I've stayed in a lot of vacation rentals in Austin and this house is one of the best. It was fully outfitted with all the necessities and very well maintained for an older home. Two great things about this house, the location and the yard. It is tucked away in a secluded corner of a established neighborhood providing a safe and secure stay. If you are a pet owner, you will really appreciate the yard. It's spacious and well fenced with a privacy fence. There is also a well furnished screened in porch that is great for morning breakfast. The property management was super friendly and accommodating. There is also two great coffee shops, a few restaurants and a grocery story just around the corner. Enjoyed my stay a lot and would certainly stay here again.
A guest from New York, NY recommends this property. Stayed for 4 days in March, 2014 Great cottage with a very warm and cozy feel to it. Great outdoor space. Management company was great and reliable. Even left us a fruit, coffee, beer and wine in house to welcome us. Note only one bathroom. Would recommend to anyone.
Marty A. from Austin, TX recommends this property. Stayed for 30 days in February, 2014 Austin is a big, crazy city, but little Keasbey Cottage near Hyde Park is a quiet oasis. My husband and I stayed there for a month and loved the house, the yard, and the neighborhood. We biked, walked or took the bus nearly everywhere. The house is vintage Austin a very tastefully decorated. Minor issues were taken care of immediately by the manager. We couldn't have made a better choice.
Lissette J. from Austin, TX recommends this property. Stayed for 2 days in January, 2014 This was an adorable cozy bungalow close to everything in Austin. The yard and covered patio were our favorites! We ate dinner outside and enjoyed the gorgeous outdoor weather.
Justin O. from Austin, TX recommends this property. Stayed for 2 days in January, 2014 We had a great weekend in Austin. The house is located so close to downtown but is still quiet and peaceful. The back porch was my favorite place. Would definitely stay here again for future Austin trips.
Eugenia H. from Boston, MA recommends this property. Stayed for 2 days in January, 2014 Love the vintage kitchen and the screened-in porch. Great management. I would upgrade the linens personally (towels and sheets and blankets) but otherwise no suggestions.
