Ground level includes a fully equipped covenient kitchen, open to dining area, plus cosy living room/family room with wood-burning stove and several sofas, including a Queen sofabed. Also on the main floor are a powder room with private sauna, a huge terrace with gazebo dining al fresco and gas BBQ, plus 1 large bedroom with twin beds and ensuite full-bathroom. The upper level has 3 large bedrooms, each with walk out deck access, laundry room, and 2 bathrooms: The master bedroom has a full ensuite bathroom and there is a second bathroom with shower only accessed from the central hall. Beautiful walks and nearby biking trails that go for miles and miles. Large on-site private in-ground saltwater pool (open warm weather only, shared exclusively within the residential resort complex of 8 -12 homes. Many other nearby activities include swimming and boating at nearby Lake Stukely in Orford or at the Magog municipal beach at Baie Magog, biking, horse-back riding, golf and mini-golf. Winter offers nearby cross country and downhill skiing, skating, sledding, igloo-building and so much more. Owner will consider short-term rentals but prefers monthly or seasonal. Sales taxes (14.9775%) may apply for rentals of less than 30 days.
Payment of no less than 50% is required to confirm your reservation, with balance due no later than 2 weeks prior to check-in. Failure to pay the balance when due may result in cancellation of the reservation. If the full rental amount is paid in full in advance, 50% of the full rental amount is refundable for cancellations made no later than 14 days ahead of check-in, with no refund thereafter.
Please note that a non-taxable and refundable security deposit is also required, payable in advance with reservation or in cash at check-in time. The deposit will be fully refunded, less the cost of any damages if applicable, within a few days following return of keys and check-out. Should damages exceed the amount held on deposit, the excess will be billed as an added charge.
