Sleeps totalof 12 if one can sleep on the large sofa in the game room and one (child) can sleep on the Southwest style loveseat in the downstairs master sitting area. There are 3 bathrooms....two upstairs, one downstairs...the downstairs next to the downsttairs master is a 1/2 bath. It is fully furnished with 5 TV's, DVD, 4 VCR's....and a beautiful piano!
