The villa is situated in Chacras de Coria - - now a chic, rapidly evolving rural town just ten minutes south of Mendoza's city centre, where fine traditional vineyard land abutts a second advance of top-end residences. The Mendocino gentry have long had their villas on private estates here - - on 'Viamonte,' the winding road at the base of the Andean cordillera. But the new crowd, Mendoza’s modern business elite, are bringing with them an influx of fine dining establishments, art galleries, shops and the like. And there’s a new buzz that welcomes the additions to the quaint, and increasingly bustling, village.

The property consists of:

A walled estate with automated, remote-controlled, electronic, full security entrance gates: 6,650m2 (~ 1.65 acres). Kept lawn and gardens with a selection of fruit trees including Fig, Lemon, Pomegranate, mature hardwoods, rose gardens and flowering shrubs, including old fashioned and beautifully fragrant, “Gardenia”. Children’s climber and play set.

The principal house (or villa), is approximately 55 years old, made of adobe with a steel infrastructure; retro-fitted with high-grade modern wiring and plumbing as well as central heating and air conditioning; renovated and refurbished in 2007 under the consultation of esteemed Argentinian architecto, Jorge Bobillo: approximately 550m2 (~ 6000 sq.ft.) Three arched gallerias (patios), and an arched cochera (car port) for six vehicles, are located on the perimeters of the villa.

A 350,000 litre swimming pool: approximately 130m2 (70’ x 20’, and up to 12’ deep), with underwater night-lights, and an attached underground pumping and filtration room.

The villa has 5 bedrooms. The master bedroom, with a king-size bed, has an full ensuite bathroom, and an attached dressing room that can also function as an additional bedroom for the balance of a small family.

A second bedroom with a king-size bed has a newly renovated 3-piece ensuite washroom.

The third, fourth and fifth bedrooms (one king, one double, and one with two twins) are all within a few meters of a large, newly renovated, 4-piece bathroom.

All rooms have heating, and air-conditioning and fine cabinetry closets are found throughout the house.

Enjoy the traditional “Argentine Mate” served daily in the afternoons, as requested, and accompanied with homemade delights.
