Nature, lakes, etruscan places, Rome, medieval and renaissance villages , Umbria and Tuscany at easy reach! You would be the only guests at our house which is located on top of the second range of hills overlooking the Lake of Bracciano from the Trevignano side. The view of the lake is simply splendid and when it is clear you can see the Mediterranian sea! The golf course is one of the best in Italy and the nearby lakes of Braccano, Martignano and Vico are natural beauties. Ideal also for one day trip to dozens popular and selected destinations. Our place is a paradise for people who like nature and special, unusual beautiful landscape and gardens.
You can reach it from the Cassia 2 SSbis – Rome to Siena from KM 48 on to the road to Bassano Romano.From the village a country road of 3 km takes you away from everything, but it takes less than one hour to reach the centre of Rome or the sea coast.
The house is comfortable and elegant: the ground floor is surrounded by a veranda (conservatory) with two porches, a fully equipped kitchen with gas stove, fridge and freezer, micro wave, etc. The rooms are very nicely furnished with a mixture of antique and contemprary design furniture: one big living & dining room room with fireplace, 2 sleeping rooms and one bathroom with toilet, lavabo, shower and bidet all year round.
In summer and ONLY for groups larger than 4 paying adults: + a 3rd semidetached bedroom and a 2nd smaller bathroom.
In the summer months you can swim in our own private outdoor pool with a magnificent view and garden furniture all around. Very comfortable for 2 to 4 people, may sleeps up to 7-8 including children.
There are 4 beautiful cats outside in the property, so usually no dogs. People allergic to cats should be aware that even if they are outside they are friendly cats and if you play with them they might follow you ...but then , please only in the veranda, NOT inside.
The garden is very big (12.000 qm) and particularly beautiful with a rich selection of Mediterranean flora, with many terraces, pergolas, orchard and includes also a “tufo” stone amphitheatre, under oak trees and a play ground with volleyball net. We also have table tennis and a regular field for “bocce”. Any time of the year you can always take walks around the surrounding forest, discover beautiful flora and fauna, enjoy the landscape and the peace of the countryside and have barbecue in front of the house.
Distances to Rome Fiumicino Airport: 65 km, to the centre of Rome : 52km, to Viterbo and hot natural spa: 35km, to Argentario-Orbetello 95km, to Niki de Saint Phalle Park: 80km , to Pisa: 300 km, to Pompei/Naples: 290km.
Nearest train Station 12 km: Capranica/Sutri (train arriving to Rome San Pietro- Trastevere and Ostiense). Nearest bus stop 3km (bus arriving in connection to Metro to Piazza del Popolo). To visit Rome we suggest to drive in about 35 min. to SaxaRubra-Free Parking near Rome and then take the metro train, a 10 min. ride takes you right to the centre, 5 min from the Spanish Steps.
No smoking inside the house, but you have so much space outside!
Available: ADSL Internet, air conditioning and some games as ping-pong, or fitness tools, but only on request t.b.c.
Weekly price for 2 adults (free up to 2 children less than 10):
Mid season (600€): April, May, October till Nov.7th
High season(700€): June, September
Top season(800€): July and August
Easter and Whitweek: peak week price of 700 Euros, no lomger available in Winter, sorry.
3rd and more adult: 15 extra per day, children (10-16yrs) €10, Cleaning, linens and towels : 40€ for 2 people + 10 € each person extra. Beach towles extra on request.
Longer than two weeks stays and monthly rates to be agreed.
We can always work out discounts and flexible rates for families, longer stays, etc. Internet is available only on request.

Check in & out : flexible when possible, you can always leave the luggage packed and enjoy the porch, garden and the pool until 12.
Booking deposit 50 % as downpayment- For cancellations up to 3 months before arrival you loose only half the deposit. Up to 2 months before you loose only the downpayment.therafter all is due. Balance to be paid 60 days prior to holiday or in cash on arrival. No deposit for damages, but gentleman agreement for reimbursing broken or damaged items.
