Minimum Night Stays:3 night minimum on all reservations during Summer 7 night minimum on all holiday reservations 5 night minimum on Sundance film Festival Cancellation Policy: Cancellations made within one week of original booking date will be refunded without penalty; Cancellation after one week but two months from date of arrival will be refunded less a $150.00 Cancellation fee. Cancellations 30 to 60 days from date of arrival will pay two nights rental fee of the 1st two days rate. No refund will be given for any cancellations within 30 days of arrival date. Check in time: Check in time is 4:30 PM and check out time is 10:00 AM. Early check in and check outs may be possible, but not guaranteed. Deposit Guarantee: To confirm reservations a two-night deposit is required. A valid credit card ( MC, VI) or check. Once confirmation is recieved your room will be secured. Cleaning and Damage deposit: A $500.00 Cleaning and Damage deposit will be required at the time of rental. A refund of the full amount will be returned within one week of rental upon inspection and no damage other than typical use is found. Any damage or additional cleaning fees neccessary will be decucted from the deposit, and should additional dammaged be assesed, you may be liable for more charges. Hot Tubs/ Heated Pools / Fireplaces Hot Tubs are not serviced during the summer season. There is an additional fee of $100, plus tax for any nightly stay, and $100.00 per month if a guest requests the hot tub. Housekeeping services: Housekeeping Services are not included with summer rates. The cleaning fee will be advised to you at the time of rental inquiry. Occupancy: All units can not exceed maximum occupancy as stated at time of booking. Property Rules: These are no smoking and No Pets units. Evedence of smoking, or pets in the units will be charged a minimum of $500.00 cleaning fee. Damage to the units above and beyond normal wear and tear will be the responsibility of the renter.
