The house is set well back from a country road that leads to the village of Roynac. Outside are large mature gardens with many shady terrace areas to sit and dine, a full size boulle court, and plenty of space for parking.

A large swimming pool (14 metres x 7 metres) and Jacuzzi is available for your private use.

The pool is built within its own walled complex next to the house. The pool pavilion has an outside lounge, a fully equipped summer kitchen and a covered dining area. The terrace has ample space for sun loungers and there are views over the vines to the hills beyond.

The owner lives in independent accommodation, which discreetly joins the main house. They have their own walled garden thus leaving the main house, gardens and pool complex exclusively at the disposition of guests.

The house has full central heating and the grand salon also has a log fireplace for winter guests. There is Satellite TV, plus DVD.

There is mezzanine living area on the first floor on the first floor overlooking the main salon with large comfortable sofas and easy chairs

The kitchen is Provencal in style, and has all modern appliances including dishwasher, and microwave. The laundry annexe is separate.

The dining room is spacious and comfortably seats ten around a large table.

The pool pavilion has a salon with chairs and sofas, a dining room that seats ten, a summer kitchen and barbeque. There is also a shower and WC. The pool is alarmed for your safety and there is a sloping beach entry for easy access.

Bedrooms:

The five double bedrooms all have large comfortable beds and their own en-suite bathrooms. One ground floor bedroom is specially designed for people with special needs and is wheelchair friendly.

Olivier - Ground floor. Both bedroom and en-suite bathroom have been discreetly designed to accommodate guests with special needs and are wheelchair friendly.

Large double bed, plus a single bed. French casement doors opening directly to the courtyard, and a second door opening into the main sitting room.

Mimosa - Ground floor. Large double bed plus a single bed, French doors opening to the courtyard plus internal door to hallway.

Lavande - Ground floor. Double bed, French doors opening onto private terrace plus internal door.

Two first floor bedrooms open onto a landing and the mezzanine sitting area.

Coquilicot - Two large single beds (each 130 cm). Superb views of nearby mountains and the forest of Roynac.

Tournesol - Double bed and views overlooking courtyard and swimming pool.

A Childs cot is also available on request.

About the Area:

Roynac is a typical old French village surrounded by hills and forest. It has an old stone fountain/laundry basin and a 16th century church.

Cleon D’Andran, about a mile away, has all the essential shops, i.e. Banks, post office, chemist, supermarket, bakers, tabac, an excellent butcher, a garage, a doctor and a dentist. There are three restaurants and various bars. Here there are also tennis courts that can be reserved.

The eighteen hole golf course at Montboucher comes highly recommended and is a fifteen minute drive away with a club house, bar, and gourmet restaurant.

There are several hilltop villages nearby including ‘Poet Laval’ the medieval village of the KnightsTemplar, and Mirmande a picturesque village with two very good restaurants.

We are in the Côtes du Rhône area and if you take one of the ‘routes du vin’ there are many places of interest along the way. Grignan the chateau of Madame de Sevigne, has plays and concerts in the grounds on summer evenings.

Montelimar and Nyons are a short drive away. Nyons has a huge Thursday morning Provencal market and a charming old town. Montelimar is the home of French Nougat and a visit to the factory shop is a must for those with a sweet tooth.

Day trips can include the roman city of Orange and the historical city of Avignon with its famous ‘ bridge ’and the Palace of the Popes in Medieval France.

The mountain route into the Vercor National Park takes you to Crest and on to Die, which is a ski station in winter. It follows the Drôme River, which is well known for its canoeing and kayaking and is about twenty minutes by car.

You can of course just laze by the pool all day watch the sun go down with an aperitif in hand! Or master the French game of boulle on our illuminated court, o r slowly sip your ‘Cotes de Rhone’ whilst your dinner cooks on the barbeque…
