Los Primos is the best ocean front villa w/pool, in a secure gated community----------------------Villa Los Primos is a spectacular, luxury, oceanfront villa on the Mexican Caribbean coast located in South Akumal, a small, quiet and luxurious community just 2 miles south of Akumal. This villa has tons of character and is incredibly spacious.
The villa is huge with 6,000 square feet of living space plus spacious terraces, balconies and decks. It is beautifully decorated with Mexican antiques as well as original oil paintings and all rooms have a view of the Caribbean. The entrance hall has a domed brick ceiling that is quite spectacular and the kitchen, living room and dining room areas are very large and spacious.
The beach is just outside your doorstep and on the road side of the villa is a gorgeous enclosed garden area with a guest house and enclosed garage.
The villa has four bedrooms, three with an ocean view and one with a garden view. The extremely spacious master bedroom, located upstairs on the southeast corner of the villa, has a king-size bed, luxury bathroom and balcony overlooking the ocean. It also has a wall of mirrors and is air conditioned.
On the northeast corner upstairs is a guest bedroom with two queen-size beds,a bathroom that opens onto the hallway and a balcony overlooking the ocean. Between the two corner bedrooms is a studio bedroom with two futons and louvered doors into the hallway. This room shares the hallway bath with the guest bedroom and also has an outdoor balcony overlooking the ocean. Downstairs on the south corner of the villa is another large guestroom with two queen-size beds and a beautiful bathroom.
Los Primos has windows and sliding doors everywhere which allows the almost constant ocean breeze to enter every nook and cranny of the villa to keep it cool and comfortable.
The Guest House is adorable with lots of rod iron trim dripping with a variety of flowers in almost constant bloom. It also has a kitchenette, living room, bathroom and bedroom with two twin beds.

The decoration and furnishing, although not brand new, are refined and clearly reflect the owner?s love and knowledge of Mexico. The layout is eminently liveable with a very large and airy open-plan living area looking out directly on to the pool terrace with palms and sea beyond. The villa is situated on a quiet and relatively good stretch of beach with good security. There are 20 or so villas along the stretch but we were barely aware of neighbours although it was Christmas/New Year. Akumal is walkable along the beach (40 mins) and easily accessible by car.The local stars are Quetti and Pedro who worked incredibly hard, always smiling, to ensure we were comfortable and who also prepared us some outstanding meals. The only criticism is the inadequacy of the kitchen amenities but that didn?t prevent us from achieving some memorable culinary feats. For those seeking ultra modern five star luxury this is not the place but if you are after a beautiful and tranquil place to spend a magical Mexican beach holiday, Los Primos is hard to beat.
A guest from Thessaloniki, Panorama does not recommend this property. Stayed for 19 days in November, 2015 Serious lack of maintenance - the houses were not ready to accommodate guests. Internet is very bad, but not because of the telecom company- the equipment in the house are obsolete and old. The excuse that This Is Mexico (TIM) is not good enough to explain all the things that the owners / managers did not do. For example, there were millions of ants on the kitchen counters and everywhere in the house- this is part of not proper disinfection, same is true for the huge cockroaches- I mean a proper pest control spray would have solved the problem. Mould smell everywhere, as the houses are not adequate aired- In the tropics it is a must to air the house often, else you get this unhealthy mould and smell. The beach is a disaster, with all the sea weed landing there daily- the locals are trying to clean it up but no luck- too much. Well the seaweed comes along with the bad smell and the millions of small flies just in front your nose- this is not a problem of the management/owner of the house, it is the whole area- so look for a better place to stay far - far away.As we were a very big company- 15 people- we had to rent 2 "villas" in the same compound, well same applies for both

What a pleasure to step out of our living room into the warm Caribbean waters and swim and snorkel in the beautiful lagoon. The layout of the house was perfect for our group of 9 adults and 3 young children. Everyone had their own quiet space and when they wanted to be away from the group. The beds and amenities were comfortable and met a high standard. The public space was great with a separate living and dining area and nice size kitchen. The only limitation of the kitchen was not having a dishwasher, but this didn't affect us since we hired a chef and assistant for the week who handled most of the dishes. The pool was perfect for young kids and we felt comfortable allowing the 6-year old in the pool on her own with adults nearby. The house and grounds were well maintained, with a daily housekeeper and groundskeeper keeping everything clean and in working order.Since the house really contained everything we needed, we did not take many excursions off the property, except for a visit to the the archaeological site at Tulum (very hot even in relatively early morning) and one dinner out in Akumal. We considered going to other snorkeling venues and the cenotes, but felt we had everything we wanted on the groups, so we stuck pretty close to home. We would definitely recommend the house to others, especially families with young children. It would have been nice if the house were withing walking distance to the town of Akumal, just to get in a little physical activity other than swimming and snorkeling, but the town was a short drive so we could get there easily. We would also recommend hiring a chef since shopping for groceries was not that close and would have required a lot of work on our part of much more eating out. The rental agent recommended Emilio, who was really great. We had 3 wonderful meals each day, which further contributed to our great stay at the villa.

The maid was there all morning cleaning and smiling. her husband kept the outside areas sand free and clean. Really great week.

It is the Perfect Vacation Home. Our caretakers Pedro and his lovely wife took the best care of us. They cooked one evening and it was wonderful. We felt very safe at all times and we loved every minute. The Villa was spacious and beautifully decorated. We snorkeled in the ocean outside our back door and saw so many reefs and beautiful fish.This could very easily become our annual vacation spot. La Buena Vida was our favorite restaurant and we spent a perfect day at Xel-Ha. The property was centrally located and well-maintained. Rhett ( manager) came by to see us on the first day and answered all our questions and made us feel very welcome.We have travelled the world and this was one of the best vacation spots we have ever found. Villa Los Primos and the staff DID live up to all our expectations and then some. The beach was great and kept very clean. The snorkeling was better than we had an right to expect. The outside and inside of the villa was maintained flawlessly by Pedro and Quetti. We loved our time together and the villa was perfect in every way it nedded to be.
