Relax at the beach at this 3 story luxury oceanfront single family home! Located on the boardwalk between 19th and 20th street, this home is walking distance to the Newport Pier, shops, restaurants and grocery store. It features an outdoor patio, rooftop deck, Spa Jacuzzi, beautiful furnishings, flat screen TVs, washer and dryer and gas BBQ.
The living room has 2 comfortable sofas, a chair with an ottoman, coffee table, fireplace, hardwood floors and flat screen TV. The dining room has a table that seats four with additional seating at the kitchen counter island. The kitchen has beautiful granite countertops, dishwasher, microwave, built-in stovetop and plenty of cabinet and counter space for storing and preparing food. There is a half bathroom just off the kitchen. The outdoor patio on the boardwalk makes it easy to people watch and walk to the sand.
The master bedroom has a king bed, mounted flat screen TV, fireplace, chair and an outdoor balcony. The balcony has lounge chairs and views of the ocean, Catalina Island and the Newport Pier. It also has a beautiful adjoined bathroom with Jacuzzi tub, double vanity and marble countertops. The second bedroom has a queen bed with a TV and ceiling fan. The third bedroom has 2 single twins with a twin trundle. There is another bathroom between the second and third bedroom with nice tile and countertops.
There is a rooftop deck on the third story. It features chaise lounge chairs, Jacuzzi spa and a built in gas BBQ, perfect for cooking for family and friends! Panoramic views of the ocean, sunsets, Catalina Island and Newport Pier.
There is a private laundry room and 2 parking spots in the garage. There is extra storage for bikes, surfboards and other beach gear.

Owners need to invest in upkeep of this property Laurie M. from Libertyville, IL does not recommend this property. Stayed for 7 days in July, 2012 This is the 8th year we have rented this house for our family. It will be the last. The house was wonderful and a true luxury rental 8 years ago. That is not true today. We have seen gradual decline, but it was still generally OK last year, recognizing it IS a beach house. Not so this year. The only improvement was new sofas/chair, which was appreciated. But the general condition was terrible. There is no way a cleaning crew can deal with this grime in two hours. The kitchen was disorganized, with many things missing from past years. The front sliding doors did not lock and one handle was hanging. The electric can opener doesn't work. The oven only works on convection, and even then turns itself off sometimes. The speakers in the master bedroom are broken and the guts of one are hanging out. There is assorted junk stuffed in cabinets everywhere. The hot tub was filthy and some functions do not work. The hot tub guy who came to clean after we complainedsays it needs replacement. I could go on ... The people before us left a mess -- I saw it when we arrived at 3:15 and the cleaners had just been able to start (we didn't get in until 5 pm). I do not blame the cleaners. And the bright spot is that Burr White did their best to correct what they could and offered some compensation for they're sues. They were very service-oriented and several people followed up. Bottom line, if this is to be called a "luxury rental" with a weekly price of $8,000 plus taxes, it needs major reinvestment and a thorough clean-up. The owners used to care about this house; it doesn't appear that is true today. Sad ... because the location right on the beach remains wonderful for a family with children. |

It was in better shape than usual this time and cleaning people were very responsive when we called to say beds had not been made, which they should have. Only issue was a dirty hot tub, which was corrected Monday, but it took two calls. We love the house and location, but for the price the owners should seriously consider upgrading and some remodeling. Furniture is getting beaten down, there are dirty and non-working Bose speakers, and general maintenance is in order. Yes, it is the beach, but this house commands a high price. Thanks. |

Stayed for 4 days in May, 2011 I've been renting beach houses in Newport Beach for ten years, This is the nicest one i've stayed in so far, lots and lots of ammenities, clean, well furnished, great location near the pier. My favorite part of this house is the upstairs master bedroom, it offers fantastic ocean views from the floor to ceiling and wall to wall windows, double slider glass doors let in the wonderfull breezes, smells and sounds of the crashing waves. Its hard to get out of bed each morning, but then you remember you can go on the rooftop and sit in the spa or start a barbecue, step out the door right onto the beach, take a short walk to to pier, go for a bike ride and explore the area and shops, and so you find the motivation to get out of bed and start your day, enjoy ! |

I did mention a few things when checked out on Sat.: one of the lamps in the master bedroom was coming apart when we arrived and was completely broken when we left; the ice maker was dripping water on the cubes in the container and produced a solid block of ice cubes so the dispenser was not working; upstairs when I tied to open a window in the hall, the whole blind fell down as it was somewhat rusted. The other thing that we forgot to mention is that the TV in the master bedroom was not working. They were minor issues, we had a great time! |

Stayed for 31 days in September, 2010 We stayed at this property in September since all our children are grown and we have a baby granddaughter-what a wonderful idea this beach house was! It was large enough to accommodate everyone with a beautiful kitchen,dining area and family room. The location is absolutely perfect-right on the sand and close enough to local places to eat. We fished on the nearby pier, bought fresh seafood to barbeque from the nearby Dory Fishing Fleet, took long walks on the sand,biked on the boardwalk, went to Balboa Island, enjoyed the wonderful scenery and spa on the upstairs deck, and of course swam and surfed in the ocean. It was one of the most relaxing vacations ever because this property is so ideally located and so beautifully husband planned this vacation with the wonderful help of one of the Burr White agents who once she knew our specifications via email, sent us several properties to look at over the internet-ours was just as described and their organizational skills at check in and throughout this process made it a pleasure to work with them. Different Property Next Time A guest from SJC, CA does not recommend this property. Stayed for 7 days in August, 2010 The appliances in the home were a significant dissapointment. The oven in the kitchen had recent food remains caked on the baking racks. The microwave oven did not work. The washer and dryer were not usable and the BBQ Grill on the roof top needs to be replaced. Would not even consider placing food on it. Additionally, to be asked to make arrangements for a cleaning crew to come in during our stay to clean the windows is something that should be completed during the regular cleaning time on Saturday, between checkout and checkin. To have come all the way from Switzerland, paying $10,000.00 for a week and discover these conditions was a significant dissappointment. The inability to do laundry, use the microwarve oven, enjoy BBQ'ing on the grill AND the disgusting kitchen oven were significant inconviences for our family. The location of the home was very good. We had to wait to unload for 2 hours while the crew cleaned it. Craig (manager at BW) was helpful and compensated us by promising $395 clearning refund (but have not yet received) and restaurant gift card. Otherwise, property was fine, though the building/furniture could use maintenance and it's showing its age (this was our 5th year there). This last is true particularly given the hefty rental rate the property commands. |

Lovely home, but needs some minor maintenance to the sliding doors (both upstairs and down) and to all the windows as they are difficult to open and close due to the salt and sand. Review of 1904 W. Oceanfront, Newport Beach Laurie M. from Libertyville, IL recommends this property. Stayed for 7 days in July, 2009 This is the fourth time we've rented this home and we've never seen it in such good condition. Last year we left a detailed list of repairs that were needed. All of these have been done plus more. The interior has been totally repainted , we think the washer and dryer were new and there were many other improvements that made our stay great. Only problem we found in the house this time was a slow drain in the master bath (left) sink. Also -- we needed to buy a beach umbrella as the pole did not fit the one in the garage. The location of this house is wonderful and it's a great beach for little kids. We had our son, daughter-in-law and 3 and 6-year-old granddaughters. The drawback to the location is noise, but it's the beach, it's the boardwalk and we understand that. The only thing marring our vacation was the behavior of a large group of (often drunk; always profane) young men in the house next door at 1906 Beachfront. We called the police twice, but the problem continued. We (and two little girls) endured profane rap music, profane language and cat calls from the front patio to any girl walking by until the early in the morning. We spoke to the guys twice and things quieted down briefly, but it always picked up as the alcohol intake increased. To be fair, we have never encountered neighbors like this before ... and hope to never do so again. We're not sure if all the guys were staying there; others might have been at a house across the alley. But they ALL spent a lot of their time on the front patio. Burr White --I'd be wary if that group tried to rent again.We have rolled over to take 1904 W. Beachfront for the same week next year. It is all in all a wonderful house for a family vacation. Our friends and family who visit us during the week (we are originally southern Californians and we and our extended family have been renting houses in Newport Beach or 40 years) are amazed at what a nice place Mary's Mansion is. The location perfect, the view spectacular. We watched dolphins swim by from the family room! During the rainy and cool nights we enjoyed the fireplace. The spa was repaired and enjoyed mid-stay. All personnel friendly and helpful. The 3 week repairs being conducted on the street was the only challenge with parking and noise. However, the construction workers were most courteous when driving in and out. Thank you for the decorated Christmas tree upon arrival. It made us smile after a long flight from London. Stayed for 7 days in July, 2008 Someone ?????? Prop. owner or Prop. management owner should know that whoever is in charge of maintenance and cleaning needs a talking to. We were told that we could call if the house was not in good condition. But, we decided not too. Who wants to plan and eagerly await and pay several thousands of dollars for a "Luxury" vacation home. And then, have to call prop. management and wait for housekeeping service to come, show them what they need to do, (that would go over real well) and get out of their way while they maybe do it? So, we cleaned it all ourselves. Also, the book that was on the table that told where everything was, etc....was not super current. There were no towels, cleaning supplies, etc. |

Never stay next to another rental A guest from Scottsdale, AZ does not recommend this property. Stayed for 7 days in June, 2008 We enjoyed our stay at 1904 W. Oceanfront very much, although I truly welcome this opportunity to make a few suggestions for improving the accommodations as well as the importance of strict monitoring guidelines of nearby rental properties. The following is a list of suggestions:1. The screen doors opening to the boardwalk need to be replaced, so that they can be easily used by guests2. The kitchen should not contain ?non-microwaveable? coffee cups and dishware3. Glass stemware (wine glasses) needs to be added to the kitchen supplies4. The oven needs to be looked at. It appears to cook unevenly and shut off by itself5. The shower head in the master bedroom should be changed to improve water pressure and allow for guests over 5?6? tall6. Having a rental property next door was horrible! The guests were not monitored at all and we endured all-night partying, with limited sleep, from Thursday through our stay on Saturday. The police had to be called on Friday night, three times.Overall, we had an enjoyable stay, although would not return to this property. |

Newport Beach stay at 1904 W. Oceanfront Laurie M. from Libertyville, IL recommends this property. Stayed for 7 days in August, 2007 This was the second time we rented this house for a week's stay. The location is superb and the house is great. Love the floorplan and the rooftop grill and hot tub. BUT -- the condition of the house the second time was a definite downturn from the first. There are general maintenance issues that need to be addressed. Furniture, walls, baths all showing wear and tear. Broken window shades, screen doors off track, broken smoke alarms (some safety as well as appearance issues). I left a very specific list of things that needed to be fixed with Burr White when I gave them the key. Of course, since I reserved the house for the same week the following year (2008), they probably didn't take me too seriously. This is a VERY expensive rental, but for that location they can get it. However, I felt it should have been better maintained and better cleaned than just a spiff-up. I know it's a beach rental and I know it won't be perfect, but there were several issues. We had to call maintenance for help a couple of times. They came out fairly quickly, but no one wants to spend beach time waiting for a repair person. Thanks for listening. |

Not as nice the second time around! Ann B. from Orange, CA does not recommend this property. Stayed for 10 days in April, 2007 It was obvious this property had not been cleaned properly. There was sand visable on the downstairs floors and in the master bathtub...there is no way it could have been missed. Jacuzzi was also not clean nor was rooftop deck. Furnishings were considerably more worn and shabby than the previous year we rented it. One dining chair came apart whenever anyone sat in it! Location is amazing but does not outweigh the top dollar rent for such poor conditions and the inconvenience of so many maintenance phone calls and the time lost on re-cleaning appointments. For the price this property should have new furnishings and a new coat of paint and should be pristine upon arrival. |
