The villa

Description:
A delightful gite for up to six people,large swimming pool and a simple stroll to the centre of Pézenas with its shops,bars and restaurants.
A very attractive and newly furbished gite with large above ground swimming pool, tucked away amongst the vineyards on the outskirts of the historic town of Pézenas. Although set in a quiet leafy lane this gite is only a leisurely 10 minute stroll from the heart of the old town of Pézenas with its many restaurants, cafés, metiers’ studios and galleries, boutiques and shops.

The gite is attached to the property owners’ own house in which they provide some B&B accommodation however the gite is totally self-contained.

The accommodation comprises two bedrooms, one double and one twin, each with ample wardrobe space, and a pine wood mezzanine with two further single beds (suitable for children 4 years and above). The large, bright living space, with dining area has comfortable sofa and chairs and opens out onto the gite’s own patio with table and chairs. The kitchen is well fitted with ceramic hob, oven, microwave and fridge/freezer. There is a shower room with toilet and washbasin. There are little extras such as television, video, DVD, fans, a CD/tape/radio player, hairdryer, and outside on the lawn by the pool there are sun-loungers. Cot and high chair are available free of charge. Your hosts Chris and Su are available to help with information on the area.
Other facilities include washing machine, drying lines, BBQ, plus parking in the enclosed grounds.
The gardens extend to nearly 3 acres and are ideal for games and relaxing by the pool (which is shared at limited times with B&B guests).
There is shade under the trees for those who want to relax and read a book, also for young children and babies who might be enticed into taking an afternoon siesta.
For those essential supplies, there are two large supermarkets only 5 minutes’ drive away.

The Area

Pézenas is a very pretty medieval town with an abundance of shops, cafes and restaurants. The centre is full of buildings dating back to the 16th & 17th centuries. There is also an excellent market on Saturdays which provides an ideal opportunity to stock up on the wonderful regional delicacies, fresh salads and vegetables, meats, cheeses, seafood and of course the local wine. Take a stroll through the old town with its unique craft and clothes shops and finally stop at one (or two!) of the many bars or bistros in the ‘Place de 14th Juillet’ or ‘Place de Gambetta’. Dine out of an evening in any of the wonderful restaurants which cater for all tastes and welcome families.

The Languedoc area of France is nature at its best, from the Camargue in the west to the eastern end of the Pyrenees. From the wild and lonely Causses to the sunny Mediterranean coast. Across highly scented garrigue and sun-soaked vineyards, there is an incomparable variety of scenery and fascinating towns and villages to discover.

A land of many influences and a fascinating past, Languedoc-Roussillon has a superb architectural heritage covering over 2000 years of history.

The whole region is dominated by vineyards, and much life revolves around the production of wine. Languedoc-Roussillon claims to be the largest vineyard in the world, and anyone who has spent a holiday here wouldn't argue with this.

Take a bike ride along the winding little roads through the vineyards (bicycles can be hired close by) or take a short drive to the beaches of the Mediterranean.

Cap d'Agde has some 14 kilometres of fine beaches and many attractions for the children like 'Toonland' and the famous 'Aqualand' with its giant flumes, water slides and wave machine as well as a super 'tots area' for the very young. Valras, a splendid Mediterranean resort with a wonderful sandy beach and a play area right on the beach for the children.

As well as beaches, there are beautiful lakes, mountains and gorges within one hours drive. Just 30 minutes away, the Heric gorge is one of the most outstanding beauty spots in the Espinouse mountain range. The walls of the gorge are the finest rock faces in the region and the area is popular with walkers and climbers. The paths and rock pools provide a wonderful venue for a days exploring and picnicking. The is a super little scenic road train that takes visitors on a picturesque route as far as the Gouffre du Cerisier when you can chose either the train to return or take a splendid walk back down past the rock pools and foaming waters of the Heric. Swim under the many waterfalls, work up an appetite for a delicious open air feast of local cheese’s and meats washed down with a bottle of Languedoc wine.

The area has large numbers of medieval towns and villages to visit including St Guilhem-le-Desert (about 35 minute drive) and the Cite of Carcassonne (about 1-1/2 hours away but worth the trip). Just over an hour’s drive will take you to the heart of 'Cathar' country with its imposing castles and monasteries such as Montsegur and Queribus. Plenty of activities are to be found near to us including golf (St Thomas Golf Course is 15 minutes away and considered a great course to play), horse Riding, sailing, fishing and tennis. For the more adventurous the Spanish border can be reached in about 90 minutes and a further hour takes you to Barcelona.

Petite L’Orée des Vignes will appeal to families and couples looking for a relaxing holiday in an unspoiled area of Southern France, close to the mountains, gorges and beaches and where a beautiful medieval town with great shops and restaurants is only a short stroll away.

Notes:
1. The Property is offered for holidays rental subject to confirmation by the owners to the renter (“the Client”).
2. To reserve the Property, after checking its availability, the Client should complete and sign the booking form, return it with payment of the initial non-refundable deposit (25% of the total rent due). Following receipt of the booking form and deposit, the owners will E-mail a letter of confirmation. This is the formal acceptance of the booking.
3. The balance of the rent (75%) is payable not less than six weeks before the start of the rental period. If payment is not received by the due date, the owners reserves the right to give notice by E-mail that the reservation is cancelled. Reservations made within eight weeks of the start of the rental period required full payment at the time of booking.
4. Any chargeable expenses arising during the rental period should be settled locally with the Owner before departure.
5. The Property Owner will normally require a damage deposit on arrival, this sum will be no more than 250 Euros and will be returned to The Client after the property has been inspected and found in a satisfactory condition at the end of the agreed letting period.
6. Subject to clause 2 and 3 above, in the event of a non-insurable cancellation, refunds of amounts paid will be made if the owner is able to re-let the Property, an amount of 15% of monies received will be deducted from the refundable amount. The Client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party’s personal belongings, public liability etc., since these are not covered by the Owner’s insurance.
7. The rental period shall commence at 4.00 pm on the first day and finish at 10.00 am on the last day. The Owner shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.
8. The maximum number to reside in the Property must not exceed the number specified on the booking form, unless the owner gives written permission.
9. The Client agrees to be a considerate tenant and take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. Although a final clean is included in our main season prices, the Owner reserves the right to make a retention from the security deposit to cover additional cleaning costs if the Client leaves the Property in an unacceptable condition. The Client agrees not to act in any way, which would cause disturbance to residents in neighbouring properties.
10. The Client shall report to the Owner without delay any defects in the Property or breakdown in the equipment, plant, machinery or appliances in the Property, and arrangements for repair and/or replacement will be made as soon as possible.
11. The owner shall not be liable to the Client:
– for any temporary defect or stoppage in the supply of public services to the Property, nor in respect of any equipment, plant, machinery or appliances in the Property,
– for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner; or
– for any loss, damage or inconvenience caused or suffered by the Client if the Property shall be destroyed or substantially damage before the start of the rental period and in any such event the Owner shall, within seven days of notification to the Client, refund to the Client all sums previously paid in respect of the rental period.
12. Under no circumstances shall liability to the Client exceed the amount paid for the rental period.
13. The swimming pool where provided is private, designed for family use. The Owners grants access to the pool only to the Client and members of his/her party. Parents must ensure their children respect the rules of hygiene, security and peaceful enjoyment. Use of the pools is entirely at the Client’s own risk. In the case of a breach of these conditions, the Owner reserves the right to refuse access to the pool, without prejudice to the remainder of these conditions.
