Insurance cover on the basis of the following law and European Community
directive: art.3 L.R. 23 marzo 2000 n. 42; Legge 27 dicembre 1977 n.
1084; Direttiva 90/314/C.E.E. Del 13 giugno 1990 and contracted between
Ville in Italia s.r.l and Fondiaria - SAI S.p.A with head offices at
Pontassieve (FI), Civil Responsability Insurance Policy no. X36 002929 01.
Insured name: Ville Esclusive in Italia di Ville in Italia srl, with
offices in Florence in Via L. Michelazzi 21, P. IVA 04722240480.
Description of the risk insured: the insurance covers civil
responsibility for running the business of Travel Agency, organiser and
intermediary for the travel and the stays they have marketed.
Guaranteed cover and cover limits up to a maximum of the total capital,
interest and costs of:
- Maximum for each accident: Euro 1,550,000
- Maximum for each person: Euro 1,550,000
- Maximum for damages to things or animals even if they belong to
other people: Euro 1,550,000
- The insurance is valid everywhere in the world.
General letting conditions:
1) The minimum rental period is usually of one week, from Saturday to
Saturday, unless otherwise specified in the property description.
- arrival times: between 17.00 and 19.30
- departure time: before 09.30
- any delays or variations must be communicated to Ville Esclusive
in Italia at least 48 hours before arrival.
No refund will be given if the tenant is unable to take up residence of
the property on the expected day or at the scheduled time owing to
travel problems. The same rule applies to early departure.
- The contract is confirmed by payment of the deposit; in the event
of failure to pay within the terms of the above-mentioned deadlines, the
rental will be considered cancelled within 5 days. Where the rental
agreement is made 39 days before the start of the rental period, the
entire balance must be paid to finalise the contract. Failure to pay the
balance of the rental (40 days before arrival) leads to automatic
cancellation of the rental and the loss of the deposit.

documentation - or ask us for details.
- In the event of cancellation on the part of the tenant, he/she will be entitled to reimbursement of the rental fee subject to the deduction of the following penalties:
30% of the total rental fee if the cancellation is notified more than or equal to 40 days before the start of rental period;
50% if cancellation is notified between 39 and 30 days before the start of rental period;
60% if cancellation is notified between 29 and 22 days before the start of rental period;
80% if cancellation is notified between 21 and 15 days before the start of rental period;
100% if cancellation is notified during the 14 days before the start of rental period.
- In the event of serious and substantiated unforeseen
circumstances, Ville Esclusive in Italia reserves the right to
substitute the rented property with another of an equivalent level and
quality. In the event of force majeure, Ville Esclusive in Italia
reserves the right to annul the contract and return the amount paid.
- All claims must reach our organisation before, and not later
than, the end of the rental period, otherwise the tenant will renounce
any rights to compensation.
- Rental confirmations forwarded to Ville Esclusive in Italia are
understood to be carried out on behalf of the landlord.
- Upon receipt of the rental balance, Ville Esclusive in Italia
will forward to the tenant information on how to reach the property, and
how to contact the person responsible for the keys.
- Although prepared with the utmost care, the descriptions and
photographs of the properties are indicative, and may be subject to
alterations which will be communicated to the tenant at the time of
confirmation. Ville Esclusive in Italia does not accept responsibility
for variations or modifications which have been made without its knowledge.
- The tenant is obliged to pay the damage deposit indicated in the
rental confirmation, otherwise the owner of the property is entitled to
refuse entry. Tenants must also respect the accommodation capacity
referred to in the description of the property.
- On arrival the client is obliged to show the keyholder the
booking document as well as a valid passport or identity card for the
registration of the tenants as required by law.
- Heating: in general heating may be used from November to April as
covered by current italian legislation.
- External maintenance: The owner reserves the right for himself of
for his representative the right of access for the maintenance of the
external areas and of the swimming-pool.
- Cleaning: Even in the case where the client must pay the final
cleaning costs on the premises, the client is obliged to remove the
rubbish and to leave the property in a decent state, otherwise there may
be further cost deductions above and beyond those already owed.
- Swimming-pool and sports facilities: The dates for the use of
sports facilities are indicated in the description of each property, in
the case of particularly bad weather conditions these may be varied for
reasons that are not our responsibility.
- Complaints: If the client finds that the property does not adhere
to the description or finds anomalies or malfunctions that Ville
Esclusive in Italia does not know about, the client is obliged to let us
know immediately at our offices in order to obtain the necessary
assistance. The client must also, after having informed us of the
reasons during the rental period, send a registered letter with receipt
advice, within ten working days of the clients return.
- Protection of personal information: In conformance with the law
L. 675/96 on the protection of privacy and on the processing of personal
data, Ville Esclusive in Italia di Ville in Italia srl with offices in
Florence in Via L. Michelazzi 21, declares that your personal data shall
be used for reasons connected with or essential for carrying out our
business, and to be precise:
a1) stipulation of rental contracts, via the booking procedure; the
carrying out and the correct performance of the various contractual
obligations; management and solution of litigation;
a2) information about the marketing of our catalogues; the posting
of catalogues; surveys of the degree of satisfaction of the clients of
Ville Esclusive in Italia.
b) Use - The granting of the data is necessary for the performance
of the contractual obligations, for the administrative and fiscal
obligations covered by law.
- Any refusal to give consent for the processing of data with
reference to previous point a.1) will have the consequence that Ville
Esclusive in Italia will be unable to carry out its duties in the contract.
- As far as point a.2) above is concerned any refusal to allow
data processing for that purpose will not have any adverse effect.
d) How: Data processing will be carried out with the help of modern
computing equipment used by persons employed to do so. The data will not
be passed on or communicated to third parties except when necessitated
by the obligations of the contact or of the law.
e) Rights: The client may exercise his rights as detailed in the law
art. 7 of the law 196/2003, on request to the person accountable for the
data processing, who is the current Managing Director.
In the case of any controversy which may arise, the competent authority
shall be the Court of Florence.
On the basis of the following law: articolo 16 della legge 3 agosto 1998
n. 269, we are obliged to inform you of the following: Italian law
punishes with imprisonment crimes related to prostitution and child
pornography, even if they were committed abroad.
