Cancellations - Nightly or 1 week booking – 72 hours prior to notice=no charge, otherwise 1 night charge + tax; monthly booking – 1 month prior notice no charge, otherwise $250.00 charge. No exceptions. There will be no refund for early departures due to weather, illness, etc.

Check In - You may not check in before 3pm. Full payment is required at check in. We accept cash, check, Visa, Master Card and Discover only. You’ll receive keys, a map to your unit, passes to get in the West Gate. If your party is arriving in small groups and you require multiple packets and keys please let us know ahead of your arrival so that we’ll have everything ready for you.
Check out - We would appreciate it if you would load and start the dishwasher as you leave and turn the air conditioning or heater to 80 in summer or 60 in winter. Please return the keys to our office. We have an after hours key drop next to the front door. DO NOT LEAVE A UNIT UNLOCKED when you check out. Remember to turn off irons, coffeepots, TV etc. Check carefully for items left behind. We will not be responsible for items left. Found items may be sent to you upon request at your expense including shipping and handling. The most common items left are cell phone chargers and jewelry.
Damages - Each rental is cleaned and inspected before and after each use. If excessive damages are discovered, you will be charged for the repair cost. Smoke smell & cigarette butts in a non-smoking unit is considered to be damage. Pets are not allowed in most of our rental units. Tenants bringing pets into non-pet units will pay all cost to clean up hair, smell etc. associated with pet damages. By accepting this rental unit it is understood that the person making the reservation is responsible for damages caused by all individuals in his or her party. This is a rare occurrence but if this happens we will charge your credit card and a written explanation of damage cost will be mailed to you. Please treat our rental as if it were your own. At check-in you will be required to sign a damages agreement and have a current credit card on file with us.
All of our rental units are privately owned and Hot Springs Village Rentals, Inc. is employed as the agent in care of these properties. Decor, style, and inventories will vary. Please do not move furniture, dishes, cookware, linens or any item between rental units. Furnishings are subject to change without notice. All units are stocked with bath towels, dish towels, dish soap, bar soap, sheets, blankets, toilet paper, to last a few days. If you are staying more than a few days you will need to bring extra of these items. We do not clean daily as hotels do. If you require interim cleaning call our office to arrange this service costing $35.00 per clean. Cleans include fresh linens, baths cleaned, kitchen cleaned, vacuuming & dusting.
Parking - Our Townhouse rentals only provide 2 parking spaces per unit so plan accordingly. Call our office if you are bringing trailers, moving vans, boats, or extra vehicles, so that we can help you arrange for parking well in advance.
