We had a wonderful time at the Tudor Rose Manor. The house was as advertised. There was room for all to sleep, eat, and have fun but only 5 of the sleeping areas were private bedrooms. This should be considered when renting the property. Overall, we loved it.

We just ended our family's stay at Tudor Rose Manor in Aptos. There were 19 of us - 12 adults and 7 children, the youngest of which was only 2 weeks old. We were able to make good use of the space available. Proximity to the beach, nice weather, and a great restaurant (Cafe Rio) and a good deli (Pixie) were the highlights. I believe that with a little more tender loving care, the house could be far more charming and feel like a good value.

The house was well equipped, and we enjoyed the kitchen and outdoor dining, including the nice grill. However, the yard was small and felt a bit cramped or just a little too close to the neighbors. The bedrooms were generally fine, but the twin layout was a bit odd as was the lack of privacy in the bedroom attached to the upstairs sitting/futon room. We liked the short walk to the beach and quick access to a good grocery and wine shop. We will refer others to you. Thanks

The house and it's location were very ideal. The bedrooms were enough isolated so sleeping was not a problem for anyone.The bike storage was a little too crowed and some of the bikes need repair. We only had 2 bike riders so we were OK.Judy and Deena were great to work with.Overall, I would grade our stay with an "A".Robert Volpi

Tudor Rose Manor has every connivence that one could wish for on a vacation, including cutlery and dishes for the 32 of us (22 in the house, others in nearby motel)THe electrical wiring in the bedrooms, however, would certainly not meet code in our community.Overall the comment on the vacation was that it was AWSOME

Sounded better than it turned out to be. Fussy clutter, Awkward arrangement of rooms. Bedrooms very small. Decluttering and maintenance needed. Upstairs windows have no screens or bars (dangerous for small children).

We were looking for a place to celebrate my husband. He died a year ago. This house adequately housed me and my 7 children with their families. We had so much fun. There were plenty of bikes and boogy boards. The dolphins put on a show for us at Rio Del Mar. It was a great celebration of my husband's life and what he meant to each one of us. Thank you.

As you can see from the above ratings, the important features of the accommodations were eminently satisfying. Some of the problems we had in assigning sleeping accomodations were due to the compositon of our party -: couples, singles, genders, ages -, and the need for preempting living rooms for activities other than sleeping. Problems you may wish to address: material in shed difficult to access; leaky bicycle tires - hardly user-friendly. Party in carriage house heard what sounded like rodent activity during night.

Exterior Christmas lights were hung on the front porch. It was so tacky you just had to laugh. It would have been funnier if I wasn't paying $1500/night. Totally overpriced!! The location was good and nice neighborhood.

Price Too High for Small "Manor"

For the 16 adults, 6 kids that stayed here, the house was too small for the price we paid. There are not 7+ bedrooms, there are 6 bedrooms and two living rooms with futons. For the price, and according to the website, we were expecting a large, spacious estate, but it was a fairly normal-sized house with a couple extra bedrooms, on a small-sized lot. It was difficult to gather all together in the living room, it was just too small. And the dining room can really seat maybe 18 comfortably. 23 would be incredibly crowded. The kitchen was nice, though crowded with appliances and dishware, so there was no place to store our food. The yard was small, the hammock had a hole, the shed was falling apart, bikes in poor shape, and garbage cans everywhere. The front lawn was really too small for croquet. It was a tiny lawn. The bathrooms were older (except for one) and though functional, were in need of an update. The bedrooms were small, though the beds were comfortable and they were mostly nicely decorated. I think we could have put up with all these issues if the price had reflected these shortcomings, but at $180 a night per couple (3 nights over the holidays), you would expect a nice private room and bathroom with spacious gathering spaces. I felt awful for the couple who had to sleep in the main living room and were paying that price. They ended up leaving early because it just wasn't worth it. I would recommend this house for a maximum of 12 adults, 6 kids. At that size, I think it would work, though you'd still be paying quite a lot. Our group did have fun together despite it all, though we would never stay here again, especially for the price.

This guest was told that if they had 22 guests, that it would be very cozy, and if they needed more privacy they should consider renting The Sandpiper Cottage, just one home away and they would have more room. Many guests have complimented us on the opportunity to be close to their friends and family. The square footage of the home is listed on all our information.

It definitely has 7 bedrooms as a bedroom is defined as a room with a bed, a closet and a door which is what the large bedroom is upstairs, rather than a 2nd Living Room.

We have had meetings were there were 35 people seated in the Living Room, and this guest decided they couldn?t move the extra chairs from the dining room (that are on wheels) into the Living Room.

They said there was nowhere to store their food, when we told them there was a large outside cabinet next to the kitchen?s back door, which they couldn?t find.

They said there was a hole in the hammock. It is a beautiful hand-woven Costa Rican hammock which is loosely woven with soft threads and can get gaps which can be fixed by just adjusting the weave, a 5-second procedure.

Many people have enjoyed the large lawn in the front for a game of croquet ? don?t understand how they could feel it wasn?t large enough as it is approx 1500 sq ft.

They complained about additional garbage cans, but they managed to fill all of them.

To top it off, they got a 3-night stay over New Years which we gave them a break as it is normally a 5-night min and they complained about the price!

It's sad when you go out of your way to accommodate someone and they don't appreciate the gesture.

Hot tub - heavy on chemicals and size of large wading pool; bikes all in disrepair; backyard a mess; foosball table ruined; no BBQ; kitchen eating area too small to sit the group (15)comfortably; 2 separate living rooms -each too small to accomodate the whole group at once. Heaters insuffificent to keep house warm - 1 gas fireplace at end of kitchen, 1 fireplace in front room 1 wall heater downstairs hall (very noisy) wall heater broken in "carriage house" (actually garage apt)(mgr did bring plug in heater); Multiple extension cord throughout - we tripped the breakers twice; Picture on web deceiving - house located in packed suburb type neighborhood. We expected something much nicer based on the high price ($6800)

On Friday we discovered there was no hot water supporting 2 bathrooms. Reported to management, shortly after a representative checked they system & told us a maintenance person would repair the next day. No-one showed up the rest of our stay. This proved to be a serious inconvenience for our group and very poor performance by the property representatives.Despite the positive aspects of this rental property - the lack of maintenance support for a major component of the property and the lack of followup during our stay precludes an overall favorable opinion or recommendation. GRS

The beach at Aptos is very friendly, including dogs on a leash. The accommodations, kitchens,amenities, plus bicycles, games, etc. at the house were perfect for a family get-together of all ages.The house is located in a nice, quiet neighborhood at a good distance from the beach and the many attractions in the area.Our only complaint, is the long list of how the house is to be left (laundry and cleaning-wise) considering that a $350 non-refundable cleaning fee was charged.

Overall, Tudor Rose worked for our family of 17. The house needs to be updated and rid of mice in both the main house and carriage house. We lost food in the main house, and occupants didn't sleep well in the carriage house from hearing the mice all night long. Sleeping arrangements worked very well for 17 people. Aptos needs to do something about the beach - it is nasty. The cement ship is an eyesore and the smell is terrible. Overall, the house worked for our large group. The disappointments were the mice, the beach and the fog cover.

We loved the home, area and accomodations. So many fun things to do! The bikes were great to ride, but tires needed air each day and the brakes and overall condition needed work for safety. The house was well stocked with anything we needed (even flour and spices!)but could use a little decluttering and organization in closets. Sleeping arrangements for 22 was comfortable and cozy! Overall, it was like going to your best friends house; it felt homey and comfortable! We appreciated little touches like night lights and flashlights, wood for fire pits and fresh flowers! We had a wonderful time and would return in a heartbeat!

We all loved the Tudor Rose. The only change I would like to see is new carpet on the stairs and in the downstairs bedroom (king bed). It was spotted and worn and not very appealing. I know that the carpet must get a lot of wear, but new carpet wouldn't cost that much, once or twice a year. Otherwise, we all loved the Tudor Rose, with its warmth and well-stocked kitchen!

Great location near Rio Del Mar and Seacliff State beaches. My guests and I particularly enjoyed the volleyball nets about 1 mile south on the state beach. All in all, a good property for a larger group.

The pics of this house are not what you get. I was very disapointed, the back yard was a mess the furniture out side was in a pile and a mess. nothing went together. and for the price we paid. they make it sound like it has this big yard not so. said you could play crowka I called to find the set and she said oh will not sure where it is it might be in the sheid but dont think its all there. The house had a mustey smell mostly up stairs. She said open the windows. they were open. The lights out back didnt work we even went down and got new blubs but still didnt work. that were we had planed the party dinner. had fun with my friends but the house not somewere I would rent again. I travel more than 8 months out of the year all over. This will be on the list of not to go back again. for the cost not worth it. Oh and we came back from the beach and found people in the house. they said that they were told to come by and look at it. they said they had rented it in aug and wanted to see it. I was so mad. we locked the fornt door but not the back we had some friends still comeing this took the cake. I want to fight for some of the money back but it just dont have the time.

TRM needs TLC

While we were pleased with our vacation plans, and all went fairly smoothly, the TRM is in need of basic maintenance.

The back porch lights did not work; the twin bed bedroom's overhead light did not work; the only cooking pots were old and peeling teflon (I refused to cook out of them!); the downstairs shower wouldn't activate (perhaps it was a shower at one time?). To add to the list, we were told the hot tub would be turned on two days earlier- it was 86 degrees when we arrived and did not reach above 100 until Friday morning (the day we left).

I was shocked and dismayed at the poor conditions of the property. The back yard was in need of TLC- it had a pile of bricks in the center, as was the furniture in the house. One of the kitchen chairs was obviously burned and broken- it was glued together for future use! The rugs seems worn and tired. Overall, the house has seen heavy use and little TLC.

Thank you for your review of the Tudor Rose Manor. We are pleased to report that several thing that you mentioned have been repaired or replaced. The most of the carpets have been removed and the hardwood floors have all been refinished. Several new chairs have replaced the other ones. The back yard now has a beautiful brick patio, a hammock, and there is a new hot tub. The shower was working, but the small instruction plaque was missing, all you need to do is pull down on the gold ring around the faucet and the shower works fine. The owners hope you will take a look at the new improvments on their website.

For Owners: some of the chairs in the kitchen are in great need of replacement. Down stairs kitchen needs to be uncluttered An how to operate various electrical appliances and TVs,etc would really help the renters.

The curb appeal was certainly there but for us that's where it ended. As you walked in, the stench was overwhelming (probably a dead animal) and became even more prominent when the heater went on that very chilly night. The solution propsed was to build a big fire downstairs to burn the smell (couldn't do that upstairs) The decor and sleeping accomodations were very shabby. The downstairs toilet had an annoying habit of loudly recirculating water for lengthy amounts of time.(A high pitced squeal) The whole house new when someone used the facility. It was so bad that no one spent the 2nd night at the house. They would rather do a late night drive back then deal with this house again. If you're going to offer turn of the century accomocations (as in 19th), the price should reflect this. The picture is misleading also. The house is not on an isolated plot but in a very crowded neighborhood.

This was a lovely home, but was in need of updates and clean up. The carpeting was very smelly in the front hallway. I was glad to receive the e-mail with this year's updates. We have stayed in a variety of abodes in past years and have had worse and better accomodations.
