Splendid 1st floor apartment of a two storey, beautifully renovated traditional villa, with sensational, panoramic views of lake Bolsena and the surrounding Umbrian hills. This spacious apartment is ideal for two couples wanting to share a holiday or for a family group.
The villa 1st floor apartment offers spacious accommodation (130 square metres). Designed for comfort and easy living it retains a traditional style and is beautifully furnished with antiques or hand made pieces. The two bedrooms and the well-equipped traditional farmhouse kitchen, overlook Lake Bolsena. The lounge with a stone fireplace opens onto a pretty small balcony (loggia), a larger loggia with panoramic views of the rolling hills and the lake is ideal to comfortably dine “al fresco”. There are also two large comfortable bathrooms at each end of the floor. The apartment is totally private and independent and the guests have full use of the extensive grounds. The Ground Floor is our holiday apartment and obviously we are not always there. When we are not around a caretaker, who lives in the near village will be contactable to support you.
The apartment can sleep 6 people comfortably.with the addition of a double sofa bed in the loungeThe house is near the small town of Bagnoregio, situated on the border of Umbria, Tuscany and Lazio, within the D.O.C. region of the Orvieto and Est!Est!Est! wines. and within easy reach of Rome, Florence, Siena , Assisi and the Tyrrhenian coast.
The history of the area permeates from its ancient buildings, hill top towns and castles and is totally absorbing and fascinating.
Renting this holiday home will provide you with the opportunity to relax in the total tranquillity of the villa’s grounds, only interrupted by the songs of the birds and of cicaders, or to enjoy the close surrounding historical villages and towns.
Lake Bolsena's beaches are only minutes away and offer water sports and fishing within an unforgettable setting.
Alternatively if you are not feeling energetic, sit at one of the beachside restaurants and sample the gorgeous local cuisine in the sun.

The prices for the rental of the villa 1st floor apartment are inclusive of: bedroom linen, bathroom and kitchen towels (changed weekly), final cleaning, consumption of water electricity and gas, use of the washing machine and iron. Rentals are from Saturday to Saturday (arrival after 5.30 and departure by 9.30 am). A welcome pack will be ready for you when you arrive and we'll chill soft drinks and a bottle of Orvieto and Est!Est! Est!. Table and chairs and an electric barbeque are available in the garden if you wish to eat outside, but you can also dine on your large balcony (loggia), enjoy the cool breeze from the lake and relax with a glass of wine whilst watching the sun setting over Lake Bolsena. The loggia also has an electric barbeque. In the summer we can organize a large tub for the children to splash!
Further to the tariff for letting the apartment, a £100 damage cover deposit is required and will be refunded after the holiday if no damage has occurred. A deposit of £100 is required at the time of the booking.The full payment is due four weeks before the stay. Our cancellation policy is simple; if we can find another renter for your dates we will return any money sent to us (minus bank charges). In the winter months a charge will be made for central heating(metered), but we have a wood burner too that is ideal for the mid season's cooler evenings and the logs are free.
