Approached down a quiet private single lane drive, on the edge of an hamlet of 18th century stone Perigordian farmhouses, La Maison de Mouzens stands in an elevated position with reaching views over the surrounding meadows and woods. Completely restored to a very high standard, the accommodation is divided into two self contained parts, the main house and an adjoining guests house. It can be let without the latter, and to a reduced price, in mid and low seasons for up to 9 people. The whole unit sleeps 11 adults comfortably. Nestled amongst the idyllic countryside, in very quiet surroundings of fields and woods, the house has a a spacious mature gardens with old boxes trees and childrens play area, a private pool with its waterfall along the far side, a pool house and a summer kitchen. The house is set on the edge of the tiny village of Mouzens, in the earth of the Black Perigord, within a short stroll away from many "must see" attractions. The famous Sarlat, Beynac, La Roque Gageac, Domme, all voted as "the pretiest villages of France" are within a 20km radius. The Dordogne river for swimming and canoieng, tennis and golf courses are in the vicinity. The house is furbished in traditional country house style to offer the very best in spacious rustic living without losing any of the comforts of a home from home environment. The main house’s entrance from the terrace leads into the newly renovated kitchen which is fully equipped with quality appliances including a professional gas range with five burners, electric oven, large fridge, separate freezer, microwave and dishwasher. From the kitchen to the right is a vast open plan dining room with a huge stone fireplace, exposed stone walls, wood beams and quarry tiled floors. It has large windows giving views of the countryside and french window opening onto the terrace. There is a large dining table with 12 seats. Next are two comfortably furnished sitting areas with three sofas, old armchairs, and a cd-radio player. They are furnished mostly with antiques to offer a cosy and romantique place to relax at fresco. Opposite the second salon is the large master bedroom with its ensuite shower room with a shower unit and old double sinks. There is a sep wc on groundfloor. Upstairs are four bedrooms, a double bedroom, a single and two twin bedrooms. They are brightly decorated with exposed beams and/or stone walls and have all windows giving views of the gardens or countryside. The two shower rooms have been newly restored, one have a washing machine and a dryer. There is a sep wc. Opposite the main house is the guests house providing a self catering accomodation for another two guests. This former barn has a double bedroom, a shower room, sep toilets. Stairs lead onto a large living room with an open plan kitchen and a sitting room with two lather sofas and TV. French windows open onto a private terrace. The well maintained grounds extend to 1 acre and are a mix of mature trees and meadow with lots of space to play ball games. There is a 10x5m metre fabulous pool with an alarm and a covered summer kitchen for you to enjoy even the hottest days. The local area abounds in wildlife such as Rabbits, Deer, Owls, Hawks, and Woodpeckers. For walkers there are many footpaths in Mouzens area.
The picturesque Saint-Cyprien is the local town located on the Dordogne River 2 miles east. It is only a pleasant 5 minutes drive away from the house, and is reached by a local road which passes though Woods, Meadows and Walnut Groves. Saint-Cyprien has Supermarkets, Cafes, Restaurants, Shops, and a colored lively weekly Market on sunday morning. Also there is a tennis courts in Saint-Cyprien. Golfers will find a 9 holes and another 18 holes courses only 5 minutes drive away from the house, near the village of Siorac. Siorac also have a large supermarket and tennis courts. This is a fantastic holiday haven waiting for you.
