* Cancellations: Cancellations made prior to 60 days before arrival are subject to a $25.00 non-refundable fee. Cancellations made within 60 days of arrival require full forfeiture of rental amount. We reserve the right to cancel any reservation or substitute rental homes due to circumstances beyond our control. There are no refunds due to natural or man-made disaster, electrical blackout, loss of telephone service, or any event beyond Discover Sunriver's control.
* Rental Deposit: We require half of the rent amount as a deposit to book the home (does not include taxes and cleaning). This is required at the time of booking. Balance of rent is due 60 days before arrival and is not refundable if dates are shortened or cancelled and will be automatically charged to your credit card. You will automatically receive a confirmation by email and a hard copy in the mail. The $150.00 refundable security deposit will be refunded to your credit card within 5 business days of your departure provided no damage has been done to the home.
* Minimum Nights: Unless noted in the property's description, we may adhere strictly to minimum night stay requirements during certain time frames and reserve the right to cancel your online booking if the following minimums are not met:
o Three-Night Minimums: Labor Day Weekend, Memorial Day Weekend, President's Day Weekend, Thanksgiving week.
o Five-Night Minimum: July 1 Through August 31, December 17 through January 2.
* Non Smoking: All homes are non-smoking, unless otherwise noted in individual descriptions.
* Lost Keys: There is a $25 charge for each key that is lost or not turned in upon check-out.
* Pets: A nonrefundable per-pet fee in the amount of $35 is charged on occupants of pet-friendly homes who bring pets.
* Maximum Occupancy: The maximum number of guests per unit is established per Deschutes County code 5.12.020 & 5.12.060(C). Maximum occupancy limits are strictly enforced. If maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payments.
* Rental Payment: Final rental payment is due 60 days prior to arrival. Payment may be made by traveler's checks, bank money orders, cashier's check, cash, personal check or Credit Card (we accept VISA, MasterCard & Discover).
* Linen/Maid Service: Daily maid service is not included in the rental rate but is available upon request for a fee. We suggest you bring pool towels, as we do not permit towels or linens to be taken from the unit.
* Cleaning Fee: All units have a non-refundable cleaning fee.
* Miscellaneous:
1. You must be 21 years or older to reserve a vacation rental.
2. No rentals will be made to vacationing students or singles under the age of 25. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit, and the party will not be permitted to check-in.
3. Pets are NOT permitted in rental units unless noted. No exceptions will be made - forfeiture of security deposit.
4. We reserve the right to substitute your vacation rental.
5. A minimum stay is required and varies according to season.
6. Rates subject to change without notice. Other restrictions may apply.
7. Amenities & appliances (such as Hot-tub, washer/dryer, TV/VCR/DVD, refrigerator, etc.) are subject to down time for repair or maintenance.
8. A room tax and recreation assessment of 16% is collected on the total rental amount.
9. Check-in time is 4:00pm. Check-out time is 11:00am.
10. Office hours, Monday thru Saturday 8 am - 6 pm. Sunday 8 am - 5 pm. Extended hours during Holiday time periods.

Comfortable beds, nicely appointed kitchen and lovely furniture. The only thing that needs attention is the hot tub. The jets don't work and the tiles are flling off, it's just a nice big bathtub for the most part. We're thinking about coming back over the holidays but we'd really love a working hot tub after returning from the slopes. Lovely; A few investments would make it perfect! A guest from Boise, Idaho recommends this property. Stayed for 8 days in July, 2011 This central Sunriver home is decorated very well and had every thing that we needed. The master bathroom is lovely, although it DOES NOT have a bath tub as described in the photo section of the home's description. The other rooms are well laid out, views are good and the landscaping couldn't be prettier. As others have said, the hot tub is only a swirling bath tub for no more than 4 people. The skimmer basket in the hot tub is missing also, so watch your long hair and loose clothing which could be sucked up! Appliances were old and loud but functional although the micro didn't pop corn well because of no turntable. We did have an issue with the Discover Sunriver debiting our account twice for our final payment of some $1000. but they did give us a discount after correcting the error in the next few days. I believe Discover Sunriver takes the best care of their homes and the house was as clean as new. Stayed for 6 days in March, 2011 The house was perfect for our family of 7. We would continue coming to Sunriver for our annual ski vacation. But with the high and unusual pricing of lift tickets at Mt. Bachelor we might have to consider going elsewhere. This breaks down to $20 for 6 lift tickets which is extremely reasonable. If you need a more flexible ticket the mountains offers 3 out of 5 days or 5 out of 7 days with free 18 and under ticket as well. |

Overall a great place! A guest from Medford, OR recommends this property. Stayed for 4 days in December, 2010 We really enjoyed our stay at this property during the week after Christmas. The layout of the house lends itself well to parents with teens and friends. The kitchen is well equipped and the huge table allows everyone to sit together. Two concerns:One, the hot tub jets are virtually nonworking. We called the hot tub maintenance company and they said that this hot tub was one of the older models in Sunriver and there was really nothing they could do to coax them to work any better. They were very good about returning my call and were very courteous. This hot tub is more like a Japanese soaking tub...not bad, just not really a working jetted tub. Secondly, the heat in this house is difficult to regulate. Being warm and cozy on the second floor means the occupants of the downstairs bedrooms may be suffering from heatstroke, necessitating open windows. A little fresh air never hurt anyone,,, Finally I would say that Discover Sunriver staff were very professional and helpful to us when , in a snowstorm dumping 2 feet of snow, our Suburban's driver's side windshield wiper broke. They sent out staff armed with tools, and managed to fix it for us. We were most appreciative!!!! Stayed for 2 days in December, 2009 The home is great for family dinners and reunions. However, the hot tube was not hot. In December, the heating system inside the home left the downstairs cool. My kids were cold at night while we roasted upstairs. Summer fun at Newberry Lane A guest from Beaverton, OR recommends this property. Stayed for 7 days in July, 2008 This was our second year to meet with family and stay at #10 Newberry Lane. It is a great house and close to Fort Rock Park. We bring food and cook in the well stocked kitchen, and BBQ out on the deck where there is plenty of seating for our group of 10! Adding extra refrigeration in the garage for food and drinks would be a plus for our group. Every year we always enjoy bike riding on the trails and rafting down the river. Our group spends lots of time at the pool and we do geocashing with the kids. It is our understanding that the owners of this house will be doing some work on their hot tub which would be great as it is a big draw for us too. This house is nicely decorated and a great stay! Lovely Home with a couple of problems Mary K. from Portland, OR recommends this property. Stayed for 3 days in May, 2008 The house was gorgeous and restful. One disappointment was that the hot tub was not functional. We called and promptly received service from Maintenance, but the hot tub continued to leak and never really got hot. It should be replaced. There did not seem to be a good circulation of heat. The downstairs bedrooms were fairly cool, while the upstairs got pretty warm. We did not see heating vents in the downstairs bedrooms. The temperature downstairs in the bedrooms was no problem on our weekend; but in the winter when it gets really cold, this could be a problem. Overall, we had a lovely time and will certainly plan to rent from Discover Sunriver Vacation Rentals again.
