The property is surrounded by 20ha of private grounds and is located in the heart of an “animal preserve”. Enjoy nature walks through the beautiful gentle nature trails while listening and watching birds and other small animals in their natural habitat.
In typical Umbrian style, the house is located over sloping green hills, and although isolated, it is easy to reach. The road to the house provides easy access and is comfortable to drive on. It is located on a sunny hill, with a soft breeze and unforgettable views that make you experience a true sense of beauty and tranquility. The landscape is truly incredible: imagine sweet rising and falling hills, trees rich and ripe with olives, tall bright golden sunflowers, and rows and rows of vineyards basking in the sun. You can feel the land around you, as it embraces you with a soft gentle hug.
In the evening, there is a romantic and unforgettable atmosphere of silence, soft wind, the lights in the horizon, and the songs of small animals as they prepare for the night. There are many, many wonderful reasons why this holiday home could be enjoyed 24 hours a day!
The country home is surrounded by a very large park and garden with open and safe places for young children to explore and play. Here, they can wander in freedom, enjoying the healthy and pure air of the countryside, the magic of the sun, and the beauty of the Umbrian region. And for those who love to swim, there is a refreshing private pool available for use by the guests.
The beauty of this property lies not with the interior, although the house has been carefully restored with attention to the greatest of detail, but with the outside green space made of large and panoramic terraces with break taking views, a large garden and park, walking trails, beautiful corners where you can sit and relax under trees which are centuries old. It is truly difficult to find a vacation home in a place as authentically Umbrian as this.
The owner is a young and friendly woman who was born in Umbria and loves to share the Italian culture and traditions with her guests. For that reason, the country home offers two types of accommodations: self-catered apartments or bed and breakfast. If you choose the bed and breakfast accommodation, you will have a choice of a large traditional breakfast prepared with genuine Umbrian products. You may choose either an Italian or Continental breakfast or you can ask for a full breakfast-buffet served you by the pool. This is all part of the special experience and service you can expect to find at La Contea.
The interior of the home has been perfectly restored and tastefully furnished. It maintains the warm atmosphere of an original country house: wood on the ceilings, soft colors on the walls, incredible views from every window and all with the comforts of modern living. The owner wanted to create a feeling of being “home away from home”. 1. Self Catering
You can choose from three lovely and differently sized apartments where you may enjoy a relaxing and tranquil stay in La Contea:
Apartment #1: This apartment sleeps two, is on the ground level, and consists of a large double bedroom with a bathroom with a shower, and a small fully equipped modern kitchen.
Apartment #2: This apartment is on the first floor (above ground level) and sleeps 2-7. This apartment is the largest of the three and is perfect for a large family or a group of friends. It consists of two double bedrooms and one triple bedroom. All of the rooms are spacious and offer terrific views from the wood framed windows. There are two large bathrooms with showers and tubs, a very large fully equipped kitchen decorated in a country décor, and a large living room with a TV and seats for 10.
Apartment #3: Located on the second (upper most) floor, this lovely apartment sleeps 2-6 guests. It consists of a large double bedroom with an additional single bed available to be a triple bedroom, another large triple bedroom consisting of three single beds, two large bathrooms with showers. It is designed for people who would like to choose the Bed and Breakfast option because there are not kitchen facilities. Another option is to share the other large apartment’s kitchen because the apartments are close to each other, even if they are both independent. This would be ideal, for example, for people traveling in large groups who would like to share some of their living space.
All of the bedrooms have a bathroom, TV, air conditioning/heating. There is also a safe deposit box in each apartment. The country house also has a shared laundry room with an iron and ironing board available to all guests.

Location:
La Contea is strategically located to explore the Umbrian region, particularly the hilly south. Narni, the Roman “underground city” is only five minutes away and the Falminia road, is 5km from the house. As you drive across the beautiful hills of the southern Umbrain landscape, you will witness first hand, the many hilltop medieval villages, fortress, Renaissance Chruches, and the rich beauty of the green hills around you. Rome is within an hour reach and if you choose to explore the western part of Umbrain, on E45, you will reach the famous villages of Sangemini or Todi in 30 minutes or less.
Sports and Facilities:
Enjoy nearby horseback riding, walking, cycling or shopping in the markets and shops which are only five minutes away. The town of Terni, contains a large modern shopping center and is only 10 kms away.
