CHECK-IN TIME - 4:00 p.m. or later. Please plan your trip accordingly, as keys cannot be released until home is cleaned and inspected. Occasionally, we may need the hours of 4:00 p.m. - 6:00 p.m. to perform additional cleaning or maintenance. No check-in will be permitted until your rental account has been paid in full, including all taxes and other fees. Upon check-in you will be issued 2 keys to your rental property and any necessary passes that are requested by any condominium management group.
EARLY BIRD CHECK-IN - A limited number of 2:00 p.m. check-ins are offered for those rental guests with special arrival needs and must be requested at least 30 days prior to arrival. The fee for the service is $50.00. We may not be able to offer the Early Check-in services in certain rental properties if the owner has the preceding/following week or if urgent repair work is needed. You will be notified if we will be unable to provide the services so that you may plan your trip accordingly. Since only a limited number are available each week, we recommend that you discuss this with your Reservationist at the time of booking.
AFTER HOURS CHECK-IN - Should you arrive after our office is closed, your keys will be left in a lock box outside of our office. Please call in advance for the combination code to the lock box. Your keys along with directions will be left in a marked envelope. No late check-ins will be granted if there is a balance on your rental account.
CHECK-OUT TIME - 10:00 a.m. Sorry, no exceptions as we must have time to clean and inspect all properties for arriving guests. A late check-out will result in additional charges to your rental account equal to one night's rent. Please return all keys and passes to our office. A fee will be charged for any keys not returned. Tenant is responsible for cleaning all dishes, emptying refrigerator, securing all doors and windows and placing trash in outdoor receptacles upon departing.
DEPARTURE CLEANING SERVICE - Your departure cleaning is provided upon check-out and is included in the rental rate quoted. This cleaning is basic cleaning and refunds will not be made if cleaning is unsatisfactory to guest. Sloane Realty will, however, send a housekeeping team ASAP to correct the cleaning discrepancy. Every property is inspected prior to check-in and after check-out and you may be billed if extraordinary cleaning is required. As one of our guests, you may request a mid-week cleaning with prior notice of 48 hours.
OFFICE HOURS - 9:00 a.m. to 5:00 p.m. Monday through Saturday, 10:00 a.m. to 4:00 p.m., on Sunday. From Memorial Day to Labor Day weekend, our office is open until 6:00 p.m. Monday through Saturday.
SAME TIME, SAME PLACE
(Pre-Booking - 2008)
Our 2007 rental guests have the FIRST CHOICE OF THE SAME PROPERTY AND THE SAME RENTAL WEEK IN 2008, UNTIL JANUARY 31, 2007. After that, all reservations are made on first request basis. A $50 non-refundable convenience fee is charged for each week a property is reserved, due within 10 days of reservation placement. Remember, when rebooking same time, same place for the following year, this is only a tentative reservation as homeowners have first right of refusal for dates available. Your tentative reservation is confirmed upon receipt of your signed Vacation Rental Agreement and initial advance deposit. Please note the $50.00 non-refundable convenience fee will NOT apply toward your rent.
PAYMENT INFORMATION - Once making a reservation, you will receive a Vacation Rental Agreement. Payment must be received in our office within 10 days or reservation will be cancelled. The Vacation Rental Agreement should be read over closely, signed and returned with advance payment (exact amount noted on agreement) for weekly rentals. If you are renting for less than a full week, the full payment will be requested in advance.
METHOD OF PAYMENT - The rates quoted are cash prices only. For reservations made more than 30 days prior to arrival we accept personal checks, money orders, certified funds or MasterCard or Visa. For reservations made less than 30 days prior to arrival, ONLY certified funds or Visa or MasterCard are accepted and must be paid in full prior to arrival. No personal checks accepted if arriving within 30 days. Remember that your final payment is due 30 days prior to arrival. Accepted forms of payment are in US funds only.
TAXES - At the time of printing of this document, North Carolina sales tax is 6 ½% and Brunswick County occupancy tax is 5% for a total of 11 ½% (subject to change) which is added to all rentals of 90 days or less. Guests are responsible for paying all applicable taxes in full prior to checking in. Taxes will be disbursed upon check-out.
CANCELLATIONS- If your reservation must be cancelled, for any reason; all money paid will be forfeited unless the home or condo is re-rented for the entire cancelled period and for the full rental amount. If re-rented, monies will be refunded less the reservation fee and a cancellation fee of $100.
MAY I BRING MY PET? - Look for our "doggie" icon symbol for quick reference for the vacation homes that DO allow pets. Please note that the majority of our homes DO NOT allow pets. A one time non-refundable pet fee will be charged per pet for the vacation homes that do allow pets. Mobility, visually or hearing impaired persons must show a tag issued by the NC Department of Human Resources or upon showing that the dog is trained as an assistance dog may have a pet in a "no pet" property. Rental guests would be required to pay for exterminating and/or extraordinary cleaning fees. The Town of Ocean Isle Beach has a leash law and a "pooper-scooper" law that is strictly enforced. Pet owner must clean up after their pets.
LIMITED OCCUPANCY - The vacation property should not be used or occupied by more than the maximum number of occupants including family, children and tenant's guests. Exceeding occupancy will result in eviction and rent forfeiture. PARKING may be limits so plan your vehicles carefully. Guests' parking is prohibited on the road right of ways or overnight in public parking areas.
VACATION HOMES LISTED FOR SALE - In some cases, vacation homes may be listed for sale. Occasionally, properties may need to be shown to qualified buyers. You will be contacted to schedule a convenient showing. In the event you reserve a vacation home that has been sold, please refer to your Vacation Rental Agreement, section 7.
BLUE RIBBON PROPERTIES - Homes and condos designated with as a BLUE RIBBON property offer the luxury of linens and towels INCLUDED in the rate. It's our extra special way of saying "thank you" for being our guest! All beds are made upon your arrival with a towel and washcloth set supplied per person. These homes have lightened your packing!
LEAVE THE PACKING TO US - Other than our Blue Ribbon Homes, homes and condos are NOT supplied with linens and towel. But don't despair, we offer rentals with FREE DELIVERY & PICKUP through our concierge services. Linens, towels, beach towels, cribs, highchairs, beach chairs, umbrellas, beach carts, bicycles, gas grills and other amenities are available. Please book your requirements 20 days prior to arrival to ensure availability.
GRILLING - Ocean Isle Beach Law prohibits grilling on the decks and balconies of rental properties. Grilling is permitted only on concrete surfaces away from wooded areas or structures. If the owner provides a grill, rental guest is responsible for the cleaning and supply of charcoal or gas.
TELEPHONES - Most homes are equipped with telephones. All homes with telephones have a long distance block on the line. You must choose a pre-paid plan or a price per call plan. All computer access must be connected through the phone, which is equipped with a data port. If we must bill you later for these calls, a $25.00 collection fee will be added in addition to the toll charges.
SWIMMING POOLS / HOT TUBS / WHIRLPOOLS / ELEVATORS - Swimming pools, hot tubs, spas, whirlpools, Jacuzzis, elevators and other such amenities and appliances cannot be guaranteed to be in good working order. Every effort will be made to have them in good working order but no refunds or discounts will be made in the event they are inoperable during your stay. Guests use these amenities at their own risk.
TOWN LAWS - Town Laws prohibit campfires, overnight camping and glass of any kind along the beach. Pedestrian access areas to the ocean are located about every 1000 feet. These assigned areas also offer public parking. However, no parking is allowed overnight.
MESSAGES, MAIL & FAX - Telephone messages may be received through our office. However, only emergency messages will be delivered. Mail may be sent to our office at 16 Causeway Drive, Ocean Isle Beach, NC 28469. Please check with our office for pick-up. Faxes may be sent and received via our office (910) 579-7848 for a nominal per page fee. Sloane Realty shall not be held responsible for messages, faxes, or mail lost, nor received or for guest notification.
LOST & FOUND - Although we cannot be held responsible for items left behind, we do make every effort to locate and return them to you. Contact our office and items found will be sent UPS/ COD and a $25.00 handling fee will be included. Unclaimed items will be donated to local charities after thirty days.
NEW CONSTRUCTION - New construction is a part of Ocean Isle as in many neighborhoods. If your rental home is near construction, please be understanding. Sloane Realty will do everything possible to contact the contractor concerning noise, start times, etc. However, no refund or relocation can be made in the event of construction noise or problems.
INDIVIDUALLY OWNED HOMES AND CONDOS - Every home we manage is privately owned and reflects each owner's personal taste. Rental rates are usually based on location, amenities, and quality of furnishings. We make every effort to represent each home as realistically as possible with regard to space, physical condition and comparisons. If you have specific personal requirements please discuss these with your reservation agent. We will not be able to make substitution or refunds upon arrival.
