An old country house in the Trasimeno Lake area on the boundary between Umbria and the Tuscan municipality of Montepulciano, just renovated to the most exacting standards. The house is set in the midst of mature oak woodland, organic vineyards and crop fields on a 120 acre wine estate with a natural fishing pond, private pool annd tennis court. Its seclusion and privacy ensure complete quiet and tranquillity. The region is rich in natural, historical and artistic attractions, with countless destinations in all fields of interest - history of art to shopping, wine tasting to cycling - in the close vicinity.
The renovation works have preserved the character and atmosphere typical of the Umbrian farmhouse with exposed beams and a large fireplace. The property is furnished with a mix of antique, rustic and modern pieces and works of art and has been equipped with all the comforts and amenities which are expected of top holiday accommodation, including air conditioning, satellite wifi internet access, a private infinity pool with natural stone steps and adjacent pool house and a state of the art, latest technology Mantoflex tennis court in the shade of the oak trees. The result is a captivating combination of comfort, authenticity and charm.
The house has 3 suites and 2 bedroom, (all ensuite), and can sleep up to 15 guests.
The 3 suites have separate sleeping and living areas, and bathrooms with double basins. Suite 1: 1 king size bed and 2 single futon sofa beds Suite 2: 1 king size bed and 2 single futon sofa beds Suite 3: 1 king size bed and 1 single sofa bed Twin room: 2 single beds Double room: 1 double (140 cm) bed The bathrooms are modern, with natural stone finishes, large shower heads and vast mirrors. One also has a bathtub.
The living room develops around a large fireplace and is furnished with a big corner sofa, armchairs, desk. There is also a TV, and stereo equipment. The dining room has a large table and connects to the fully equipped kitchen, while the entrance hall also serves as a work/study area with an antique desk and pc.
The guests' accommodation is located on the first floor of the main house, the ground floor being the owners’ private holiday residence, which however only gets used when the property is not being let.
The grounds are well kept but not manicured, being planted with local wild species. Unspoilt views of the surrounding rolling hills can be enjoyed, with the Mount Amiata in the background and the vineyards and oak woods in the vicinity of the house. There is a large shed close to the house for relaxing and dining, while the pool, pool house and tennis court are approx 100 mt away.
The infinity pool is 16x6 mt and 140 cm deep. It has a stone and timber solarium and stone steps.
The pool house comprises of a lounge area with two large sofas, a bar/kitchenette with stools, tables for alfresco dining, fridge, sink, 4 hob electric cooker, shower, cloakroom and changing closet.
The estate is a natural oasis rich in local flora and fauna - wild boars and hedgehogs, pheasants and fawns to name just a few species. The fresh water natural pond is inhabited by tench and carp, and is an anglers' paradise (fishing tackle not provided – bring your own).
The wine cellar and the office of the estate are located in a separate building approx. 400 mt away which is not not visible from the guests' quarters.
There is a parking lot for cars which again is not visible from the house.
Wine tasting is available on the estate. Cookery and tennis courses can be organised on request. Bio-dynamic craniosacral balancing and anti stress and relaxation massages by a qualified professional can equally be arranged.
Being part of a wine estate, during the day workers will be working in the vineyards and winery, but this will not interfere with the guests’ privacy. The manager will however be available for any need that may arise.
The main building is no-smoking. We ask our guests to take extreme care if smoking outdoors since the property is surrounded by woodland, and in the summer it can get very dry.
The living accommodation is accessible through a large stone staircase, which makes the property not suitable for people with impaired mobility. Equally, owing to the presence of the staircase, pond and swimming pool on the grounds, the property is not particularly suited to toddlers who, if present, should be kept under constant adult supervision.
4 small dogs live on the estate. They are gentle and well trained and are not allowed indoors.
In case of drought water supply may be cut off while the pool water level is being topped up.
Heating and air conditioning charged according to consumption.
Weekly/Final cleaning €180.
Bathroom towels and bed linen included (changed weekly). Pool towels not provided.
Additional cleaning and private cook on request (pls enquire).
Cancellations made 120+ days prior to arrival => 30% charge (equivalent to the Reservation Deposit paid). Cancellations or changes resulting in a shortened stay => 60% charge if made 120-61 days prior to arrival, => 100% charge if made 60- days prior to arrival. In case of cancellation the 500€ security deposit will be returned.
We urge our guests to take out travel insurance against cancellation charges.

30% non refundable Reservation deposit to be paid upon booking. Balance + €500 Security deposit to be paid at least 60 days prior to arrival. The €500 Security deposit will be refunded within 14 days of departure, provided the rental contract provisions are met. We urge our guests to take out travel insurance against cancellation charges.
Pricing Notes: Use of car is indispensable. Car hire at all airports and opposite Chiusi railway station. The nearest highway exit is 5 km from the property. Terontola railway station is 6 km away, with direct connections to Rome, Florence, Arezzo and Perugia. The nearest airports are Perugia Sant'Egidio (53km, Florence (125 km), Forlì (164 km), Ancona International Airport (165 km), Pisa (192 km), Bologna (217 km), Rome Fiumicino and Ciampino (232 and 214 km respectively).
The nearest shop for food staples and a very good olive oil producer are 4 km from the property, while more extensive facilities (supermarkets, post office, banks, police station, etc.) can be found in Terontola (5 km), Pozzuolo (5 km), Castiglione (10km) and Cortona (15km). There are many excellent restaurants and trattorias in the area, the nearest one being only 1 km from the property. During the summer the local villages offer quite a lively night-life, with live music and village fairs.
The region offers an incredible array of the most diverse activities, the most prominent one being sightseeing, with a large number of beautiful ancient villages and masterpieces of Italian art - Etruscan to Renaissance - nearby. Among them Castiglione del Lago (10km), Cortona (15km), Montepulciano (23km), Chiusi (24kms), Panicale (26km), Pienza (36km), Cetona (39km), Arezzo (44km), Perugia (47km), Assisi (65km), Siena (68kms), Orvieto (78km), Gubbio (80km), Todi (85km), Spoleto (105km), and of course Florence (120km) and Rome (200km). Most of them are easily accessible thanks to the free highway that runs 5 km from the property and which cuts across Tuscany and Umbria. The spa resorts of Chianciano Terme (30 km), Bagno Vignoni (42 km), Rapolano Terme (42 km), Bagni San Filippo (50 km) and San Casciano dei Bagni (52kms) offer an alternative for a spacial day out.
As for shopping, on top of many top wineries and oil mills, the area is rich in local artefacts, especially hand painted pottery and textiles. Umbria and Tuscany are also the home of many top names of Italian fashion, who run their factory stores locally (among them Prada, Gattinoni, Brunello Cucinelli...). A large Outlet Village selling all categories of goods from top brands is right next to the Valdichiana motorway exit (20 km from the property on the free highway).
All sorts of sports can be practiced locally, from sailing and water skiing to cycling and horseback riding, with several golf courses within easy reach: Golf Club Valdichiana - 9 holes, in Bettolle (21 km, of which 14 km on the free highway) Golf Course Lamborghini - 9 holes, in Panicarola (23 km) Golf Club Antognolla - 18 holes, in San Giovanni del Pantano (42 km of which 23 km on the free highway) – hilly course designed by Robert Trent Jones jr by the Medioeval castle of Antognolla. Golf Club Perugia - 18 holes, in Ellera Umbra (43 km, of which 30 km on the free highway)
The nearest sandy beach on the Trasimeno lake is 6 km away, while more extensive water sport facilities can be found in Castiglione del Lago and other villages nearby. Even the sea is not too far, as both the Tirrenean and the Adriatic shores can be reached in approximately 2 hours.
The Amiata ski resorts (Cantore, Marsiliana, Macinaie and Contessa - 12 km of ski slopes, 2 chairlifts, 10 ski-lifts and 2 cross-country trails) are approx 1.5 hr drive (65 km). Easy and not-so-easy slopes for the family are available during the winter season on this dormant volcano.
