INSIDE THE HOUSE
This 5BR/3BA Dripping Springs Ranch is an ideal vacation home for multiple families to retreat to, relax and enjoy the beautiful Texas Hill Country.
Comprised of two separate structures, the ranch features a main house and bunkhouse. The rustic main house comfortably fits eight with one bedroom with a king, one with a queen, two with two twins and two bathrooms. The 1BR/1BA bunkhouse accommodates three with a twin-over-full bunk for more private accommodations.
A volleyball setup is available for guests to enjoy and hammocks, a swing, and a screened porch offer more relaxing options.
Guests will take pleasure in having Barton Creek just steps outside the front door, and Hamilton Pool Preserve, one of Texas? most famous watering holes, nearby. The ranch is also located just minutes from the Solaro Estate and Bell Springs Winery, and in the vicinity of other Hill Country attractions such as Salt Lick BBQ and the Duchman Winery.
The ranch is a 45-minute drive from Austin and less than an hour's drive from Fredericksburg and Luckenbach ? two Texas cities with rich histories and even more activities for the whole family. Half an hour's drive will take guests to San Marcos, where the Premium Outlets offer shops catering to every taste and budget, including Armani, Calvin Klein, Cole Haan, Elie Tahari, Michael Kors and Prada, just to name a few.
Enjoy the many activities within the vicinity that are true to Texas, such as the drive-in Corral Theatre in Wimberly as well as Wimberly Days, the second largest outdoor market in the state.

Nice for a big gathering of family.I would have given the rental a 5 rating but because of a number of maintenance issues made the rating go down.I feel that some people would ask for their money back.-Getting to house from main road would be a adventure in a regular car if it rained. a couple areas you may get stuck.-The house is a older home, just like my grandmothers, has a lot of smells. (Propane smell from stove that has pilot lights that stay on.- Sulfur smell comes out when you run hot water.-Moth ball smell.That's the reason I titled it a upscale deer lease. I've stayed in tents to 5star Hunting leases. So I'm used to the smells. I feel the owners needs to do a lot of maintenance to house for what they are charging. I could have stay at the Austin downtown Hilton on the presidential suite executive level for what I paid for this rental. They only thing I saved was cooking meals in house.I would probably not stay at this location again unless I had some type of money back guarantee.

Property is in need of some required maintenance. VRBO did not email us all the required codes to enter the property itself, or the bunkhouse. Location was very convenient to Ma Maison where my son was married. Get supplies on your way to property due to the distance from a grocery store.

We needed a place for close relatives to stay and do all the wedding stuff and not be far from the wedding venue. This place had lot's of space and amenities. We had space for th ewedding party and all close relatives for dinner and just hanging out. It was perfect. If I were to nitpik, I would say the wireless router did not work. But, we were so busy we did not really need it. Since my daughter wanted a 'country feel' to her wedding, I'd say the rustic feel and the ranch with cows, deer, etc was better than I expected. I highly recommend this place for a weekend retreat or wedding stay.

Second is that house was at 93 degrees in the summer did not cool down until every early morning I know this because I was up all night sweating . Then we had no running water in the house I personally search the outside to find how to turn on the water . The next thing is that the bunk house was even hotter and had a broken ac unit so my guess that stayed in the bunk house went and got a hotel room. So needless to say the property is not worth what I paid for .

While there are lovely items in the home, it is not very clean. There was lots of dust, there were many cobwebs, and the carpets are in desperate need of cleaning. The worst part, however, was the number of wasps in and around the house. In a two-hour period, we had to kill over 20 swarming wasps. In addition, neither the air conditioning nor the wifi connectivity worked well.

Renter BEWARE! Beautiful property but needs a good cleaning and bug service.

It is a beautiful Texas home and a gorgeous piece of property. It was perfect for tve big group we had staying and had to entertain. We were very disappointed at the lack of cleanliness and the amount of bugs inside the property. We had assumed that we must have been the first renters in a very long time because of all the cobwebs throughout the home and the inch of dirt that covered the back porch. Because we had guests coming to visit that came in for the wedding we spent half our first day literally cleaning. Even until the last day we were walking through cobwebs. We killed way too many giant spiders and 2 scorpions inside the home. The dining room had a hornets nest and we couldn't kill them fast enough. We realize this is Texas, but we are from Florida and know in these kind of areas you must have pest control. It also needs updated towels and kitchen supplies. The advertised wifi never worked. The maintenance man that came and fixed the oven told us that they should not advertise wifi at all.

Stayed for 4 days in April, 2015 the space and the property are perfect..however, and keep in mind i was prepared for the pervasive sulfur was overwhelming. not just the water, shower, tub etc. but the odor IN the home when you walk in....we brought 2x bath and body works (lg) candles, air fresheners and glade plug ins to be didn't, i wasn't proud to bring out of town guests into the home as i was constantly worried about the smell. Don't get me wrong, this place is amazing!! i just don't think i would stay there again or recommend it to a friend. especially someone NOT from TX or familiar with well water. We had several guests (2 of which own over 3000 acres)from down south on the eagle ford shale and it was tough for them too. My sweet friend kept telling me that it "was fine"....hmmmmmm. not sure they all felt that way. thank you

It would benefit from a last minute check before guests come to make sure everything is working. Now that I know what to bring from home, we would stay again. It could use more blankets, drinking water, towels,and a hair dryer.

The house is large, has loads of interesting "stuff" in it and is dated. The towel situation was not good and the sulfur smell when you shower was nearly unbearable.

Most of us live in the city so it was a really unique experience. My parents and I rented this place out for my bridal party and close family to have a place to connect during the week of my wedding. Everyone enjoyed their stay. My only complaint is that the Friday night before my wedding, my groom and his groomsmen came to see us before heading out to their rental house. It had been raining for three straight days out there so it was pretty slippery, was EXTREMELY dark, and there's deer and cows everywhere. They overshot to dodge a deer that jumped out in front of them on their way down the dirt road to get out of the property and wrecked into a tree. No big deal-everyone was fine. My complaint is that the ranch hand came over to the house the next day, the day of the wedding, and began to harass my mom. On the DAY OF MY WEDDING. Questioning her on why we didn't call the cops, an ambulance, etc...Well we didn't see the need because no one was hurt? He also began to tell her more than once that they were going way too fast down that road(an assumption made by him, he didn't witness this). We weren't in the car and they are grown men so what was my mom to do about it after the fact? Other than that happening, we loved our stay. It had tons of room for the hair and makeup girls to come in and get everyone looking beautiful!

This house is plenty spacious, awesome screened in porch, huge kitchen and a beautiful back yard. You just need to be prepared for the smell of the hot water when you shower - smells like rotten eggs. You won't smell when your done, but it's just part of the sulphur that is often present in the water in remote country locations.

It was a bit more rustic than I was anticipating, but not to the point of feeling mislead. The grounds are gorgeous and a nice big kitchen for cooking group meals. We had to go out and buy laundry detergent and TP, but other than that, we had everything. Make sure you bring drinking water!

However, the water was absolutely horrible. Every shower and sink in the main house had the worst foul smell you could imagine, just like rotten eggs. We could barely brush our teeth. Our family was in town for a wedding, so we resisted showers except when absolutely necessary. When we did shower we all went to the bunk house which thankfully that water didn't smell, but it was absolutely freezing. Honestly, besides that it was perfect and an amazing house, but not sure if we'd ever stay there again. The water was kinda a big deal.

The house layout is spacious and wonderful for entertaining, the bunk house was great for our kids, and the property is beautiful with the creek running through the back and the large cliff to climb and hike. Just as amazing was how close this property is to Austin. We could not believe that we were only 20 minutes from downtown. Everything worked, everything was clean, everything was perfect. We will come back!

Our main complaints were lack of and unreliable hot water, and lack of information regarding how to keep and dispose of garbage and recycling. Every year in October we choose a different site, mostly in Texas. Our experience this year in Dripping Springs was excellent! The site was relaxing and had all the amenities we'd hoped for in beautiful surroundings. Turnkey handled all the arrangements efficiently and Julie was especially delightful in helping us plan our stay. We just might do this two years in a row!

Stayed for 2 days in August, 2013 the setting was very nice, the scenery was excellent,and the peace and quiet were welcoming. the cold water showers were not. the spiders and cob webs could have been removed. the bed in the master suite could use a new mattress and the tv were useless , except for the one in the master suite. there could of been better stocking of hand soap,paper towels,trash bags and diswashing soap.the oldsters enjoyed the quiet,the porch,and antiques.other all this, we would stay again

The house is away from the road and other houses so we enjoyed the peace and quiet we were looking for. The wildlife is always fascinating in Texas and we enjoyed a few interesting places nearby in Dripping Springs (the state park ,the natural spring water pool...) without having to drive too far. There is more to see if you are willing to do some driving:Austin San Antonio, President Lyndon Johnson's ranch ....However, there were a few issues with the house I would like to point out . If the kitchen is beautiful and a joy to cook in, a few items are either missing, kitchen scissors or too old (potato peeler and can opener). Some preserves were slowly molding in the cupboard.The closet space is great but there are hardly any hangers!More importantly:Red wasps are nesting under the rood and some found their way inside the house when we first arrived. By the end of our stay little scorpions were coming out.It ran hard one evening and the ceiling in the living room started to drip.The hard water in the area is causing serious damage to the faucets and the pipes and because of that the guest bathroom was unusable. There was no hot water in that bathroom .The bathtub there did not drain well and remained stained and dirty because it could not be cleaned. Each time I tried to run water in it a very bad stench would emanate from the pipes.However this did not ruin our stay. As I said it is a nice place that just needs a little more TLC.

The ranch is about an hour from Fredericksburg but out in Hill Country, it seems like everything is an hour away so it's not too bad.The house itself is pretty with plenty of space for a large group. There is a fire pit and plenty of other amenities. I think this house should certainly make it on your list if you're looking for a getaway in the hill country.

The property is gorgeous and the pictures don't do it justice. My only regret is that we were not able to stay longer and fully utilize the amenities. We were able to use one of the two fire pits and the provided wood was clutch. Thank you for an amazing weekend and we will be back. Turnkey was awesome to work with as well and the app was pretty sweet. Only con was that cell phone service was very spotty, but expected considering the remoteness of the property.
