What a delight to snag a last minute booking in Princeville. 312 Emmalani Court is a great unit. Wonderful location, easy access and parking. Stunning views from the living area and lanai and just short walk to the end of the complex to peer down the cliffs. The unit is beautifully appointed and very inviting. Bedrooms are comfortable and bathrooms are spacious. Yes, there is air-conditioning that works well. Just turn on the units in the rooms where you need it most. We were visiting during the Olympics took full advantage of the excellent TV, cable and wifi set-up during our evenings. The kitchen is fully supplied. We cook and found everything we needed. A utility closet houses all the beach gear you might need, including a generous supply of beach towels. The owner has tagged and highlighted favorite spots to visit in the quintessential guidebook, "Kauai Revealed". (I always suggest purchasing this before visiting Kauai, but she has done all the work for you.) Over the years we have stayed in different properties in Princeville. We will recommend this unit and Emmalani Court to friends and family.

We live in Las Vegas and we hate being hot (lol) so when we saw that this rental had A/C, we got it. Well what we got was so much MORE! From the minute we walked in we were blown away! The 1st thing that caught our eye was that beautiful view of the golf course! Then the First Class decor and furnishings! We brought our 15 y/o Son with us and he even thought the place was "the bomb"!As we got settled in we found that it had all the pots, pans, plates, bowls, utensils and even spices that you would need for the stay. The beds were comfy, and the only slight down side we could find was the master shower was kinda pitiful, and they could really give better directions. Do not use your mapquest/googlemaps/gps and enter this address because you will be about a mile or so off. When you turn off the highway onto the road leading to the St Regis Hotel, go almost 2 miles until you see the entrance on your left that says "Emmalani Court"... If you get to the St Regis hotel, you went to far.. Hope this helps someone?Over all however, we have decided that THIS CONDO" is our new FAVORITE spot on the PLANET!!!! Oh, and I didn't hear the lawnmowers as someone described before? They came out, but like after 0800 in the morning and they are very quite.. We have already started planning our next trip to Kauai, and yes, we will be staying at 312 Emmalani Court!! Mahalo

The accommodations were great with one exception.The bed pillows were extremely uncomfortable and had this cheap rubbery feel. Cannot understand why these pillows were used at this condo. It made sleeping at night on these pillows difficult.

It has wonderful high ceilings, is very spacious and well equipped. There are enough beach towels to get you through a week's stay -- and a compact clothes washer and dryer if you need. Two things, however surprised us and weren't made that clear on the site's description of the unit.1. The golf course may be pretty -- but it is LOUD. Every morning we were woken up by machinery -- mostly huge mowers that started at 6 am. We were getting up early, but the noise was a drag. Didn't feel like vacation!2. The beach is far away. About a mile schlep down a pretty busy road that is not super fun to walk down. This is how you get to St Regis's official beach. It beautiful once you get there, but if you are lugging gear (and it is good for snorkeling) it takes work. There are a few parking spaces near the beach, but they fill up early. Walking is really your only option. One more word of advice: The beach shown in the photo is Queens Bath. It is a beautiful spot but incredibly dangerous! We heard horrible stories about the number of people who die there every year because they are overtaken by powerful surf. Look up Queens Bath Kauai on YouTube and you'll see what I mean!

Everything is A+ from the location to the decorating and the rental company. The grounds and pool were really nice also. We had a hard time finding it in the dark because of the address. Make sure you know which condo complex it is in. We really wished our stay would have been longer in this great condo!!

This property is well maintained! The one flaw was the Internet connection. Next to no internet access. Although this maybe a good thing being on vacation. The golf access was right there. A 5-10 minute walk to the beach. Overall, great vacation in Kauai!

Stayed for 11 days in July, 2015 The condo was satisfactory but we had several problems that were not fixed during our stay including broken dishwasher, broken ice maker and a cable TV system that required daily uploading to access any channels.
Property Manager Response: Response from Ahh Aloha Kauai Vacation Rentals We regret we were unable to repair the dishwasher in a timely fashion. Parts had to ordered and shipped in. They have arrived and the dishwasher now works. Maintenance went to the unit twice to assist the guest with cable TV and found it working properly.

Location in Princeville area is great. The condo is large and very comfortable. Great ground floor unit and you don't even hear the tenants above. I would definitely come back. Great place!!

The neighbors were very friendly and had us over for coconut pie!The only downside to the location is the condo faces the golf course and maintenance is out early using the blower, mowing, etc. pretty much daily. Regarding the condo unit, overall the unit was to our expectations. But after having to sign a several page contact (which was over the top) with the rental agency prior to our stay, we carefully inspected the premises upon our arrival to make sure we would not be liable for anything broken or damaged. We found the plumbing in the master bath leaked and the condo unit needed some general maintenance done. For example, if using the garbage disposal and it breaks, beware you're liable for the service repair costs. Repairs and maintenance should be built into the rental cost and budgeted incase of these events and not the burden of the renter.In whole we were satisfied with the complex and the unit. Sean O'Malley who does the outside maintenance is friendly and welcoming. We enjoyed the pool and hot tub and the end of a long day of paddling!We would certainly return and stay again at Emmalani Court 312.

It is centrally located on the North Shore, so it was easy to explore the surrounding area. It is a long drive to South Shore sights, but that's ok if you're focusing on the North Shore. The condo itself was pleasantly appointed and had everything we needed. The grounds were very nice and we enjoyed the pool and hot tub often. The condo manager was very helpful to us. The view from the golf course is tremendous! We had some maintenance issues while at the condo, but they were resolved quickly and without much interruption to our vacation. All in all, a great stay and I recommend it.

Wish we'd known there was an outdoor grill sooner. A short walk to stunning cliffs and a booming ocean. Biggest problem? Finding the place at night. Remember this: 1.8 miles from the hiway.

My main concern was that there were so many cockroaches in this unit. They are extremely large and one was crawling in our bed at night, one was in my suitcase, and as I was lounging on the living room couch, one crawled up my thigh and into my dress. That was just too much for me. Besides that, everything else was fine. The pool and jacuzzi were really nice...never crowded. My fiancée really liked his unit and I would have rated it higher if it werent for the cockroach problem.

We especially liked that everything we needed was in the kitchen, the Tommy Bahama chairs for the beach (once we figured out how to close them!!), the memory foam on the beds, the comfortable furniture. We had some maintenance issues that were handled very professionally and quickly.

However, the cleaning issues: the property requires a >$100 clean up fee. But they want towels washed, trash removed etc. so why the steep cleaning fee?Also checkout time is 10 am which is too early if you have an afternoon flight .

The complex was nicely manicured and pretty quiet. One thing we would suggest is some sort of welcome packet upon arrival. It took us awhile to figure out the lighting and the AC; simple enough, but a 'how-to' list would have been much appreciated to save some time. Overall, we would stay here again.

Last minute find when the other place I thought I booked couldn't accommodate me for the first 4 nights of my stay in Kauai. This is turned out to be better than the place I stayed in for the second 5 nights. Wish I stayed here the entire trip! Clean, bright, had everything I needed.
