Unit Description:
The villa sleeps 8 but up to 13 guests can be accommodated on request (see local policies).

It comprises of a ground floor with kitchen, living room, dining room, bathroom and veranda.
The first floor has three bedrooms, three bathrooms and two terraces with a beautiful views over the surrounding Pian Delle Vigne valley and you can even see Sassetta lower down through the trees.

The east facing terrace presents a view across the Pian Delle Vigne valley to Sassetta. The main entrance is on the ground floor at the rear of the building and leads into a large living room which contains:

- on the right of the entrance is a door leading to a bathroom where there is a washing machine.
- 2 very comfortable sofa beds each capable of sleeping two persons, (either as two singles or one double bed).
- a large wood dinning table capable of seating 12 people.
- across the room on the right there is a kitchen area with all the necessary cooking equipment and dishwasher, electric oven, gas burners and fridge freezer. There is a breakfast table with wooden benches.
On the left there is a fireplace and at the far end there is a door leading out into the garden and BBQ where there is a table for outside dinning.
- a television with satelite reception.

The stairs leading to the first floor open out onto the landing where, where, on the left, there are two sofa beds, a cupboard and french windows leading out onto the balcony that overlooks the swimming pool.
On the right there are three doors, each leading to a double bedroom with en-suite bathroom. In the first room there is a double bed, a single bed and cupboards. In the second room there is a double bed, a sofa bed and a cupboard. The third bedroom is equipped with double bed, a sofa bed and a chest of drawers.From the second and third bedrooms one has access to a shared balcony with panoramic views. This balcony with its lovely view and situation is a very pleasant place and it is furnished with two plastic tables and 12 chairs as well as 4 reclining chairs. There is an outside shower in the garden. Should it be needed the house is centrally heated.

The villa is situated in the Valcanina valley near Sassetta (LI), 500 m. above sea level in a secular forest with about 700 sqm of private fenced garden with a swimming pool (6 X 12.6 m, depth. 1.30 - open from 23 May to 05 Sept - different dates can be arranged on request) to be shared with the guests of VILLA LA QUERCIA (N. 4255).
The house sleeps 8 with the possibility to add up to 5 beds on request; 160 sq.m. with external paving and well furnished interiors. On the back of the villa there is a nice iron bersot with seats for 12 persons.


Distances: It is about 800 from the center of Sassetta and 12 kilometers from Marina di Castagneto Carducci (LI) and the sea.

ATTRACTIONS:
'L'Oasi di Bolgheri' WWF bird sanctuary (5 Km).
Swimming is possible in all seasons at the thermal swimming pool in Venturina, (25 km), water temperature 37 degrees.
Minning park at Campiglia Marittima(35 Km).
Archeological park at Baratti and Populonia.
Rocca di San Silvestro.
Rimigliano park.
Macchia della Magona.

You can visit the famouse cities of art which are close enough for half day excursions.
Firenze, Pisa, Lucca, Volterra, San Gimignano, Siena, Massa Marittima, Perugia, Assisi.
Elba, 45 km distant is easily reached by car (and ferry from Piombino).
Thanks to a network of well maintained country roads there are many possibilities for cycling and mountain biking.
The area offers superb beaches for sunbathing and clear, clean sea for swimming, sailing, windsurfing and scuba diving. There are scuba diving schools at Baratti and San Vincenzo.
Try the l'Avio Club Enore Belcari for flying over the rolling tuscan hills.
There are several stables in the area that offer guided excursions on horseback.

The prices above are meant for up to 8 guests; the possible extra guests (max +5) are charged euro 50/week per person.

Refundable security deposit on arrival: euro 200.
Bookings should be from Sat to Saturday

Check in: from 3 p.m. to 7 p.m.;
check-out: within 09 a.m.

Water, kitchen gas and electricity, bed/bathroom/kitchen linen (one weekly change).


EXTRAS:
HEATING: 4 euro/hour according to usage

The swimming pool will be opened from May to September , if we will have requests for periods before May the 22nd or after September the 4th we will open the pool.
