Unit Description:
The villa of 240 smq is composed:
On the ground floor the is the living area and it consists of four interconnected areas. There you will find an entrance hall, a small libraryl, a lounge with fireplace, a sitting area for satellite TV, a dining room with table and chairs for 12 people next to the well equipped kitchen with 4 gas hobs, oven, microwave, fridge, dishwasher, washing machine, coffè maker, toaster, moka, kettle, iron and ironing board.
On ground floor there is also a toilet.
A 45 sq m arcade is the nice extension of the house towards outside, where it is possible to have breakfast, to read, to idle.
The 6 double bedrooms (16 sq m on average) have private bathroom with shower and are simply furnished and comfortable with an appeal to the style of Provence.
Four rooms are located on the ground floor and two upstairs, one room at the first floor leads to a terrace of 15 sqm. ( In 2 double bedrooms is possible to add 1 single bed each).
Overall Property Description:
The house plunged in the country (16000 mq of fenced property) is surrounded by olive trees, cypresses, fruit trees and kitchen gardens.
The building (240 mq) of new construction has been built according to the standard of the Tuscan style with ceilings with exposed beams and lime painted plasters as tradition has it.
Inside you can find sober confortable and very welcoming rooms.
At guests' disposal:
1 baby bed available free of charge.
Internet connection available with USB key provided by the owner ( to pay on consumption).
The swimming pool (m5 x m10 x m 1.5 deep) is situated in a large sunny area from were you can appreciate the surrounded landscape.

The Country House Locanda della Fonte is situated about 1.4 km from the center of Monteverdi Marittimo (PI) and 18 km from the “Costa degli Etruschi” seaside.
From Monteverdi Marittimo you can easily reach very interesting historical/artistic places such as: Volterra, San Gimignano, Massa Marittima, Suvereto, Venturina Thermal Bath, Populonia.
Castagneto Carducci and Bolgheri are worth visiting too.
Firenze, Pisa and Siena, which are about 2- hour-drive-away, deserve a tour.
You can also have a walk or ride horses through woods and country side.

PAYMENTS RENTAL VOUCHER
Once the booking request is received, EASY RESERVE will send the holiday-renters a link to a web page where they can pay the 40% deposit plus the booking fee online with either a Visa or Mastercard. If the holiday-renter prefers to pay the deposit over the phone that is not a problem either. The balance is due 45 days before arrival and can also be paid online or over the phone.
Upon receiving the full balance the holiday-maker will be sent his/her rental voucher. For bookings made less than 45 days prior to the start of the rental period, the holiday-maker must immediately pay the total amount of the rental price.
ALTERATIONS - CANCELLATION CHARGES
For any alteration to the booking, or if the holiday-maker intends to transfer his/her booking to other persons, on condition that the accommodation and the period do not change, the holiday-maker has to pay the amount: of 50 Euros.
EASY RESERVE reserves the right to charge the holiday-maker any additional cost relative to the booking.
Cancellation of a booking, even if it is substituted by another one, the following penalties must be paid:
40% of the total rental price if the cancellation is made from the booking time to 46 days before the start of the rental period,
100% of the total rental price if the cancellation is made from 45 days to the day of arrival or in the case of no show, IN ADDITION TO ANY OTHER ADDITIONAL CHARGES SUCH AS THE BOOKING FEE.
