Casa Genziana D is an apartment of 65 square meters (approximately 750 square
feet), which sleeps four persons, with a swimming pool and a garden. It is part
of an ancient, large, Tuscan country house.

It has one bedroom, one bathroom and a large living room from which you will be
able to enter a small terrace of 5 square meters (54 square feet) which is
equipped with a table with chairs.

From the rooms and from the terrace you will have a wide view of the swimming
pool and of the green hills that surround the property.

The swimming pool, which is 112 square meters (1200 square feet) and the large
garden are shared with the guests of four other apartments.

Casa Genziana D is located on the first floor of an ancient Tuscan farmhouse,
built in the seventeenth century with thick stone walls. The farmhouse has been
tastefully restored with love, keeping the original architecture intact.

You will reach it climbing the 16 steps of a nice external stairway made of
stone. The stairway leads to the small terrace from where you will be able to
enter the living room. The terrace is shaded by a wood pergola covered with
linens, and is equipped with a table with chairs to relax al fresco and enjoy
the nice and wide view of the swimming pool, of the garden and of the
surrounding hills.

The living room is welcoming and roomy, pleasantly decorated according to the
style of the ancient Tuscan countryside. The floors are tiled with Tuscan
terracotta tiles, the ceilings are made with wood beams and terracotta tiles. On
one side of the living room you will find a large brickwork fireplace. A long
bench and two armchairs are placed by the fireplace. The armchairs provide two
sleeping places. On the opposite side of the room there is a kitchenette of
rustic style, with a brickwork top, and equipped with a four-burner cooker, oven
and refrigerator.

The living room is also equipped with a nice wood dining table with chairs and
satellite television.

From the living room you will be able to enter the bedroom with a double bed,
which is charming and spacious, decorated with furniture made in Tuscan style.
The bedroom has two nice windows decorated with Geranium flower pots, which
offer a view of the swimming pool and of the hill. The bathroom is large and
well decorated, and it has a bath tub.

Casa Genziana D is equipped with central heating.

You will reach the country house where Casa Genziana D is located along a driveway
that unwinds in the vegetation of the hillside.

You will be welcomed by a large wrought iron gate, and you will be able to park
your car inside. The first thing you will notice, at a level above the parking
area, is the large stone building, framed by the green of the trees.

Climbing a stone stairway of approximately ten steps you will find yourself in a
large flat area, in the middle of which there is the villa, surrounded by a
large lawn.

The whole is beautiful and harmonious: the bright green lawn is a perfect frame
from the ancient stone building, ennobled by porches and small balconies and
terracotta pots full of red Geraniums that decorate the windows and the
terraces.

Among the grass, here and there, you will see large terracotta jars filled with
flowers. And it is among the green of the grass that the inviting blue of the
swimming pool opens.

Everything is beautiful, well-kept and well ordered: you will fall in love with
this place at first glance and will be happy you chose it for your vacation.

Sun lounges are available all around the swimming pool. On one side of the pool
there is a large covered wood patio, which is furnished with table and chairs, a
perfect place to relax "al fresco". Not far away you will find a stone barbecue,
as well as a well-equipped wood-burning oven, which you can use to experiment
making pizza or your own bread.

Beyond the lawn there is the side of the hill, along which you will find marked
trails that invite you to stroll in the woods.

The air is clear and bright, perfumed by the smell of the wood. Your eyes will
rest on an uninterrupted horizon of vegetation.

From every point of the premises you will only see the blue of the sky and the
green of the surrounding hills, and no other building. Around you, available for
your walks, there is a protected natural park of 7 hectares (17 acres).

The villa is divided into five apartments, all of them equipped with central
heating and satellite television.

The interiors are full of charm and of testimonies of the ancient way of life of
the locals: in each living room, in all of the apartments, there is a large
stone fireplace. The ceilings are made with beams made of wood and terracotta
tiles, or, at the bottom levels, they are splendid ancient brickwork vaults
carefully restored.

The furniture is made of natural wood and wrought iron, according to the typical
style of the Tuscan country side, and it is elegant and welcoming.

An Internet connection is available in each apartment upon request.

A token washing machine and dryer are available in a shared laundry room, along
with an iron and ironing board.

For each guest a swimming pool towel is provided, along with bed linens and
towels. Every day a gardener is on the premises to look after the garden, and it
is possible to request maid services. Breakfast in the garden is available upon
request.

Small-sized pets are welcome.

Mountain bikes are available at the villa for you to rent, and a horse center is
nearby.

To stay at the villa you will need a car, as there is no bus stop within walking
distance.

Upon your arrival you will be met by the landlady, who will be gently and
discreetly at your disposal during your stay for any kind of information or
request.

Casa Genziana D is a great starting point to visit Tuscany.

The house is in the heart of Tuscany, close to the medieval burg of Rigomagno,
near Sinalunga, just south of Chianti.

The A1 highway Firenze-Roma is at approximately 8 km (5 miles) (tollbooths of
Valdichiana and Monte San Savino).

You will be able to take day trips to the most important tourist and cultural
spots of Tuscany: Siena (40 km, 25 miles), Pienza (30 km, 18 miles), Cortona (30 km, 18 miles), Arezzo (38 km, 24 miles), Montalcino (35 km, 21 miles), San Gimignano (85 km, 53 miles), Florence (110 km, 68 miles).
