We purchased this spacious condo at the beach, a few years ago, so that we could have a home away from home. We selected 1401 West because it is spacious and comfortable with great views of the beach and the gulf from just about every bedroom.
Our condo is a three bedroom, three bath, beach residence that sleeps up to 10 comfortably because of the large living area in every room. It had plenty of room and rooms, The layout provides privacy for each bedroom and the extra 3rd bedroom suite was perfect for my husband who likes to get up before the sun and drink his coffee.

The 3 star ratings I gave were because some lamps, televisions, remotes were not working in several of the rooms, which was inconvenient and unfortunate for a vacation. Pools were great & so were the water slides for the kids. Price was good, so I would recommend to a friend, but let them know of everything above.

Stayed for 7 days in June, 2014 Sand in the bed, ladder broke to bunk, carpet dirty, refrigerator dirty, hair in bathtub,dryer makes noise like nails on a chalkboard, light bulbs out, only 7 bath towels in unit that sleeps 10, ancient TV's and DVD's you cannot hook up a Xbox One as none have HDMI hookup, TV in living room is not a flat screen TV, lock out suite only stocked with one cup and one glass. This is part of the list of problems with condo. Called after hours service upon arrival was told she would call me back never got a call back the entire week. Called Johnie's (with best beach getaways)direct extension like she told me to do if I discovered the condo not up to my standards and she also never called me back. The property itself is very nice. Pools are awesome. Beach too small and crowded you cant put up an umbrella without it touching your neighbor on both sides. Very dissatisfied would love for someone to finally call me back so I can personally voice my displeasure

We have stayed here for 6 or more years, we always choose this condo. It would have been great if there had been outdoor furniture on all the balconies and it needed some light bulbs in the kitchen. We would love to return again this year if the price was right! We love the beach and we had to stay in the room too many days so our vacation money is gone and we are back home. Looking to return next year.
matthew k. from Oakville, Missouri does not recommend this property. Stayed for 7 days in April, 2014 Upon arrival, the condo was dirty. There were onion peels on the kitchen counter, dishes were dirty, and hair in the shower. The AC was broke as well. The condo was dated with old carpet where there were gaps where tile met the carpet, stains on the carpet, marked up walls, tv's from the late 90's, and so on. I don't have a problem with it being dated, however, the condo was just not kept in good condition. Another thing to note is that the condo was not stocked. There was not a broom to sweep sand, no mop, no sponges to clean, no spare trash bags, no paper towels, etc. Expect no sleep if you run the dryer as it makes and extremely loud and unbearable squeak. There were no mattress pads on the kids beds (we washed the sheets for all beds as based on the rest of the condo's condition, it was questionable if the sheets had been washed). The first night included an unexpected $30 Walmart trip to get cleaning supplies, 3 hours waiting for AC to get repaired, and 3 hours deep cleaning. It was an extremely rough and disappointing first evening. To caveat, we did not report the dirty condo as by the time we checked in and reviewed the condo it was after operating hours and we would not have had the "cleaners" show until the next day. Well, we weren't going to live in a dirty place, so that's why we did the cleaning (very inconvenient). We did call, but the line took us to a machine with alternate numbers to call for emergencies only. In which we did report the AC. The AC vendor was quick to respond (was onsite in less than 90 mins, however, it took him about an hour and a half to fix the AC (he noted the ac unit was inappropriately wired to the thermostat). On another note, the location was great (HOWEVER, about 2 miles from the pier. . . NOT WALKING DISTANCE). The beach was clean. The resort itself was great. The only part that lacked was the condition of the condo. Maybe that's why the price to rent was so low. I guess you get what you pay for.
A guest from St. Louis, MO recommends this property. Stayed for 28 days in January, 2014 Once the "bugs" were worked out, the property was pretty good. There are still a few other things like replacing lightbulbs and minor repairs that need to be done. The property manager did respond quickly to everything requested of him. Splash is our favorite location even though they were doing major renovations to the complex this year. Since BestBeachGetaways did not have a property for rent on a lower floor, we did have to change agencies for next year. We will be back to Splash.

The condo (1401 and 1401A) was clean, very nice, with big rooms, bedrooms was spaced out so everyone had extra privacy. The pools was not over crowded there is 2 pools, a lazy river, a splash pad for kids, and kid area is covered, with waterslides and big bucket fills up w/water and splashes everywhere in this pool. The Splash is very kid friendly and directly on the beach. We had a great time and YES we would go back and YES I have recommended this place already.

Stayed for 8 days in September, 2013 We loved SPLASH and I loved working with BestBeach Getaways, however the condo needs to TLC the carpets need to be replaced and some of the furnishings should be replaced also. I would rent from BestBeach Getaways again just not this room.

The price for the condo at Splash was AMAZING, and the reservation process was a pleasure. However, when we arrived at the unit, we realized we got what we had paid for. The unit was run down, with many flaws. The furniture was ragged and broken, linens were torn and tattered (didn't have linens on two beds), light fixtures were broken, TV's didn't work, curtains hanging off rods, etc. The thing I was most disappointed with was the customer service. I called the company three times to report the major issues that needed to be addressed, and not once did anyone call me back. Yes, they did bring us linens for the beds that didn't have them, but other than that, they were non-existent. Most likely won't rent from this agency again, or recommend them to anyone either.

There is one hot tub for the entire complex right next to the kids splash area so it's always filled with kids even at night. The luggage cart situation is uncontrolled & a nightmare. Because of no control people get a cart and keep it in their room so they'll have it when they need it,therefore you can never get one. The complex has four elevators--it needs eight. I would not recommend this property. Have stayed at much better places for less.

The complex was really busy and to get up to the 14th floor was a nightmare. Our unit was also located next to the trash deposit shoot. Every time we arrived or exited the condo we would smell was disgusting. At times I thought the smell was lingering into the condo. The condo itself has a wonderful view of the beach but location wasn't great.The laundry shoot was also next to our condo and someone (a guest) left a bloody white towel on the walkway. This was the most disgusting, especially being a kid friendly resort. That towel laid there for over 24 hours. Not even the cleaning staff picked it up. I have stayed at Splash before and had a great experience. I brought my whole family down there telling them what a great place this was and I was embarrassed. I felt bad that there one vacation for the year had so many unenjoyable experiences.

We have stayed here three times before, We are looking forward to returning again next year if the price is still affordable. The only thing I can complain about was there was black mold at the air vent in the bedroom and the carpet really needed to be cleaned, we had a 13 month old toddler crawling. Otherwise, great price, great room and great view. Thanks!

Stayed for 3 days in April, 2013 It was overall a three star...first got in room was not clean.Then was not told have to supply our own toilet tissue n towels to bathe.The splash water park was soo cold the kids couldn't play in it..I guess that's only good for hot summer months.The sleeper bed was ran down felt every spring on bed.

Down the road away from the Spring break chaos but yet not to far from Pier Park. Kids pools and lazy river need to be warmer. Our 4 year old grand daughter wouldn't even go in them. The kiddie splash area was not working while we were there, but probably was not warm anyways. If these were heated, there probably would have been more room for adults in the hot tub which was always filled with children. The beach was great, parking easy, and units were beautiful and well equipped.

Water park worked for l day& even then water was COLD. The outside pool was warm only when the sun shined. Washer & dryer in condo was excessively noisy but worked. Wish we had been on a lower floor.Tried several times to contact Best Beach GetAways, put on hold, no return call. Splash would not compensate because we used agency torent. Hope NO one will have our experience!!!

Stayed for 7 days in January, 2011 We stayed at this location in January and loved it! we pretty much had the entire place to our selves, rarely saw another person in the pool, nice for us w/ 2 kids. They had all the pools and kids areas open, so if you were daring enough to enter in the cold, you could:) but they had a great heated out door pool that we used, even when it was 50* out, it felt awesome! and the hot tub was really good too. Our one "major" complaint, was the internet and lack of area information when we got there, it too us a solid 3 day in order to get the internet working, and then upon arrival there was no information for us. ex. land line #, area attractions, maps...etc..... would have been nice to have a lil' welcome package, w/ some of those things included, and a tv guide, since there was no way of knowing what the local channels were. Other than those couple of things, the place was great, super clean, and loved it!!! looking forward to visiting again!

Carpets need to be cleaned or replaced (too many stains) and we found trash on the floors around the beds & couch (did anyone vaccum). outside balcony needed to be mopped (very sticky with spilled drinks). Great location, great view, comfortable beds, and had everything we needed. Loved the floor plan. Condo itself needs more elevators, luggage carts & air conditioning on the crosswalk since it takes 20 minutes to get to your car.
