Discover paradise right across the street from Vilano Beach! Southern Comfort, our Mediterranean-style house, awaits you with a heated pool and waterfall, a spa, tropical landscape, ocean views from the balcony, and a charming self-contained in-law suite!

The whole family is going to love our swimming pool. Landscaped with large rocks and featuring underwater stepping-stones and other fun features, it will keep the kids entertained for hours, while you sit in the garden with a cool drink and a good book. At night, turn on the heated pool lights for a magical display of beauty! Plus, by popular demand, the spa and pool are now heated from April through December!

Just indoors from the pool area is our open-plan living room and dining area. One entire wall of the living room opens up to the outside, so you can merge the two areas. Featuring hardwood floors, ultra-comfortable sofas, flat screen TV and DVD living room is the perfect place to unwind after a long day at the beach or sightseeing in historic St. Augustine, just minutes away.

There's room for the whole gang here, especially when the adjacent dining table gets pressed into service for games. And with the kitchen close at hand, it's easy to keep the snacks and drinks coming as the group reconnects over favorite movies, music, or perhaps a rousing game of charades.

The kitchen at Southern Comfort is a joy to use, offering stainless-steel appliances, granite countertops, and an island with work-sink that doubles as a breakfast bar. Even if you're planning to eat out for most of your vacation, just popping leftovers into the microwave and filling the coffeemaker each morning are a pleasure in such surroundings! And if you do feel ambitious, the kitchen is fully stocked with all the equipment and dishes you need to make and serve a feast.

The living space on the ground floor of Southern Comfort is spacious and beautiful, but it's not the only one in the house! On the top floor of our home is an entire self-contained "in-law" suite, complete with a kitchenette, dining area, living space with couches and chairs, queen bed, and access to the balcony! This is ideal if two families or groups are traveling together, or if some members of the party want greater privacy. Everyone's under one roof, but some can live completely separately if necessary!

There are 5 bedrooms altogether at Southern Comfort, softly carpeted and designed for maximum restful slumber. The master suite contains a luxurious king-size bed, a TV, private access to a balcony, and all the comforts of home amid warm-toned walls. The master bath is a designer's dream, with jack-and-jill sinks, marble fittings, and both a soaking tub and an open-air shower. Go ahead, pamper yourself a little (or a lot!). You're on vacation, in one of the most beautiful places in the world!

The other bedrooms each contain 2 twin beds each in 2 of the rooms, 2 double beds in another plus a queen size bed with sleeper sofa on top floor suite. You'll also find 2 rollaway beds are available if you need to sleep 16 people. In addition to the master bath, 3.5 additional bathrooms are on hand, so there is never a waiting line! The design of each is distinctive, right down to the half-bath in earthen tones with a jazzy Mexican-style mosaic!

But as beautiful and comfortable as Southern Comfort is, its best merit is its location. From our top balconies you can see the pure blue Atlantic shimmering in the sunlight, and Vilano Beach is just a block away, via our private access path. This is a wide, uncrowded, family-friendly beach, perfect for everything from sunbathing to surfing. And if you can get out early one morning, the sunrise is unforgettable!

Southern Comfort is just minutes from historic St. Augustine, and within easy drive of world-class golf, shopping, dining, & sightseeing. Come see it all, and then return each evening to your private slice of heaven beside the beach!

This home should not be on the rental market. Many deficiencies. Upon arrival there was no WIFI and it took 4 days to resolve, dryer did not work was fixed in three days and the house had roaches. The faucet handles for the master bath shower are loose and apt to fall off,only two burners work on the cook-top and the BBQ grill is inoperable.There are several outlets in the top bedroom unit that are inoperable.The mattress in the master bedroom is of very poor quality. Finally a real safety issue exists with risers on the steps from the great room to the second floor. At least two of the risers have the nose piece that is either wobbly or fallen addition to the owner taking responsibility for the unit, the management company is obviously not doing their job or they would catch these and other deficiencies in their inspection of the property if in fact they do any inspections.The only plus I can think of is the proximity to the beach and St. Augustine.This unit is definitely not worth the rent that is charged.

We had multiple issues with this property. The worst part was the lack of response from Vacation Rental pros. I even received 2 emails telling me that my issues were not emergencies and to stop emailing. I made multiple service request calls that went unanswered and when they did answer was NOT given support. On the 3rd day of vacation, I finally got to speak with a manager who was helpful but unable to resolve our issues satisfactorily. Pool was algae and sand filled. Jacuzzi broken, no heat in pool.Roaches in kitchen, coffee pot broken, stove burners broken.Dishes with baked on food. Floors dirty. Ants in upstairs bedroom. Full size bed broken- only had 2 slats- no box spring so mattress sunk to floor.No batteries in cable remote. Tub clogged. Faucet had to be tied in off position. Bathroom lightbulbs burned out.

House is run down in certain areas. Mattresses are falling apart in most of the bedrooms, and badly need replacing. Curtains and blinds are ripped and broken. Fridge in in-law suite did not work. Only 2 burners on stove in kitchen worked. 2 TVs for the entire house, and they are old. DVD player was broken. Outside outlets did not work. Pool was not clean when we arrived, and no one came to clean it until 3 days later. Hot Tub was not running correctly, and I made several calls to the company to have this resolved. Someone supposedly came out to look at it, but we discovered ourselves that the spigot was turned off to the hot tub that circulated the water through it. Had someone actually come out to check it, they would have discovered the spigot was off. I called back and told them that we couldn't get the jets to work, and no one ever came out to fix them. There was also broken furniture and lawn furniture that was just laying around in the garage and backyard, that should have been hauled away. The positives of the house were: The master bathroom was gorgeous, there was plenty of room for all of us, it was clean, the in-law suite looked like it had recently been remodeled, there were plenty of bathrooms, it was on a dead end street, and the views from the balconies were beautiful. The hot tub heated up, and would have been nice had someone come out to fix the jets. The pool was very nice (after it was cleaned)

Nice 3 family rental, some few things did not work well

We (11 people) stayed at the house for 10 days by the end of January 2014. We had a cold winter experience, however the house was pleasant temperature wise. The house is very conveniently located, 10 minutes from closest supermarket, some 20 minutes from St. Agustine's towncenter. Basically you have to cross Coastal Highway 1A1 and you are at the beach. The house was very clean, at arrival, and there were clean towels and clean beddings. Everything worked fine, except (a) the swimming pool, which never warmed up to the temperature that we set it for. We tried to several times to set it, later a person from the rental tried to set it, to no avail, during the 10 days. The water never got warmer than 62°F. (b) One curtain in a bedroom facing the street was broken and the rental company sent someone to fix it, but wasn't fixed while we stayed in the house. (c) There was no hairdrier initially at the place, however the rental company provided us with a new device. (d) We were not so lucky with one of the mattresses, because after an initial complaint by our sides, that one of the mattresses was in terrible condition, we got a smelly replacement, that was not much better than the original one to sleep in.

Nice house with pool & hot tub. Only 2 TVs for a 6 room house. Expected a TV in each room. 4 burner stove only 2 burners worked. Microwave power was very low. Washer took long time to clean and dryer too. Door to garage stuck, needs bottom trimmed , same with door on 3rd level going to deck. Pool water was merky not pool guy came out and fixed. Expected this to have been done prior to arrival. Good location, secluded yet close to grocery store, pier and beach across the highway. AC worked fine. Just needs stronger maintenance

Very Unhappy with the conditions of the house

When we first arrived we walked through the house to check it out. The house was dirty and there were many things in the house that were broken!! There were stains all over the carpet. The doors to the bedrooms and even the walls were dirty. Closet doors, blinds, chairs inside and outside were broken. In addition, the kitchen items in the house were in such bad shape that we couldn't/wouldn't use them. We complained to VRP and they sent people to steam clean the carpet and clean the tile. We shouldn't have had to make a complaint. VRP should know the condition of their houses and all houses should be clean! I wouldn't recommend anyone stay at this house. Also, VRP have lost customers forever.

The house was in a very Conveinent location for our wedding at The Reef. However, the actual house itself needed a little TLC. The furniture and appliances were very cheap feeling and we ended up having to fix their dryer and some wobbly furniture during our stay. On a positive note, the pool was amazing. And with the unpredictable weather, it made for a great Plan B when we were rained on at the beach. The beach access is also very convenient, as it's directly across the street from the home. The house sleeps a large number of people which is the main reason we chose the home. We had family and friends coming from all over the world and it housed 12 people very well. However, we had 6 cars and we had to park one on the street. The neighbors were very difficult and complained several times about having cars parked on the road. However, when we called the city, we learned that it is in fact legal to park on the street. My stay at the house overall was an enjoyable experience because of our company, the location, and the pool. However, we will not be renting out this house again because of the condition of the home, the neighbors, and the professionalism of the property manager. Thank you for allowing us to stay at this home. We hope this critical review can help you better the stay for others in the future.

Great location. Great rental company. The house is in okay shape. The beds are probably the worst I've ever slept in. It has potential to be a great place but it's a little run down. Pool was fun and did warm up. The AC on the main floor didn't seem to work. It's more of a beach house than a high end resort like vacation home. Overt all it was okay, very large and lots of bathrooms.

I had my doubts about the property from reviews and seeing it first hand, but vacation pros stepped up and fixed all my issues and then some! The house was great new towels linens and dishes, the layout was perfect for all our guests. The back yard was amazing, everyone loved the hot tub and pool, which worked perfect!! Also the pool was cleaned in the middle of our week so that was nice! Hats off to rental pros, they were on spot with everything and made our stay wonderful!!

Disconnected Management

We've rented houses for many years and never written a bad review, but we felt there was such a disconnect from the manageable things of this property, we had to comment. We suggest management go through a maintenance checklist between renters. We were greeted by the following: the advertised "heated" pool, had a weeklong temperature in the 50s, and the hot tub in the 60s, despite numerous calls to management. Four days into our Seven day trip, a serviceman came out to fix the hot tub. Light bulbs were burned out throughout the inside and outside of the house, doors that didn't lock, broken bed frames, 2 out of 4 range burners not operating, master bathroom sink plugged, refrigerator's ice cube maker not operating, inadequate amount of plates, glasses and tableware for a family of six, closet doors off their tracks, and mediocre cleanliness. Believe me, we are not fussy, and made the best of our time, but Vacation Pro as in "Professionals" is a misnomer.

Not So Pleasant Stay on Family Vacation

The house was extremely dirty with mold on every air vent causing the house to have a bad stench. We had to clean the kitchen counters before placing anything on the counter. The pool was the cleanest part of the house. If it wasn't for the pool, we would have had to leave after the first night. The location is very nice however the path to the beach needs major trimming for you practically have a make a path through the dunes. This house needs major CLEANING and TLC.After leaving vacation with everyone having sinus issues from the filth/mold, I would not recommend southern comfort to anyone until things change. Truly a bad rental this year at the beach.

Great location, great house but a trek to the beach

Even though this house is only across the street from the beach, getting there involves climbing up a steep front lawn, and then trekking on a path fit for a mountain goat. No problem if you're young, but our party ranged from 1-65 and getting everything & everyone to and from the beach was not ideal. Although the house was clean for a rental, there was no mop or broom supplied. Also it had lots of minor maintenance issues. However, all in all a great stay. Location wise outstanding with the Publix down the street, fabulous beach and a short drive to town.

Vacation disappointment at Southern Comfort property

I was not pleased. We arrived onSat. And the pool was nasty. we called and someone came on Sunday, but told us not to use th pool until Wed. On Wed. The yard man came and we had to get out of the pool because He cut a tree limb over the pool. The disposal smelled and ihad to go to the store to buy something to clean it. Wash cloths were not supplied, we had to buy some. the house is not well mintaineed.We will not return to your propery again.Judy Stewart

Not worth the money

Found a cup in the cabinet that still had tomato juice in it, we watched the cleaning crew go in at 2:00 pm and were gone by 2:45. No way entire house was cleaned...yuck!! Took 3 calls to management company before someone came out to fix leaking sink and gate for upstairs 3rd floor balcony (that ended up falling off it's hinges the next day..very unsafe for the little kids). All in all very disappointing and not worth $3000 plus dollars we had to pay.

The pool was awesome! The downstairs of the house was nice but all the bedrooms were very disappointing!! The beds were in horrible condition and rooms extremely out dated! Thankfully we all knew we came to enjoy the beach and the condition of the house did not ruin our fun. To end on a positive, the house is in a great location! Hopefully the house will get some much needed TLC!

The house is very big for one family. The best part of the house is the pool. The pool is excellent especially for small kids. My daughter and son spent hours playing in the pool. There are a few things that needs to be updated: some walls needs painting, the carpet has many stains and the BBQ really needs to be replaced. Also, I would recommend adding some plastic cups and plates. There was not many hence we ate more inside then outside. The location is excellent - 3 mins from Publix, 1 min walk to the beautiful beach, and 5 min from downtown Saint Augustine. The crocodile farm was a highlight. It was excellent and highly recommend everyone to go. We also went to Guana park which is 15 miles north of the beach house. We walked to the end of the yellow trail and played with millions of little crabs on the beach. Overall, great vacation.

The house was very nice. There was just a couple of thiungs that I did not like. The hot tub flowed into the pool and I think hot tubs are nasty in general. A couple of the fans inside the house didn't work. The stive is gas and very difficult to work if you are not used to gas without burning up your food. With that said I think the house is gorgeouos and the overall experience was good.

The house is very large and in a great location. The beach is beautiful and just across the street. However, the road is quite busy during the day. We required our kids (12, 11 10 y.o) to cross the street with an adult. The inside of the house has the potential to be fabulous, but could use some TLC. The downstairs was the best- furniture comfortable and kitchen updated. We had to buy propane for the grill and cleaning products (dish soap , surface cleaner). The beds were fair- not the best matresses and old sheets and comforters. We used our own pillows. There is only one mattress for the two rollout beds. Our 7 y.o slept on it- an adult could not. The upstairs apartment looked nice, the fouton was sleep-able for adults, but there are no supplies upstairs (plates, cups, utensils,pots). The master suite bathroom window blind would not close ...so taking a shower was adventurous considering the close proximity of the neighbors house. The shower attached to the queen room did not drain well.The pool... The pool... Happy to have it...hot tub was relaxing...The pool was always dirty. I think is always was dirty due to the landscaping, overgrown branches, and, well, the elements- when it rained or was windy the pool got messy. We weeded the edging when we first arrived and washed all of the outdoor furniture with the hose and bleach. VacationPros did always answer the phone and sent someone out when we had trouble.. Like when the washing machine broke or when we didn't know how to run the pool-hot tub filter. They were nice- I just wish I wouldn't have had to call. Yes, we enjoyed our stay in St Augustine, the location was close enough to town to travel back and forth without too much time. I would recommend that either VRP or the owners give Southern Comfort some love and attention.. Then she would be an awesome place to hang your hat at the end of the day.

Southern Comfort Beach House

My extended family and I just spent 4 weeks at Southern Confort Beach House . This is an awesome property for large family gatherings. There we a few minor issues while we were there but the folks at Vacation Pros were highly professional and responded promptly. The only disappointment the readiness of the pool and spa. We specifically chose this property to take advantage pool and spa. When we arrived the pool and spa were cold and the pool was full of dead leaves. It was the day 6 before the pool guy came and day 10 before the pool was warm enough to swim in. If you are thinking about renting a large house - does hesitate to choose this one. Just make it part of the contract that the pool and spa are ready to go. I would certainly recommend this house and the folks at Vacation Pros's.

i found the property to be in a great location. i had asked at rental about a heated pool and was told this property had one but when we arrived it was not heated. the hot tub did not work either. The house was not as clean as i would have liked for it to be carpet and drapes dirty in need of cleaning washer would only wash on cold water. garbage disposal leaked and there was a bucket underthe counter. coffee pot had not been cleaned it had mold growing in it. maybe i am just a little to pickey but for the money it was not up to my standards

The property was not cleaned before we got there but was being cleaned as we arrived but only the main floor appeared to be swept. Furniture was dusty throughout the house. I visited the property the first week of June, 2011 and was told that the hot tub was broken but would be fixed shortly. When I booked the house in late June/early July again I was told that the Hot tub would be fixed. I called in October and was told the hot tub was scheduled to be repaired and that maintenance would call me back to confirm the repair. Neither happened and I feel that I got ripped off as I paid for a service that was not provided although promised. The hot tub was needed for medical reasons and the rest of the house was very pleasing. This caused a bad taste to the overall experience.

I only have two issues.. Upon arrival the address given was not to the front door. Had to find out how to actually get to the house and the key was not easy to find either . Should be a bit easier to get there and get in. Otherwise a nice few days.

the house is in a great location and is beautiful! that being said, there were a few things that i expected from this quality of home that were not up to par...hot water heater for the hot tub didn't work, and the dryer was not functioning,so we had no dry towels after the first night. Other than those minor issues, the property was fantastic and we had a great time there!

We enjoyed this house and it fit the needs of our large party. Our criticism lies in the way that the house was kept up- the hot tub did not work, the towels were old, many with stains and/or holes, and the beds were old and uncomfortable. Additionally, the toilet paper holders in two of the bathrooms were coming out of the wall and could not be used, and many of the blinds were broken/missing strings, etc. That said, the kitchen was great and so was the pool and the location was fantastic. We had a great time, but feel that the house could use a little attention. Bottom line- we would recommend this property for rental.

In Need of Updating!

My wife and I initially rented this home through Watson Realty. It was then transferred by the owner to Vacation Rental Pros along with our $750 deposit. When we got to the home the driveway and home front face 20th St, not Coastal Hwy as addressed! It made it difficult to find as the directions showed entry on Coastal Hwy. The house was mostly clean. Linens for 12 were advertised, but were not there, and the towels and face cloths had seen better days. The house is in need of general updating. The smoke alarm on the 3rd floor beeped, and I finally replaced the battery. There was no bed on 3rd floor, only a futon. The two rollaways were both unusable. The ice maker was on the fritz. The thermostat downstairs was not readable until I replaced the batteries. Overall, this could be a nice home! It simply has not been maintained, and is in need of updating! Especially linens, and furnishings. They are just worn out! I have waited 3 weeks and my deposit has not yet been returned, even though I have written assurances it is on the way. I believe Vacation Rental Pros is likely a reputable company, but the transfer from Watson to them did not go well from my perspective.

Poorly maintained with a great location

This house is dirty and poorly maintained. The floors, the pool, the furniture - everything is filthy. We had to spend the first few hours of our vacation cleaning. The pool maintenance company finally showed up on our 4th day to add chlorine to the pool (that's half of our vacation where we couldn't use the primarily acctractive feature of the home!). It was so murky, you couldn't see the bottom and even after they came, there was still dirt and sand all over the bottom. The house is also poorly built and poorly maintained. The master bathroom shower has leaked through the floor to the ceiling of the kitchen and was poorly repaired. The strong smell of mildew/mold in the bathroom leads me to belive there are still issues. The sliding glass door is coming apart and may be dangerous. It also leaks when it rains and drips inside the house. The lawn is mostly weeds and dirt - very little actual grass, but plenty of poison ivy. All of the beds are terribly uncomfortable with springs that poke your back - our 10-month old slept the best because she had a pack-and-play. Two things saved our vacation - the beach was right across the street and the pool was great once it had a reasonable chlorine level and got to be clear. We've stayed in rental homes on or near the beach every year for four years and this was the worst house by far. Things that don't work right: the ice maker on the fridge, the dishwasher, the dryer, the "hot tub" (no heat), several interior lights, the pool lights, several interior doors, several of the exterior doors, etc. I would NOT recommend this rental to anyone. Don't be fooled by the beautiful pictures. If you do invest in this house, enjoy the beach and bring your own chlorine so you don't have to wait 4 days to enjoy the pool. I just wish we would have been able to read reviews BEFORE we booked this house. I understand that VR Pros is doing better than the previous manager, Watson Realty. However, this

We purchased a notebook and wrote comments, suggestions, and praises on the home rental. I hope it will be helpful and will encourage future guests to do the same to help improve the rental. Overall, it was a pleasant trip. I wish there were more TVs in the house and more towels. The view from the deck was nice but pretty inaccessible since it was only from the top room and no chairs. Also, many of the bedroom and bathroom doors don't close. I think the house needs a little TLC...and some paint.

remainder of linens delivered on friday checked out on saturday. no welcome starter kit for house had to go out sat to get basics tp. scrubed the pool since pool man did not show up to vaccum pool. manager was very nice and tried his best to get things straight with what had to be done to the house. Despite all the maintance work that had to be done, did have a very enjoyable time.

The kitchen was well stocked with supplies, dishes, etc. Plumbing had some issues with several toilets backing up and in one instance a blocked toilet caused a slow draining shower. Pool man came in the middle of our stay to clean the pool and left orders not to use the pool for 2 hours, it would have been nice if his cleaning occured Before we got there or the day we checked out. The pool was beautiful but we were disappointed that 5 months after we booked the house the hot tub was still not working on the pool and was actually an eyesore sitting there dirty and not functioning. It is a beautiful house just needs some TLC to bring it up to snuff :)
