The 24-hour security is excellent, and there is also security alarms all round. There are two main parts to the garden – the swimming pool area with its adjoining Thai sala, and the outdoor terrace area, directly accessed from the main living area. With many spots in the shade or sun, you have all angles covered.

Another great feature of the property is the upstairs covered terrace/sala, which is not just a great place for al fresco dining, but also provides great views overlooking the lakes of the adjoining Pattaya Floating Market.

Smoking is not allowed inside the property, but outside on the terraces or within the salas is fine.

Kitchen Description:
The spacious western kitchen is part of the open plan living space on the ground floor. The modern appliances include a 4-ring stovetop, oven, water heater, microwave, toaster, extractor and refrigerator. From the kitchen, you can also access the outdoor Thai kitchen where you will find a washing machine and another gas stovetop.

Living Room Description:
The lounge is part of the open plan living space, situated within footsteps of a shaded outdoor terrace area which can be accessed through two high doors. The large 3-piece settee with its wicker design and soft brown fabrics is the ideal place to relax while enjoying entertainment features such as a LG flat-screen with a surround sound system and cable TV with many international channels. There is also WI-FI internet access available throughout the villa.

The dining room is positioned between the lounge and the kitchen. With a large wooden 8-seat dining table, you have more than enough options.

Bedrooms Description:
There are three bedrooms in the villa, all situated on the second floor. The master bedroom has a double bed, a large Samsung TV with cable TV access, DVD player and a surround sound system. The master also has an ensuite bathroom and walk through wardrobe facilities.

The remaining two bedrooms also have double beds, wooden floors, air-conditioning, flat-screen TVs and share one ensuite bathroom between them.

Bathroom Description:
There are three bathrooms in total, one ensuite for the master bedroom that comes equipped with a Jacuzzi, toilet, wash basins and a shower. The second ensuite bathroom is shared by two bedrooms, providing a toilet, showers and wash basins. The third bathroom is for guests and situated on the ground floor within footsteps of the kitchen. This guest bathroom also has a shower, toilet and wash basins.

Prices are per week, bookings of less than 4 night maybe surcharged at 15%. Payment - 15% booking deposit required, 35% eight weeks prior to travel, balance payable in Thai Baht on arrival at the property.



Electrical consumption allotment is 57 Units per day, excess usage will be charged 7 Baht per unit.

The properties are approximately 90 minutes from Suvarnabhumi Airport. Pickup can be arranged for up to 8 people in luxury minibus with their luggage for 2600 Baht each way or taxi at 2000 Baht.
