One of the property's best features is the magnificent summer house next to the swimming pool - with panoramic views over the landscape, it is the perfect place for alfresco living on those long summer days!
In the summer house there is a bathroom with a steam-shower room for the convenience of the pool, also a comfortable bar to lounge around in, a large dining area with a traditional bread/pizza-oven and a stone-built BBQ.
The accomodation in the main part of the house consists of 4 bedrooms upstairs - 1 double with en suite bathroom and dressing room, 2 doubles (adjoining) with dressing rooms, 1 twin (with additional sofa-bed) and one very large bathroom. Downstairs there is a very spacious family bedroom with double bed and sofabed, an en suite bathroom and dressing room. The main entrance hall, housing the grand piano, has beautiful marble floor and a grand marble staircase leading up to the library. Double doors from the hall lead into an elegantly furnished drawing room, whilst the main reception room, extremely spacious and stylishly furnished, incorporates a dining area, a lounge area with leather sofas and even a full-size snooker table! All of the downstairs rooms have french doors leading out into the courtyard garden, where lavender and roses bloom and a fountain gently tinkles away!
The fully-equipped kitchen, with country style units and granite worktops, also has a smaller dining area, and a sunny terrace where you can sit and enjoy your morning coffee!
There are various outside terraces, gardens and seating areas - and as well as the swimming pool, a tree-house and a trampoline for the kids! Electric gates to the property ensure complete seclusion, and guests - children and adults alike - may take advantage of the acres of peaceful Peycibeau countryside.
The land around is a haven for wild-life. Deer often graze in the park, along with wild boar, red squirrels and rabbits. There are some beautiful birds, including buzzards and red kites, woodpeckers, owls, and many species of butterflies and insects.
Often on a summer’s evening hot-air balloons gracefully pass along the river valley close to the property - always a lovely sight!
Although the property is secluded, and this is undoubtedly one of its real attractions, only 2 km away (a few minutes by car or bicycle and 15 minutes on foot) is the picturesque village of Carsac, where there are all the amenities you will need - a Boulangerie, butchers, general store, chemist (doctor if required), post office and cash-point, restaurants and a bar/tabac.
The Dordogne river is a few minutes further down the road, where there are quiet banks to bathe, fish or canoe, and only 8 km away is the wonderful, historic town of Sarlat.
