Such a beautiful French manor-house, on a secluded 42 acre hilltop estate, with a solar-heated swimming pool & the fabulous summer house, has to be the perfect place to spend a summer holiday - perhaps with friends and family - in the heart of the Dordogne region of south west France.
Surrounded literally by acres of rolling meadows and woodland (no other property in sight!) this elegant, traditionally stone-built manor-house offers that rare opportunity for a perfectly relaxing holiday in absolute seclusion and tranquility.

With 5 bedrooms and 4 bathrooms, the house sleeps 10 comfortably (good quality sofa-beds in two of the bedrooms also gives the option for accommodating a further 4 children and there is also a full size cot) The light and spacious bedrooms along with the numerous reception rooms, all stylishly furnished, makes this grande-maison ideal for special family occasions, or holidays for groups of friends or 2/3 families.
**If there are more guests in your party, an alternative option available would be to take only whole Grande-maison including the adjoining Cottage, for a total rental of 6,500€ per week, thus accommodating up to 20 guests!

One of the property's best features is the magnificent summer house next to the swimming pool - with panoramic views over the landscape, it is the perfect place for alfresco living on those long summer days!
In the summer house there is a bathroom with a steam-shower room for the convenience of the pool, also a comfortable bar to lounge around in, a large dining area with a traditional bread/pizza-oven and a stone-built BBQ.

The accomodation in the main part of the house consists of 4 bedrooms upstairs - 1 double with en suite bathroom and dressing room, 2 doubles (adjoining) with dressing rooms, 1 twin (with additional sofa-bed) and one very large bathroom. Downstairs there is a very spacious family bedroom with double bed and sofabed, an en suite bathroom and dressing room. The main entrance hall, housing the grand piano, has beautiful marble floor and a grand marble staircase leading up to the library. Double doors from the hall lead into an elegantly furnished drawing room, whilst the main reception room, extremely spacious and stylishly furnished, incorporates a dining area, a lounge area with leather sofas and even a full-size snooker table! All of the downstairs rooms have french doors leading out into the courtyard garden, where lavender and roses bloom and a fountain gently tinkles away!
The fully-equipped kitchen, with country style units and granite worktops, also has a smaller dining area, and a sunny terrace where you can sit and enjoy your morning coffee!
There are various outside terraces, gardens and seating areas - and as well as the swimming pool, a tree-house and a trampoline for the kids! Electric gates to the property ensure complete seclusion, and guests - children and adults alike - may take advantage of the acres of peaceful Peycibeau countryside.

The land around is a haven for wild-life. Deer often graze in the park, along with wild boar, red squirrels and rabbits. There are some beautiful birds, including buzzards and red kites, woodpeckers, owls, and many species of butterflies and insects.
Often on a summer’s evening hot-air balloons gracefully pass along the river valley close to the property - always a lovely sight!

Although the property is secluded, and this is undoubtedly one of its real attractions, only 2 km away (a few minutes by car or bicycle and 15 minutes on foot) is the picturesque village of Carsac, where there are all the amenities you will need - a Boulangerie, butchers, general store, chemist (doctor if required), post office and cash-point, restaurants and a bar/tabac.
The Dordogne river is a few minutes further down the road, where there are quiet banks to bathe, fish or canoe, and only 8 km away is the wonderful, historic town of Sarlat.

DEPOSITS
1. A deposit of 50% of the total rental cost will be payable initially to confirm the booking, with the balance payable two months prior to arrival date.
2. We can accept payment in Euros, £'s Sterling, or by PayPal for other currencies.
3. A security deposit for any breakages of 10% of the rental cost will be required on arrival. This will be repaid to you (less any costs for damage or breakages) upon departure.
4. Cancellations must be made in writing.
Up to 180 days before rental commencement – total deposit refunded.
Between 60 and 180 days - 50% deposit refunded
Between 1 - 60 days – No refund of deposit
Change-over day is Saturday
5. The property will be available to you from 16.00hr
6. The property must be vacated by 10:00am on the day of departure
7. The maximum number of persons, including sofabeds and cot, must not be exceeded.
8. Young children are welcome.
9. Electricity in included, although surcharges may be added if use is excessive.
10.All bedding and towels, included swimming pool towels, are provided.
11.For rentals of multiple weeks, weekly mid-stay changeovers are included, when bedding and towels are changed.
