Small living room and kitchen but fine for 2 couples. View was amazing and that is why we liked our stay here! Property was in need of some repair due to sea air but this is to be expected. Linens in master bedroom were old and not of very high quality. Property manager was very helpful in resolving issues. WiFi info was on router, took some doing to get this info. Overal, loved location and view!

The amenities in the condo were more than we expected, except for the dishwasher. However, we were compensated for that inconvenience. The decorating in the condo were clearly saying, "You are in Hawaii. Be calm & comfortable." We hope to return to this condo someday. Only 5-minute drive to restaurants & shopping. Maybe 10-minute drive to Hanalei Bay beaches & more restaurants & shopping. Relax & enjoy!

Stayed for 2 days in October, 2015 arrived for another visit to this rental, but moved mid vacation due to poor facilities. unit has become run down. There were strange "dexter style" stains all over the livingroom and master, the carpet is wearing, the blind are broken and missing slats and the patio is covered in sticky goop. Hard to appreciate the location. you let me down 4303.

We apologize for that, as well as for the fact that we were not able to get repairs in a more timely manner. The splatters on the wall were unsightly, and caused by accumulated rust and moisture inside the ceiling fan housings which got flung all over when the fans were turned on. All the ceiling fans have now been replaced, and the interior of the condo has been entirely re-painted. That "goop" on the lanai was old indoor/outdoor carpet, and it has been completely stripped off and replaced. Blinds have been replaced. The carpet is not new, it shows some age and wear, but we keep it clean, and don't believe it would detract from enjoying the condo's other great features like the amazing view and private top floor location.

The wind is still going to blow the blinds if you have the windows open and it's windy, we can't do anything about the forces of nature, but the blinds have been changed!
A guest from Burbank, CA does not recommend this property. Stayed for 3 days in September, 2015 The description and pictures led us to believe the unit would be clean and amazing. The reality was far from it. First off, it's NOT the fault of the cleaning crew, the place was reasonably "clean", let me explain... First off the ocean view balcony, it does face the ocean and gives an amazing view. But the porch is absolutely MUDDY, it is covered in carpet and that carpet looks like it has years of ocean mist and dirt that turned into mud sludge. You have to wear shoes to go outside and then immediately take them off of else you track mud into the condo (which there?s a nice warning sign saying you?ll be charged a cleaning fee). The other units in the complex all have TILE balconies that are easier to clear. So the balcony is useless. Second: there is SPATTER all over some of the walls. It looks like a brown goo that?s been there forever and just won?t scrub off. It?s not on all the walls, but many of them. It?s even smeared across the TV in the master bedroom. Third: NONE OF THE WINDOWS CLOSE. Do you like bugs? If yes then stay here, it?s full of flying bugs because none of the windows fully close and the screens are either full of holes or so warped they don?t sit in the window frame properly. Fourth: The clothes dryer and hot water heater were broken. When we contacted the maintenance people they were very nice, but came to the WRONG UNIT and never told us. We had to complain to management who eventually moved us to a nicer unit. They were very apologetic about the ordeal and did the right thing, but still? our Hawaii vacation was pretty bad because of it.

A guest from Encinitas, CA does not recommend this property. Stayed for 15 days in June, 2015 We've rented in Alil Kai before and actually are in the process of buying one of the units. This particular unit had great views and was nicely furnished but was not the cleanest. There were mice in the unit and we would find evidence of this every morning in the way of mouse droppings and packages in the kitchen that were torn/chewed open....we had to keep all chips, bread, etc in the oven to keep everything away from the mice. We did notify maintenance but nothing was done. There were 100's of flying bugs in each of the bedrooms and bath rooms, they would mostly come out at night, not sure what they were but they were pretty big (size of your pinky fingernail) and they must have been problems in the past as there was lots of bug spray available in the kitchen and traps set up all over the house for them. We've been to Kauai over 30 times and we know there are bugs there but NEVER rented a unit where we've had so many issues. In addition, the shower door in the master would not close all the way and you had to keep lots of towels on the floor to make sure it didn't get wet. Again, this was a problem in the past as they referenced it in the welcome letter that you need to close the shower door completely or you will be held responsible for the damage....here's an idea, WHY NOT JUST FIX IT????

We have had the exterminator in regularly with traps and bait and are now confident that we have trapped or killed all of the pests. The flying bugs were likely ground termites, they swarm at certain times of year and can come from the drains. Regular pest control is not effective against them, there really isn't a way to deal with them other than to wait a couple of days and then they are gone. You'll see them swarming outside too if the porch light is on at night.

Stayed for 9 days in April, 2015 The condo building is right at the edge of a bluff, with magnificent views of the ocean from every room. We saw whales, turtles, and dolphins from our lanai. We enjoyed listening to the surf all day and falling asleep to it. The bed in the condo is really comfortable! This particular condo faces north east, so great views of the sunrise, but sunsets are hidden behind the mountains. The advantage is though that the lanai is shaded by the building after about 10 AM, which we really liked. The complex is very quiet, no road noise at all. We loved it. There is no beach right at the condo, but nice beaches are only a short drive away. The pool is rather small and it's in the middle of the complex, so no ocean views from there. We never used it.The condo itself was clean and had all the amenities we needed. The couch is the family room and the kitchen cabinets are a little dated, but hey, it's a rental. It definitely didn't put a damper on our stay. We really enjoyed it and would rent this or another condo is this complex again. To sum it up: If you want a peaceful location with fantastic ocean views, this place totally delivers. If you want easy beach access or a great pool, look elsewhere.

It was the perfect spot to spend a few days just drinking in the ocean. It was also an easy drive to some of the highlights of the north coast, including the Na Pali coast trail and some great beaches. The unit is a little dated, but generally very comfortable with all we needed. There were also a couple of cleaning issues, but overall fine.If you are looking for a resort with a the fixings, this isn't for you (althouh there is a pool for condo guest), but we'd recommend it as a peaceful and beautifully located getaway.

New Refrig, coming is a new full size W/D. The drawer slides in the kitchen need replacing, the glass selection is poor. There was plenty of beach related things, Chairs, umbrella towels. We called the manager for service on the icemaker someone was there within the hour issue was corrected and a bag of ice was keft for us of ice just in case. Carpet had stains around island and front door. Tile would be a much better choice throughtout including the bathrooms. The big question would I stay here again, YES!! Things I would do as an owner Replace slider, replace carpet, cabinets in bathrooms and kitchen, countertops, two small 4-5 drawer chests of drawers in guest br. Consider looking in unit before purchasing supplies, shop at the local market (Food Land) beach for kids is Anini. Most other beaches are steep good for surfboard and body board.The view from the deck of he Pacific Ocean is awsome waves crashing uon the rocks some 200 feet below, then turn around and see the mountains behind you. The area is quiet and very relaxing. WE had good meals at C J's in Princeville shopping center just up the street. And In Hanelie at Post Cards. Anothe good pplace is Chicken Barrel to the south in Kapaa. If you want a Luau we suggest Smith's in Wailua great food, drinks and show. Also the cruise of the Na Pali Coast leaving from Port Herman. We did the dinner cruise very good food and drinks. Don't miss the Wiemea Valley. we drove close to 600 miles in a week never thought that would be careful of the kiosks advertising good deals these are Time Share come-ons. but I did it and received the Na Pali coast at half price for all 8 in our party. So an hour and a half was Okay. We also got 25% off the Luau for all 8 of us.
Leanne R. from Camarillo, CA recommends this property. Stayed for 11 days in June, 2014 It was the view we excepted as we usually stay at Sealodge on the cliff for this view. We needed a bigger location to accommodate our two young children traveling with us this time. We were disappointed to find many things broken in the unit that could of been repaired while it was empty prior to our arrival. (no bath tub plug, window seals were nasty, peeling paint and left exposed crumbling wood/ dust to all the window screens, dryer not functioning safely) The unit appeared to be clean, but the carpet was very old, stiff and stained and the couch had two big rips in the back side. The structure of the curving building really makes the sound travel between units. Unlike unit 5 or 3 they curve outward and give you a more private lanai- unit 4, we could see all our neighbors and hear their TV and see them on their computers at sunset/night while we sat on our lanai.We arrived to a dog barking the first few nights, which was a disappointment to hear the dog over the sounds of the ocean. Either the dog owners left or the manager Mike was able to locate them and ask them to control the dog. The vacuum was in the unit, but had no way to plug it in or charge it up, the management sent us a replacement (brand new vacuum) in 4 days. It was well stocked with beach chairs, 5 beach towels, beach toys, snorkels, a nicely upgraded kitchen appliances. The beds were super soft, which took us a few nights to get used to them. The beach below is worth exploring- there is a sea tunnel (go at low tide) and we saw a green sea turtle sleeping in there. When we return we would make sure the unit we rent in building #3 or $5 have no problems before committing to spending thousands of dollars for a two week stay.

It was sad to see such a great place get such little care. Everything needed updating. The sliding glass door you had to push on the opposite end to get it to close. Around the windows were disintegrating. The shower doors leaked. The dishes we rewashed by hand as the dish washer didn't work well. The blender was growing mold they did replace it after two days.I've rented alot of VBOs over the years. I've always found in the kitchen a few basics but this place had nothing not even salt or pepper. I plastic bagged and dated all the condiments we purchased and asked they be left for the next renters. The location was great. But no welcome book or suggestions. Left a guide book the ones there were about 10 years old. The grill is out side in the parking lot you need your own coals. There is a gas grill up by the swimming pool which is a block away but wasn't sure if we could use it or who provided the gas. Again no instructions or maps of area. Would stay at this condo again. Just not this unit for the price you can get better. Forgot to mention the TV was not working correctly had a big line through it..

The Alii Kai complex provides charcoal grills behind the building, gas grill by the pool (which is next to building 7) and in front of building 5, and does not permit grilling on the lanai. While it was thoughtful of you to leave the condiments, unfortunately our cleaning staff will remove it all before the next guest checks reasons of health, safety, and liability. About the only things they'll leave are salt, pepper, or other spices; cooking oil; dry goods like flour if sealed in an airtight container. We don't stock those items, but we won't remove them if they're present.

There were a few maintenance problems that we had to deal with which could be easily corrected by the owners....we left a list of these. The only downer to our stay was a few of the towels smelled pretty bad..the smell that comes from sitting in the washer too long. We had to make one box of laundry soap last our whole week long trip (we didn't want to buy any extra). Other than that, the condo was great and we will definitely go back.

However, the unit was not cleaned very well and was in dis-repair(missing screen in D/R, other screens rigged with skewers to keep the bugs out - which didn't work because there were a lot of them, leaky shower door, 1 bed post of bed was missing, crumbling dry wall around windows, sliding glass door didn't lock well, b/r faucet tricky to turn off water). Skimpy on cooking pans, no extra trash bags. Towels were small and thin. Would have been nice if there was tile by door and lanai instead of carpet. Cheap cabinets with crooked doors. This unit does have potential if some money were put into it. BTW, we've stayed at several different condos on Kauai, Maui, and the big island, so we know what a rental unit should be like.

This was my 50th birthday and our friend's 20th anniversary getaway and it was simply great. The unit was great and did have a minor ant problem in the Kitchen but the property manager helped us right away and no problems from there. Being from Atlanta, it is costly to fly to Hawaii and the rates at your website are by far the best. I have passed on your info to my brother at American Express Travel in Georgia and hope many of his customers who are looking at Hawaii, choose Kauai and your services, can't wait to get back there eventhough it might be another 3-5 years from now, but will definitely choose your management company, and as a real estate broker, I know a good value when I see it.

The views are wonderful and the condo was perfect for our stay with a 4 year old. The unit needs carpet soon, and a new coffee maker but everything else worked well. The beach toys were appreciated and furnishings were confortable. The bedrooms look out at the Pacific and you sleep to the sounds of the ocean. Location Location Location.
Great location but tired property with safety issues

Stayed for 6 days in March, 2013 Upon our arrival we were thrilled with the location and views of unit 4303, but unfortunately we noticed a musty and damp odor as soon as we walked in, so we immediately opened the lanai sliding glass door and attempted to do the same with the screen slider. We discovered the screen door was broken and stuck in the runners so the door instantly fell out and off its track. Consequently we had to leave the screen off the frame or else leave the glass slider closed so insects wouldn't come in (there was an army of ants throughout the kitchen, earwigs and silverfish in the drawers, and a few cockroaches as well). The worst part of it was when we sat out on the lanai and had to close the glass slider behind us.... The slider had a faulty and corroded lock mechanism so it AUTOMATICALLY LOCKED US OUT! We were stuck on the lanai at 8pm and 3 floors up. Fortunately a neighbor had eventually stepped out onto his lanai so we were able to yell over to him and ask him to enter through our front door and come unlcok the glass slider. Thank goodness we hadn't locked the front door because the lock box key was sitting on our counter....otherwise I don't know what we would have done other than spend the night sleeping out on the lanai! (as a side note, I did have our cell with us so I called Sandy from Ahh Aloha rentals after hours and she dissapointingly told us that there were no additional keys to that property so she didn't think the property manager would even be able to get inside our unit to rescue us.... Not a comforting statment when we were stranded 3 stories up!) That experience seemed to trivialize the ant and roach problem, shattered wine glass in the cupboard that almost lacerated my lip, dirty stained carpet, broken and corroded window crank-out fixtures, moldy bathroom tile, leaky shower door, broken dishwasher held together by scotch-tape, and dust covered celing fans.

What Sandy from Ahh Aloha actually said was that the resident manager might not have a key, so guest services would be dispatched. They arrived within twenty minutes, and found that the guest had already gained access to the unit.

Stayed for 6 days in January, 2013 We stayed in Alii Kai 4303 for 6 nights in January 2013.The location is very nice, you can watch the whales from the balcony.But on the first evening when we wanted to cook something, we found out that the whole kitchen and the cupboards were very dirty and as soon as we started to cook, roaches, bugs and ants came out on the floor and the kitchen tops.Later this evening the roaches were running all over the floor and into our bags and luggage. And I'm not talking about one roach, there were more than 20.The next morning we called the care taker and told him about the roaches and he promised to send the pest control within 2 hours.We waited more than 3 hours but nobody came.In the afternoon we called again and the care taker sent us somebody who came and sprayed the whole kitchen with insecticides and promised us the pest control would come the next day.We don't know if the pest control was really there the next day but the roaches were still there and the whole time we couldn't really use the condo for preparing meals.Later on we were told that the owner didn't want to pay the pest control and until this day we didn't get any cent back abd the owner still claims that there are no roaches or bugs although we have photos that prove the truth.

This particular condo has really nice TV's. The seating and beds are a bit on the soft side for us, and the decor and cooking equipment isn't tops. However, it's a good value and a great spot. We would definitely return to Ali'i Kai, and this is a great company to rent from.

We have stayed in other Alii Kai units and have always been impressed with the views. Unit 4303 was a great location, little bit of neighbor noise. The furnishings are nice, Tommy Bahama brand however the condition of the unit itself needs a little TLC. A new coat of paint and new carpeting will give this place a 5 star. The floor on the lanai was a piece of carpet whereas other units had tile we noticed. Maybe we're picky but overall we enjoyed the unit.

Stayed for 5 days in April, 2012 Rental was clean and furnished nicely, great view of ocean and you can hear waves crashing all night long. Sunshine 9am-8pm 80 degrees the whole time - some rain but normal for Princeville. Some previous reviews talked about ants so we were especially careful and had no problem.Wife was coughing and congested and we thought it was the plane ride at first, but her symptoms would disappear after we left the condo. Called mgmt after a few days to request a different room and had to (practically) argue our case to be able to sleep the last night in a different room. They finally let us move our things and we got a good night of rest before we went to our 2nd destination, Maui. Then we were charged a 2nd cleaning fee. Ok, I get it, someone had to freshen up the room. We would have preferred to stay in the 1st room and not have to pack up early but something was giving the wife a terrible time (mold/allergens?).In general would not stay on Kauai for more than 3 days unless you plan to do a lot of hiking. Snorkeling and night life are much better on Maui.

It is right next to a resort area and golf course, and it is an ideal location for snorkeling. We were just up the hill from a small beach and sea turtle cave, which we visited twice. Grocery shopping is very close as are movie rentals. Also near is a popular beach, surf school, and a place to rent boogie and surf boards. Wonderful people. We had no wireless Internet but were able to connect to one close. Asking for a repair for this took lots of time, and it wasn't fixed until the day we left. Whoever comes next will have a good deal. A couple of doors (the lanai door and a closet door) were broken; otherwise, the place was very nice and comfortable for the 4 of us. It's not Alil Kai, but Alii Kai. The actual address is 3830 Richard Rd. which is nowhere on any registration or information and is very hard to locate on a GPS.

GPS, Google maps, etc, are not always accurate for why we provide detailed driving directions in the check-in instructions. It's not hard to find in daylight, but after dark for a first-time visitor can be a challenge. Keep your driving directions handy! Scheduling repairs can take time - as we're sure everyone who's tried to get the phone company to come to their own house has experienced. We apologize for any inconvenience caused by occasional service problems, and assure all guests that we address them as promptly as is possible when we are at the mercy of the utility companies.

We spent two weeks on Maui and 1 week at Alil Kai on the beautiful island of Kauai. The Princeville area is gorgeous with lucious greens,waterfalls and white sandy beaches. The view of the ocean,from our condo,was breathtaking. We enjoyed coffee on our balcony while watching whales breaching in the bay. You are in a short drive of all main attractions offered on Kauai. We always felt safe on Alil Kai's well manicured property. Everything we needed was supplied at our condo. It was very spacious, clean and nicely appointed. We would definitley stay at Alil Kai again.
A guest from Tucson, AZ does not recommend this property. Stayed for 8 days in December, 2011 We had a terrific stay at Ali Kai 4303! The views are unbeatable! Our only complaints are the state of the towels (very old and crusty) and pillows (really lumpy.) There was also quite a bit of construction (all of the balcony rails were being updated from wood to metal--very loud for 3 days) and they trimmed back all of the trees out by the parking lot. That was also very loud for an additional two days. Since all of the workers started early in the morning and worked all day, the only chance we had to restfully "sleep in" during our 8-day vacation was the first Sunday. I think you should warn your guests in the future and that is the reason I will not recommend Ali Kai at this time.

Stayed for 7 days in December, 2011 I was very pleased with the unit we stayed in but very disappointed with the difficulty we had checking in to the unit. We had originally booked a private home but then the home went off the market and we were moved to the Alii Kai. We were never given finalized check-in instructions prior to our arrival. Therefore we were not aware that we needed a code to open the key lock box and when we arrived we couldn't figure out how to get into our unit. All the management offices were closed and all of the property managers we called had no access to our key code. After almost an hour of frantically calling around, someone answered at Ahh Aloha after hours and gave us our key code. My husband and I were in Hawaii on our honeymoon and its very disappointing that this is what we had to deal with on our first night in Hawaii! When I emailed Sandy, the agent who booked our unit, about the incident she told me that I must be mistaken..however afer I forwarded her everything she had sent me prior to our arrival she finally realized she had never sent us full check in instructions for the Alii Kai. We also encountered quite a bit of construction during our stay. Construction workers were outside of our unit at 8am sharp hammering and ripping out balconies,including ours. In addition to the unpleasant noise that woke us up, our balcony wasn't accessible. I made Sandy, our agent, aware of this as well and she said that she'd send our housekeeper over to give us a complimentary giftcard to the Tavern in exchange for all the disruption. Needless to say we never saw the housekeeper or the giftcard.

The refrigerator door does not close completely. Also, the pepper shaker was empty. And there was no hairdryer. Other than that we had a wonderful stay! Mahalo!

Very well kept. The ant problemin the condo is bigger than what would be considered understandable. Lots of ants and in an area where one prepares or serves food. Carpet does not look clean. Unit was clean however with the ants and the carpet it didn't seem well kept.

One thing that would have been helpful was if we had known there were boogie boards and beach equipment at the front desk! We found out on the last day and we had actually bought a beach umbrella beacause we didn't know we had ones to use!! Other than that we had a Fantastic time and we hope to visit again soon!!! : )
A guest from Shoreview, MN recommends this property. Stayed for 3 days in March, 2010 We stayed at Alii Kai 4303 in early March. The weather was very windy and rainy, but we still had a good time. The unit needs some repairs to the windows, which are so rusted they don't stay shut when the wind blows. The blinds need replacing, and the kitchen faucet needs replacing. The carpet also was in need of cleaning. However, the place is generally in good condition and clean. The grounds are well kept, and you couldn't ask for a better location for whale watching!
