Terry D. from Woodinville, WA does not recommend this property. Stayed for 7 days in April, 2016 This unit has a great view and many positive aspects but the negatives far outweighed the positive. The front door has a very old lock system and it takes 2 hands to open the door. This gets old quick because you are typically carrying something and you have to set it down. All of the other units around have a really nice digital door lock that takes only one hand. The TV was the biggest disappointment. I don?t go to Hawaii to watch TV but when it is raining hard it?s nice to have. The main TV is very small, does not connect to Wi-Fi and has limited channels. This could be solved by a $500 trip to Costco and an inexpensive redesign of the closet space it sits in. The bedroom TV is from the late 80's and quite an eye sore, you could just get rid of that one. The bedroom curtains do not fully close so we had to figure out a work around so we could dress in there without being visible to parking lot. The master bath has a terrible shower curtain/rod. Most hotels use the new shower rods shaped like a curve, it makes the shower space seem much bigger. The main bath has the hot and cold water reversed. I know this would be really expensive to fix but a placard or a sticker would solve the problem and they are cheap. The kitchen would be fine if it were deeply cleaned and the oven/stove was replaced. The front electric burner works sometimes and the oven door randomly locks. The upper cabinet?s doors were really sticky.On the positive side the bed was very nice and towels/sheets are good quality. The floors look new and are very nice and the kitchen is well appointed with utensils, pans and dishes. This unit is in need a makeover.

The location was convenient and had a great view. A little frustrated that there are no curtains or window coverings in the main living room which was frustrating for my young children to sleep in. The cooler and other beach items were great, although there was only 1 "real" set of snorkeling gear. We left 2 boogie boards for the use of future guests to enjoy. My kids loved the pool and tennis courts. The Cliffs is a great place!!

Beautiful spot with plenty of activities to keep you busy if you don't feel like venturing around the island. If you do feel like venturing around the island, the staff are super helpful in booking excursions and activities for you all over the island. Would highly recommend.

The kitchen was well stocked, the bed and sofa bed were very comfortable, and the place was immaculate when we arrived. We had many days packed full of pre-arranged activities, but our kids enjoyed exploring the grounds and we enjoyed an afternoon at the beautiful pool. We were able to find beach chairs, umbrellas and snorkel gear in the hall closet! What a bonus!! Ryan from the concierge desk was very helpful. We would definitely consider staying here again if we are lucky enough to be able to return to this amazing island!

The location was a little distant from the airport area, but was beautiful!We were very surprised at how spacious our accommodations were ... although the furniture was a little dated. That didn't matter to us as the condo was very clean!!! We chose to do our touring during the day and returned each evening to cook our own dinner. We were quite pleased with the amenities for cooking... although for people like us who are only staying for less than a week, it would be nice to have some basic spices and oils available. But that's okay too, it forced us to be very creative cooks!!!All in all ... the Cliffs was a beautiful location, with very friendly staff and a magnificent view!

Stayed for 4 days in October, 2014 Cliffs Resort is an affordable option in Princeville with many amenities that a hotel would have (pool, hot tub, concierge). Close to restaurants, beaches, and a grocery store. The condo owners had snorkel and beach gear available for use. Downside is the condo itself was a little outdated and the kitchen could have been cleaner.

The condo was very nice! It was nice to be able to prepare breakfast ourselves instead of going to a restaurant. Restaurants were close by for dinner, plus the grocery store was near them as well. The concierge staff were very helpful in setting up our massage appointment and they were so friendly and nice! The only negative point was the ridiculous about of gnats in the master bathroom. They weren't anywhere else in the condo, only in the master bath. Because of that I did get bitten by them a few times. Not fun having bite marks on your legs when you are wearing shorts and getting a tan! Overall, wonderful place. Had a little view of the ocean but we weren't planning on being in the condo for most of the day anyway. I would stay here again, but next time I will take bug repellent for the room, because you can't wear big spray when you're taking a shower!

No curtains on floor to ceiling windows in kitchen and living room. Condo has two balconies/lanai - one overlooks the parking spaces for whole condo building and the very busy main entrance to the Cliff's property, the other -with a fairly good ocean view between two condo buildings- overlooks a street with many cars looking for sights. Condo has only one ceiling fan (and two floor fans). Poor lighting in dinging area. No security hand rails in either showers. Bedroom furniture is ancient. Safe does not work. Closet space is limited since your clothes have to share space with an ironing board, vacuum cleaner and none working safe. On the bright side - the condo is spacious, has two bathrooms, great stereo system and is VERY clean.

Great ocean view from kitchen & lanai. TVs in both LR and BR was nice. Bathrooms are very spacious - perfect if you have more than 2 (but it was great having my own bathroom, & hubby had his!)Kitchen gets warm without a shade on main window, but very breezy unit - fantastic trade wind flow. The Cliffs has lots of amenities and great concierge service.

There is no air, it is remote, and there is no beach access. The physical location cannot be changed, but the condo we stayed in was very dated and had no air. It was very warm and stuffy. The kitchen was marginal, very old appliances that smelled terrible and were loud. We will not be returning.

The location was perfect on the north shore of Kauai within minutes of several beautiful beaches. Not to mention the ocean view from our patio and being just a couple hundred yards away from the bluffs with an awesome grass area with chairs and a BBQ overlooking the ocean. Couldn't have been happier with the accommodations, the location, or the price. Wonderful all around.

The units have no air conditioning so to keep reasonably cool, you'll need to leave the balcony sliders open most nights, resulting in both noise and privacy issues.If you're a light sleeper like me, be prepared to deal with a bit of vehicle and foot traffic noise. Unfortunately, the floorplan places the livingroom on the quiet, scenic side, with the bedroom directly facing the parking lot where all guests enter the building. Both sceen sliders were broken and one was very hard to open, tv cables and wires look like a spider web in the bedroom, shower curtains were gross, a cheap shade does not block out the light outside the front door...just needs some TLC to make it up to my standards.

Stayed for 3 days in November, 2013 To name just a few "problems" we arrived about 7pm and it took us >45 min to get in, the code had been changed and no one bothered to update us, we tried 3 telephone numbers and got no answers. The screen door was broken, the linens and bathroom curtain smelled like cat urine, no dishwasher soap, outlets not in working order, the burner light never went off making us think it was left on.. We were very disappointed and would not recoomend this to anyone.

I am from Florida and am accustomed to heath but no A/C makes for a very uncomfortable evening cooking. The unit in building 4 was VERY outdated. Everything was very low end in materials. I would stay in princeville again but not in this facility.

It was not very clean either when we got there, we left it way cleaner when we left. They were doing some repairs earlier that day and there was some kind of residue left all over the condo. The screen doors had holes in it and were broken. Most of the furniture looked old and ready for retirement. We had lots of problems with the stove also. Overall its a good place if you are just going in and out and just sleeping there at nights.

They have resort amenities such as shuffleboard, basketball, a playground,and a pool which we enjoyed after a day at the beach. Additionally, you can borrow boogie boards and sand toys for free for the day. One of my most memorable nights was playing Battleship with my family in the pagoda at night as it poured outside. The interior of the condo was tastefully decorated with a tropical theme. I did not give 5 stars for cleanliness because a spoon had dried up sauce on it, and the dishwasher had a bit of lingering food in the utensil basket. Nothing that I couldn't quickly fix. I gave 4 stars for the general condition because the stove was a bit scary. When we turned it on, flames burst out about 5 inches high. My husband found a loose wire. We just didn't use that burner. There was a sign mentioning that the burners can loosen with cleaning in the kitchen. The pull out sofa isn't very comfortable and the comforter in the master could use a washing. The grounds are well landscaped with tropical plants and very clean. There are chairs set up on the cliff to enjoy the ocean view...very relaxing and romantic! I also liked the fact that the community BBQs were clean and ready with propane for use at will. The location was great for enjoying the beautiful beaches and trails on the northern shore. The beaches seemed safer than other areas, however; we drove an hour to Poipu for boogie board worthy waves. I suggest breaking up your stay between the north and south shores. Overall, I think for the price, you can't go wrong. It is better than staying in a hotel. I would return and recommend The Cliffs to a friend.

We go to the North End of the Island for the beauty and quiet of Kauai. The office staff is so very helpful and we don't know where you'll find a nicer pool facility.
A guest from McMinnville, OR recommends this property. Stayed for 5 days in June, 2013 This condo was a great value. Short walk to sit at the cliff and enjoy a quiet amazing view of the ocean. Only complaints are the kitchen was under supplied- salt and pepper would be a nice touch, fridge was clean but exterior of fridge and cabinets really need an upgrade to match the rest of the very nice furnishings. A light blocking pull down shade at the front door would make sleeping so much better. The exterior porch light which we had no control over was so bright we needed to keep the bedroom door closed, which cut off the air flow from the back lanai. So it was either sleep with darkness and no air or bright light and nice cooling air. Nice fan in bedroom but couldn't correct this problem. The blackout curtains in the bedroom would be best accompanied by some privacy sheers, so we could sleep with some air flow from that lanai too. Despite these flaws we had a wonderful stay and would return to the cliffs.

However, the establishment has a designated smoking area with a picnic table and no dumpsters. Even though I don't smoke, it was nice that my husband was accommodated. The pool was great. We had Kauai's three best days of weather while we were there with NO bugs. I had heard a lot about bugs and was wonderfully surprised. Chickens were prevalent as were beautiful views and pleasant trade winds. The rains are fun to walk in and the grounds are well kept and beautiful. This unit could use a new couch and refrigerator, but they were both comfortable and functional. NO problems.

The location of the complex is in a great part of Kauai however do know that this is not beach front in any way. You are at best a 5 minute drive to the closest beach, and if you want one that is accessible with ease, you are a 10 minute drive away. The cliff top location is beautiful, but if you want beach access, this is not the place for you. Further, I love to cook and felt frustrated that the kitchen is somewhat limited in what you are able to do. It has the essentials in pots and pans and some random knives, but any in depth cooking is a challenge. There are no provisions provided at all, so you'll be spending a lot on getting the basics. This property could be made that much better by providing a spice rack, some basic oils, vinegars, sugars and salt and a up to date and complete collection of cooking equipment. Not a major issue if you aren't cooking though. Lastly, the rental states that it has a WIFI connection in place, which is not in fact true. All in all, the place is a nice place to stay but limits what you can do based on what is mentioned above.

Although, it was an inconvenience, the roofers, the Cliff's staff and especially Ahh Aloha were professional and attentive in assuring our stay was the best possible.I will definitely use Ahh Aloha for my next vacation accommodations. However, #4209, while very affordable, is in need of some TLC. We were there 3 weeks and meal preparation was difficult with not a sharp knife among the many in the drawer, no scissors, a horrible can opener, no ice cream scoop, pyrex-type measuring cup, salad servers or salad bowl. An extra saucepan or two would be helpful. Nice glassware but a mixture of different dishes/bowls. The bed was comfortable with nice quality linens and plenty of new towels, although the pillows were lumpy. Curtain was hanging off the rail and there was trash behind the dresser. The screen door from the living room needs fixing as it was very difficult to operate.

We have a couple suggestions, maintenance items. nob to switch the water in tub to take a shower does not work in 2nd bathroom. DVD does not work, we tried everything. new tv(s) would be nice especially in master. mold, mildew strong smell in kitchen especially cabinets right of stove and left of dishwasher, gets worse as you get closer to windows.some cords, lamps, plugs seem to be shorting out and lamp on dresser sparks so we did not use it. Property is well kept, but starting to show its age. Condo was clean, but no air conditioning. This was not a problem except in the hottest part of the day. Condo buildings arranged so that most units have at least a partial ocean view. beach chairs, umbrella and cooler provided in the unit were a definite plus. The only issue I had was that no one could provide a key to the safe in the unit, so it was useless.

Especially appreciated the late check-out since our flight didn't leave until 9:30 pm, felt like we got an extra day of vacation! The condo was great for the price. Only real negative was the awful smell in the kitchen. We moved the microwave out to the lanai which helped but then determined the cupboards to the r. of the stove were part of the problem. But it was a minor issue, just something that probably can be dealt with by owners. Kitchen supplies are minimal but adequate (coffee filters would have been nice since we arrived late night and purchased coffee at the Reception desk the next morning but couldn't brew it til we went to the store). King-size bed was comfy, couch and armchair... not so much. Light fixture in master bath needs repair, very slow to come on if at all. Enjoyed lounge chairs and hammock on the grassy cliff area over-looking the ocean. Grounds well maintained, pool area nice. Ahh Aloha was one of the easiest rental agencies we've ever dealt with, we were concerned since you're off island but quick replies to emails was great. No name of housekeeper posted in the condo as indicated in the paperwork but David helped us with the late check out and all was good! Mahalo

This trip, we decided to stay at The Cliffs, which is a nice property and we definitely enjoyed our stay there; however, we found The Cliffs management to be unresponsive and dismissive. We found our unit, #4209, to be quite spacious, well-decorated, and nicely equipped. What one may not see or realize by looking through the photos of this unit is that there are two lanais - one off the bedroom, which overlooks the main driveway into The Cliffs and parking; a larger lanai is off the living room, and has a partial and distant ocean view. Unfortunately, during our stay, this lanai view also included heavy machinery. While the kitchen and two full bathrooms are small, the rest of the condo is quite spacious and comfortable. We were very happy with unit #4209 and are likely to return in the future.

Could have used a few basic cleaning supplies, i.e. Windex, 409 Kitchen Cleaner, Disinfectant Wipes, etc. - those items you don't carry with you but want handy in your home at all times. Also, the units could use larger TV's - at least 32-inch.....All in all, a very wonderful and comfortable stay.

We actually had an ocean view from the front lanai AND it was very convenient to the clubhouse and pool. They have renovated the pool since we were last there and it is beautiful.

Loved the location - gorgeous view from the kitchen and living room. Very quiet property - nice and clean.The only drawback was there was remodeling/construction going on in the condo next to us so it was noisy at times during the day; and there were two large construction 5th wheelers just outside our condo in the parking lot, which took up parking space and wasn't nice to look at. But overall we were very satisfied.
Jim C. from Chico, CA does not recommend this property. Stayed for 19 days in June, 2011 Huge trailers were parked in front of the building our entire stay. We could never park close to the building. Our view was obscured front and back by the trailers and a huge dumpster. The unit was musty smelling and the shower curtains were hanging off the shower rods. Many items that had been in the unit when we stayed there two years ago were gone. The lightbulbs were burnt out and none of the batteries in the remote controls worked. We replaced all these things. When we approached the Cliffs desk for help, they told us we'd have to call the local real estate rep. Not helpful. The dryer lint trap was disgusting. We dug out hand fulls of lint from all around the trap - the trap itself was full of holes and we feared using the dryer at all. The beach chairs were all broken - we left two new ones. We replaced several kitchen utensils that were missing - kitchen scissors, a vegetable peeler, to name a few. The drapes in the bedroom did not function at all. You could not open or close them because the mechanism was tied in a big knot and completely unusable. They were constantly remodeling the other unit in the building and the noise was non-stop. Banging, hammering and blasting music all day. One day they painted the steps and we could not get to our unit. Our last stay there was so enjoyable - that's why we returned. What happened ??? We probably won't return.

The interior was in clean, well kept. The grounds were kept immaculate daily. We only went to the pool once, we enjoyed the beach everyday. I would reccomend this unit, perfect to be able to cook and not eat out every night. There were beachchairs and we donated our beach umbrella for the next guests to use. You will not be disappointed with this property.
A guest from Los Angeles, CA does not recommend this property. Stayed for 9 days in August, 2010 Looks nice, but is not very livable. Furnished OK, but poorly stocked. Lighting levels poor throughout. Galley kitchen cramped, not laid out well. Bathrooms small. Location noisy; the whole complex seemed noisy. The only good thing was the nene and zebra doves right outside our kitchen lanai.

Good pricing for nicely furnished one bedroom, nice location and view, well supplied kitchen, and generally nice resort facilities surrounding the unit. Couple of things that we needed to address when we arrived- no way to access internet, no DVD player (missing?)and TV had fuzzy connection, constant toliet running and no shower drain screen. We had David come out to fix us up, but it took several trips. Couple of ideas to improve the unit- needs more towel holders in each bathroom and a soap holder inside the shower (floor gets really wet when you have to reach outside shower.) Screen door in bedroom falls off track repeatedly and needs repair at bottom. Need a blanket for the sleeper couch.
