Cancellation Policy:
- Cancellations 14 days or more in advance of rental date: your full payment minus a 15% cancellation fee will be returned to you.
- Cancellations less than 14 days in advance of rental date: you will forfeit your initial deposit.

Terms and Conditions:
Reservations. When you decide to make a reservation, fill out and return by email this Reservation Agreement. If the rental begins in less than 14 days, return the agreement with the full rental payment. If the rental begins in more than 14 days, return the agreement with 30% of the total rent due. The reservation is made only after we have received your payment with the signed Reservation Agreement. On receipt of your deposit we will send you a confirmation via email.

Balances Due. The rent with a security deposit of $300 is due 14 days before the rental start date.

Security Deposit. The security deposit is used to pay any unusual cleaning, and any damage to the dwelling that exceeds normal wear or tear. The security deposit, minus deductions as described above, will be returned to you within 14 days of your stay.

Cleaning. A $120 cleaning fee will be charged in addition to rental fee. However, if excessive cleaning is necessary, this will be deducted from the security deposit.

Method of Payment. We accept both personal checks and Credit Card.
• Checks should be made payable to Ning Jiang and/or to mailed Ning Jiang, 7312 Rainbow Drive, Cupertino, CA 95014
• Payments by all major credit cards are accepted via PayPal (with 2.9% processing fee. You do not need to set up a PayPal account for this transaction).

¬¬Cancellations. Should you decide to cancel your stay after we have received your reservation payment, the following refund schedule applies:
• Cancellations 14 days or more (>= 14 days) in advance of rental date. Your full payment minus a 15% cancellation fee will be returned to you.
• Cancellations less than 14 days (< 14 days) in advance of rental date. You will forfeit your initial deposit.

Check-In / Check-Out. Check-in is at 3:00 pm Pacific Time. Check-out is at 11:00 am Pacific Time. Check with us about the possibility of early check-in or later check-out.

Pets / Smoking. Your well-behaved pets are welcome. No smoking indoors.

Furniture and Equipment. Properties are fully furnished and equipped with basic items such as pillows and bedding, towels, pots, pans, flatware and dishes.

Insurance. Owners shall not be liable to Tenant(s), nor insure Tenant(s), for any personal injury or property damage caused by the act or omission of any other third party, or by any criminal act or activity, war, riot, insurrection, fire, or act of God. Tenant(s) acknowledges responsibility for securing Renter’s insurance to cover Tenant(s) personal property against any loss or damage.

Safety. The renter understands the dock, watershore and woods surrounding the property can be dangerous and will ensure that any persons staying there during the reserved period will be warned and children in particular, will be watched carefully to ensure their safety.
