Building 4 - 8130 ONE BEDROOM UNIT: The Residencias Reef Condominiums on Cozumel are located right on San Francisco Beach, the most beautiful beach on Cozumel. Just a 5 minute boat ride to some of the greatest reefs, it's perfect for beachcombers. There's also good snorkeling just off the beach. The sandy beach stretches on for miles and miles so you can run or jog for as long and as far as you like.
All the Residencias Reef Condominiums have central air conditioning, maid service, and access to a large freshwater infinity edge pool. The condos are located about 9 miles south of Cozumel's only town, San Miguel. This unit has a private patio with its own private tub on the terrace and easy access to the beach. Most comfortable for 2 guests, however has a futon sofa which may best suitable for 2 small children.

Stayed for 10 days in March, 2016 This is a great location for scuba divers. You will be one of the last ones to be picked up by the dive boats, and first to be dropped off, same for fishing. Renting a car at the airport is a good idea, this will allow trips into town and exploration of the east side of the island. The condo was clean and well decorated, we had no issues. The grounds were well maintained, two swimming pools and a great beach with nice cabanas for shade. I would recommend this property, it's a great value.

Stayed for 5 days in January, 2016 My husband and I spent a week at this condo for our honeymoon. The complex is very well maintained and absolutely beautiful. It's a very quiet complex, so if you're looking to party..this is not the place. You must be quiet by 10pm. The staff is super friendly and helpful. The reason I didn't give it 5 stars is 1. there is a huge jet tub on the balcony, which is one of the reasons we booked this room. But there isn't enough hot water to even fill the tub up 1/3 of the way. If you're going to put a huge tub in, at least put a water heater in big enough to fill it up. 2. There is 1 only restaurant within walking distance and it closes at 5pm. We were told about a delivery service but when we called, they said it was too risky for them to deliver to that area. Our first night there, we had no food and the only way to get food was to buy a taxi and go on a little mission. I recommend stopping at a store before you get to the complex, although it's very risky leaving your luggage with a taxi driver while you run into a store. The condo is super clean and the beach is only a short walk away. There are 2 pools that are supposed to be heated, although while we were there 1 heater wasn't working. All the neighbors seem to know each other and meet up annually. Everyone is very friendly. This is a great spot if you want to get away from everything because you'll need to pay a taxi to get around anywhere else. There is a dock right by the complex where boats can pick you up for snorkeling or scuba, which is awesome!

Stayed for 7 days in December, 2015 While Residencias Reef is a wonderful condo complex with 1-bedroom units, having the same layout, very spacious and comfortable. But unit 8130 lacked phone, hair dryer and TV reception. We had to ask the property manager to furnish a phone and hair dryer and to remind him that we should have daily maid service (lacked first two days). The TV did not work the entire time - the owner must have turned the dish access so there's ZERO entertainment and when you travel with kids, like we did, it turns into a bad experience. The ad for this condo is misleading. Too bad that the owner prefers to save a few $$ per day on TV connection- it shows a lack of common sense. So if you stay at RR, choose a different unit with all the amenities. Additionally, we had a scare after making the first down payment as the owner suddenly decided that he wanted to stay in the property even though we already reserved it and paid more than 50% down. The woman in FL had to talk them out of that. Another risk - owner changing his mind- not worth taking. Better off with a diff RR unit.

Stayed for 8 days in October, 2015 Cannot count how many times we've stayed at this property. First time in this unit. It was fine except for TV - even though it was worked on, when we would try it late at night, it would not work. The internet was sketchy but mostly ok. Everything else was great and response to issues was excellent also. Perfectly good hottub on porch but no hot water...haha! Love this property and this unit is a great value.

Stayed for 5 days in July, 2014 We loved the Residencias Roof property. The entire location was well maintained and manicured. The grounds were beautiful. The location was good as it was away from all of the cruise ship tourism. However, we did need to make the short drive into town on most days to eat. That was more of our choice as we were on our honeymoon and wanted to have nice dinners together. The unit itself was great. The unit is well built and beautiful on the interior. It had a nice kitchen as well as washer/dryer. We would have been able to trim our travel budget considerably if we wanted to as we would have been able to live out of the condo unit as is. We will rent this location again.

Stayed for 5 days in May, 2014 Stayed for 4 days in May. The property is always well taken care of, the unit not so much. The base of the water cooler had algae growing in it. When we checked into the unit there was only a little water in the cooler and when we changed the bottle we had to clean the green stuff from it. The unit needs repair as the bathroom door knob is ready to fall apart and the ceiling in the bathroom is in need of some repair. The safe was not usable. The bed was comfortable and the maid service was good. We would go back to the Residencias Reef just not to this unit.

Stayed for 16 days in March, 2014 Fantastic location, right on the beach and jetty, where I was picked up from the dive boat. The maid worked very clean; unfortunately she did not speak English. All were very helpful. Rental car recommended. Approx. 15 km to downtown San Miguel.Minor repairs should be carried out urgently.I will come back.

Stayed for 7 days in February, 2014 my wife and I are seasoned travelers over a good part of the world and for us the sun set the calm warm clear waters and immaculate beach towered by the dream palms as well as a coice of well maintained pools along with modern well presented and customer serviced away from home lodgings in a Mexican island setting are incredible. even the fact that you could rent a car for the short trips into the city for what ever reason, for us added to the experience and lets not forget about the little mangro system in front of the unit we have rented over the last couple of years have wild life to watch and have even named some of the iguanas which reside outside of our beautiful deck with a ocean view. I am not easily impressed but I am when it comes to booking with at hoemincozumel and the quality of my wife and my residentias experience in fact we are concidering purchaseing one of their for sale properties for our winter get aways. thank yo residentias reef condos for an excellent visit. by the way the distance to one of the best reefs in the world is only 10 minutes away and I have been a commercial diver and spent years in the oceans of half the world and the reef system off of coz is incredible to say the least. we are sold.

Stayed for 14 days in May, 2013 A little wet and windy but not bad. If your traveling during hurricane season bring Netflix with you. The ground keepers were on top of the little bit of clean up after the storm blew threw. Only were trapped inside our wonderful condo for 1 1/2 days during Andrea. The rest of the time it was paradise. Will rent again.

Stayed for 7 days in February, 2013 Awesome location with a great ocean view even though it is on the ground level. We have stayed at this complex several times and love it. The only downside to the location, is the hotel next door, that recently started having very loud parties on the rooftop from 9pm - 12am. It is not too disruptive in this particular unit though. The unit was spotless, and the maid did a very nice job. There were some issues with the unit that were not dealt with, and the company has not responded to my email where I listed the issues we encountered. In fairness, there was a number we could call while we were there if we had issues, but it was an international phone number, and there was no phone in the unit! The issues were fairly minor to us, but could be bigger to someone else. An excerpt with the issues from my email: "1. There was no remote control to turn the air conditioning on in the master bedroom. We used the remote control from the living room AC to turn it on, and then discovered it is making a loud clanging sound, so we could not use it.2. There was no remote control for the TV in the bedroom, and that is the only way to turn it on, so we could not use the TV and DVD player as we had hoped.3. The Jacuzzi tub does not work- We filled the tub with water and turned it on- Lots of rusty water came out, and the motor was making a very bad smell, so we turned it off immediately.4. The drain grate in the shower is not attached, so if you step on it, it slips to the side, and your foot goes into the pipe!5. Two of the 3 lights in the kitchen are burned out, so it is very difficult to cook in the evening." All that being said, we would probably stay at this location again if the price was right.

Stayed for 7 days in April, 2012 The property was in very good shape and the cleaning staff excellent. The rep from At Home In Cozumel (RAUL) was excellent. He made sure we had the necessities for the baby that we booked ahead and was quick to tend to everything immediately. We have been here four times so the location was a non-issue as we knew what to expect. I would definitely recommend this property.

Stayed for 7 days in March, 2012 We stayed here for a week on a dive vacation and the facilities and unit were great. Nice pools and beach, although if you want to get in the water, water shoes are recommended as the entry is rocky.I would also recommend renting a car for your trip as well. Taxis are a bit of a cartel on the island, and taking them could quickly add up. For example, a ride from Residencias to El Centro will run you about $15 one way. The freedom of having the car is great and spending some time on the east side of the island is a must. If you get lost, the locals are more than happy to help.We mostly cooked in the unit, taking full advantage of the great local produce, but a couple of restaurants I would recommend:La Casa Mission - Located in a lovely garden setting with a mix of Mexican and Continental, and a free tequila tour afterwards. When we went, there were only a few patrons, mostly couples, all of whom enjoyed dancing to romantic Mariachi music.Parilla Mission - Downscale sister to La Casa Mission. Great Mexican food for an amazing price. The Arrachera is a must. We met up with friends that happened to be on the island, and for four of us it only cost ~$30, and the staff even went out to get milk for the other couple's baby.If you just want to be somewhere with a crowd as well, there are a couple of cruise-shipper spots right down the beach from Residencias with your standard selection of beach food and beverages.Great location, great vacation.

Stayed for 8 days in February, 2011 We found that this condo is to far from town, it would cost $30.00 US return if you wanted to go into town. We also found that the living room furniture was very uncomfortable to watch TV . We had to request management to come in and fix both the lights in the kitchen as well as change the safety deposit box which were both broken. The only thing we did like about this unit is was it was a very quiet beach that you did not have to rush out and put your towel down to reserve a lounge chair. The maid was very nice to us and we even had to ask for a table to eat at on the deck. Sorry but this was not what we were use to in our vacation rentals....

Stayed for 15 days in March, 2010 It was a little way out of town but it was quite. a rental car is a must. water sports are just down the beach but you don't get a lot of traffic on the beach. Over all if you are wanting to party the whole time, you may want downtown but if you want to relax you can't go wrong
