shady terrace with armchairs and sofa overlooking the garden and the pool.
1 junior suite as above described.
2 double rooms measuring 31 sqmeach with a small entrance office and its own bathroom with shower. Safe, refrigerator, hair dryer.

Lower floor basement area with laundry rooms provided with wash/dry-machine and ironing set. Small toilette.

Cottage Limonaia (70 sqm): 2 double rooms measuring 30 sqm each, rooms provided with ensuite bathroom and shower, refrigerator and covered green furnished space.

Dependance Mirto (70 sqm): Suite on 2 levels with private furnished garden. Room consisting in double bedroom with bathroom/shower, living room with sofa, refrigerator, table, chairs, fireplace, door getting on the private shady garden with furniture.

All rooms are provided with wireless internet connection.
Please note that all bathrooms are spacious, shower cabine for minimum 2 persons, hair-dryer, courtesy set.


Overall Property Description:
The Borgo Toscano is a small hamlet where nature, landscape and the precious materials used for the restoration are the ingredients for a very special holiday immersed in Tuscan history and beauty in the hills around Pistoia.
The decorations and the frescoes recall the typical symbols of the Tuscan art, aiming at creating also inside that typical atmosphere of the worldwide known Italian art.
Particular care has been used taking into consideration the energy saving and air conditioning aspects, by installing a big solar panel plant.

The hamlet is composed of 2 cottages and one main Villa, very close to eachother, encircled by 55000 sqm of land and variegated wood, offering 1800m. of equipped walking paths.

The main Villa is on 3 levels accommodating 8 guests in 2 double rooms with ensuite bathrooms and 2 junior suites with living room; moreover, there is a double sofa bed in a living area.
The 2 detached cottages, Limonaia and Mirto, provide 6 more sleeping places in total (see interior description).

Ground and exteriors:
Garden: A mediterranean garden of 3000 sqm and a particular organic vegetable garden and a large variety of aromatic herbs, with vegetables available for you during your holiday.
Woodland and land with fruit trees such as apples, cherries, fig trees - 55000 sqm.
Pool: A cosy private pool of 100 sqm (17x6 m, max. depth 1,60m) open from 1st May until 16th October is situated in the green of the mediterranean garden and offering 3 hydromassage points for 2 persons each. Changing room/toilet/shower. Patio, deck chairs, armchairs, tables, shower with hot/cold water.
Parking: on the property.

At guests' disposal:
Patio with large wooden table and chairs for 18 people. Barbecue. Terrace furnished with armchairs and sofas. Playing area of 600 sqm of fenced lawn.
The fully equipped rooms offer an independent air conditioning/heating system, satellite LCD TV, spacious and beautiful bathrooms with shower and hair dryers, free wireless internet access, independent audio system with digital music to give you the highest comfort.

8+2 in Main Villa, 4 dbl.rooms, 4 bathrooms, weekly rate €4600
Extra cost for main villa occupancy: heating €60 per day - a/c €45 per day.
Breakfast buffet (on request) €400 per week, with maid service 2 hours each day only for this service from 9 to 11 am.

A cold meal on the day of arrival, you will find the prepared meal in the house at disposal (not valid for the low season).

Heating €80 per day
Breakfast buffet with Tuscan products - cost for the entire week for 14 people is €600.
A person will be at disposal for this service from 9 to 12 am.

At the Borgo the separate collection of waste is obligatory, the house manager offers the transportation service at €8 per day.

The property owns a van (9 seats) to hire for a day or for the week.
