Villa's wing (200mq) comprises 3 bedrooms for 6+1 Guests:
- Ground Floor: 2 entrances with living room, dining room, TV, Kitchen (look at the map)
- First Floor: gallery sitting room, 1 double bedroom with private bathroom with shower and extra bed, 1 normal doublebedroom, 1 bedroom with french bed and 1 bathroom with tub.
Only the guests of the villa's wing can use the SWIMMING POOL
Overall Property Description:
Villa la Castellaccia is a "Residenza d'epoca" dated back to 1614 always belong to Noble Family Aloigi Luzzi and her Progeny.
The Villa is divided into two wings, with one wing accomodating the owner and a two room bed and breakfast.
The remaining wing of the Villa is the rentable area and has three double bedrooms.
La Castellaccia has retained all the architectural features of many eras: in fact the antique furnishings and décor reflect the centuries old style of the Villa, but it posesses conveniences for the discriminating guest, such as modern bathrooms hot water and central heating
The gated entrance leads you to the grounds of this elegant mansion, now remodeled into two separate areas. The Villa is situated on the gentle slopes of the Tiber valley at the border between Tuscany and Umbria.
The beautifull Villa's Park, 2000sqm, is only used by the guests, 6+1 or 8+1 (In fact, they could rent in addition one of the two double bedrooms used as B&B) and it is surrounded by a 2 meter high wire netting, in the Tuscany countryside. (No animals can enter )
An automatic wrought iron gate, builted in 1800, is opened by inside telephone to go out and by password on keeboard for enter. The gate is always closed for high privacy. Villa "La Castellaccia" is accessible only by guests and owners themselves. There is no common area between guests and owners.

Only the guests of the villa's wing can use the SWIMMING POOL
The Villa's Wing guests can use the swimming pool as they want.
In the morning (not all the days) the gardner or the owner cleans the swimming pool for about an hour. No problems to leave personal things in the swimming pool terrace: no other people could enter or use.
Swimming pool awaits you at the terrace and it is 5x10 mt. located in panoramic view of Sansepolcro valley.
The Swimming Pool is lighted. The Guests could enjoy, swims, in the summer warms nights.
Near to the swimming pool is a pool house with comfortable changing room, toilet and wash hand basin. On the outside is a hot water shower. The swimming pool and pool house are for the private use of guests renting the Villa's Wing.
You don't find this confortable and marvellous features not even in the 5 stars Hotels or exclusive residences much more expensive!!! You could have your own swimming pool!
Villa la Castellaccia offers also accomodation in the Bed and Breakfast.
The Bed and Breakfast is composed by: two double bedrooms with bath, the first with twin beds, the second with a double bed, have also high privacy.
The dining room, used for Breakfast, is large and suitable just for only four persons. This is the maximum of persons that you could meet.
A separate area in the park, is for the B&B guests.
No use of swimming pool for the B&B guests.

There are a lot of outdoor activites in the neighborhood, such as:
The Montedoglio Lake: located only 5 minutes away is wonderful for sailing, canoeing and windsurfing.
Horse riding: A riding school is also only 5 minutes away.
Trekking: Hiking enthusiasts can walk for hundreds of miles on unspoiled mountain trails, with breathtaking views at every bend of the path.
One day tours: One hour away by car are the towns of Arezzo, Cortona, Assisi, Gubbio, Perugia, Spoleto and Urbino each offering more art and history as well as more local wines and food of high standard. Florence, Siena and the Republic of San Marino are one and half-hours by car, as is the Rimini coast, where one can experience Italian seafood.
Distances
It is very close to Sansepolcro, Anghiari, Caprese Michelangelo (The Artist's Birthplace) and Monterchi, towns of artistic and historical interest. They all boast great a number of excellent and traditional Tuscan restaurants for all tastes.
At the nearest City, Sansepolcro 4km: a restaurant, farmacy, butcher, green grocer, baker, florist, newsagent, supermarket, bar, post office, bank, chemist, clothing and forniture shop etc.
Grocery store a 300 mt: open also Sunday.
