The Property

“LA SECHEBELLE” is modern family home built in 2006 for the current owners and is let for the first time in 2010. It has an uninterrupted view of the Chateau de Montfort, one of the most picturesque and photographed chateau in the Dordogne, and open countryside. The location could not be better, just 3 kms from the famous medieval market town of Sarlat and under 2 km from the Dordogne river and valley. Golf Du Domaine De Rochebois and the Vitrac Tennis Club are less than 1 km away. Canoe and kayak hire on the Dordogne River is within 2 kms.

“LA SECHEBELLE” has been tastefully furnished with all furniture and fittings supplied by Habitat.

The Accommodation

The house is approached through large gates and sweeping drive to the large and well established landscaped country garden. There is a large lawn area to the back of the property with separate private garden with superb planting around the pool area. La Sechbelle has five bedrooms with two en-suite shower/bathroom and one separate shower room with separate WC. All rooms have duel Air-conditioning and heating units.

The main entrance leads to the open plan lounge kitchen and dining area. Four French windows over look the Heated saltwater pool and terrace area.

The lounge is furnished with modern leather sofas and chairs with TV, DVD, and Satellite Box for UK television, IPOD docking station and a large bookcase with DVD collection and varied reading matter. Sliding patio doors with electric blind overlook the side terrace and garden. Oak flooring in the lounge area adds a contemporary feel.
The kitchen dining area continues from the lounge with views to the front of the property and the pool area. Light oak units are complimented by a granite design work top. The fully equipped kitchen has an electric hob, with extractor fan, low level electric oven, microwave, coffee machine, and an American fridge freezer with ice maker and cold water dispenser, and large floor to ceiling cupboards for the crockery and glasses. A large light oak table provides seating for up to 10.

From the kitchen onwards the house is tiled with light cream tiles. The hallway leads to the downstairs cloakroom with hand basin, and separate WC. There is a utility room for the washing machine and tumble dryer and internal door accessing the double garage.

The first of the two double bedrooms are on the ground floor. One is a large room with a window overlooking the garden and farmland with two single beds, side tables and a dresser. The en-suite bathroom has a corner bath, toilet and vanity unit and heated towel rail.

The master bedroom has double French windows overlooking the pool and terrace. Double Queen size bed with wardrobe and door to the large en-suite shower room with toilet, double vanity unit, and heated towel rail. The room also has oak flooring.

From the hall the staircase leads to the further three double bedrooms. The first room has two single beds with bedside table and a four draw unit. The second is a double bedded room with wardrobe and draw unit. The third room is also a double with two single beds.

The main shower room has a toilet vanity unit and heated towel rail. There is also a separate cloak room with toilet and wash had basin.

The outside terraces make full use of the view of Chateau du Montfort. One surrounds the large heated pool with roman end for easy access particularly for children and an alarm system. The eating area is just outside the French windows that lead from the kitchen. A wooden table with seating for 10, sun beds, chairs, gas BBQ, umbrella and table tennis are all supplied.

Damage/Security deposit of £500 will be required. Providing the property is left in good order this deposit will be repaid within 48 hours of departure.

Bed linen,towels and pool towels are provided. Water and electricity is included.

Local English resident is on call in cases of emergency.

No smoking or pets are permitted in the property.
