Two seperate terraces; one set up for grilling off the kitchen dinning room,, the other set up to relax in a hammock or chaise lounge, both provide views of the Caribbean Sea.

Description:
The Keli Keli home is centrally located on Statia. With a fenced in yard and no homes built on the adjacent lots it still offers total privacy. To your right you have Round Hill which offers a 360 panoramic view of the Island along with spectacular views of St. Maarten, Saba and St. Barts. Directly behind our home the magnificent 2000ft volcano (the Quill) looms, beckoning you to explore her majestic crater and spectacular rainforests. Sitting on either of the two terraces you can relax with the Caribbean Sea in full view offering some of the most beautiful sunsets in the world for your viewing pleasure. Our home has recently been remodeled (2009) and is now equipped with all new appliances and conveniences. There are two bedrooms, two bathrooms and plenty of room for a large group at no extra charge.

1. The home is located at 5000 S. Round Hill on Welfare Road on the Island of St. Eustatius in the Netherlands Antilles.

2. This is a Non Smoking Home. We ask that you smoke on either of the Terraces. Please dispose of your butts properly. NOT ON THE GROUNDS.

3. PETS are permitted in the home only with prior approval. A $50.00 US Dollar pet fee applies. Pet owners are responsible for cleaning up of any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up to date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and tick are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The home owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises.

4. RESERVATION/DAMAGE DEPOSIT – A reservation/damage deposit of $500.00 US Dollars is required. This must be received within 14 days of booking the reservation. The reservation deposit automatically converts to a damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within 30 days of departure, provided the following provisions are met.



A. No damage is done to the home or its contents, beyond normal wear and tear.

B. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.

C. All debris, rubbish and discards are placed in refuse containers outside and soiled dishes are placed in the dishwasher and cleaned. One load of laundry is started.

D. All keys turned in to Sue Hendrix.

E. All charges accrued during the stay are paid prior to departure.

F. No linens, towels, beach towels, or kitchen towels are lost or damaged.

G. No dishes, utensils, glasses, or stemware is lost or damaged.

H. No furniture is damaged.

I. No appliances major or small are lost or damaged.

J. No plants or the grounds are damaged in any way.



5. PAYMENT – An advance payment equal to Fifty Percent (50%) of the rental rate is required sixty (60) days before arrival. The advance payment will be applied toward the home rent. Please make all payments in the form of traveler’s checks, bank money orders or cashier checks payable to Deann B. Lake. The advance payment is not a damage deposit. The BALANCE OF THE RENT is due upon arrival at the home.

6. CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made with in sixty (60) days of the arrival, forfeit the full advance payment and reservation/damage deposit. Cancellation or early departure does not warrant any refund of rent or deposit.

7. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to arrival. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to arrival.

8. If a rental is taken for less than 7 nights, the guest will be charged the full 7 night rate.

9. NO DAILY MAID SERVICE – While linens and bath towels are included in the home, daily maid service is not included in the rental rate, however is available at an additional rate. Rates do include a one-time linen-towel setup.

10. PARKING – Vehicles are to be parked outside the gate only. Scooters are permitted to be parked inside the gates. You will be responsible for any and all damage to the grounds caused by scooters. Any illegally parked cars are subject to towing; applicable fines and towing fees are the sole responsibility of the person or persons renting the vehicle and or scooter.

11. GATE POLICY – The gate is to be kept closed and latched at all times. Statia is a free range Island, this means goats and cows are highly likely to come onto the grounds and cause damage to the yard and plants if the gate is left open at any time. You will be responsible for any and all damage to the grounds caused by outside animals coming through the gate.

12. TRASH PICK UP – Local trash pick up is scheduled for early Tuesday mornings. It is best if the trash container is placed outside the gate on Monday night with the bungee cord securely attached over the top to prevent animals from rummaging through and spreading the trash. All trash must be placed in a bag and secured before being placed in the trash container. No loose trash can be in the container.

13. INTERNET SERVICE – internet service can be provided for an additional charge of $50.00 US Dollars per week. This charge is due at the time the advance payment of 50% of the rental rate is due. If the internet is not available due to the Internet Service Provider during your stay this charge will be refunded provided a confirmation letter of such a problem occurring is provided by the Internet Service Provider. 14. SECURITY SAFE – There is a security safe on the premises for all your personal valuables. You are welcome and encouraged to use this safe with no additional charge. The safe code will be provided to you through email correspondence.

15. THIS HOME IS PRIVATELY OWNED; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

16. RATE CHANGES – Rates subject to change without notice.

17. HURRICANE OR STORM POLICY – No refunds will be given unless:

A. The National Weather Service orders mandatory evacuations in a “Tropical Storm/Hurricane Warning area” and/or

B. A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a “Tropical Storm/Hurricane Warning” area, we will refund:

a. Any unused portion of rent from a guest currently registered,

b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Tropical Storm/Hurricane Warning is lifted; and

c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Tropical Storm/Hurricane Warning” period.



18. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

19. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

20. THIS RENTAL AGREEMENT/CONTRACT IS NOT VALAID WITHOUT A CONFIRMATION NUMBER. A confirmation number will be issued to the guest upon acceptance of the guest’s desired dates by the owners and receipt of a faxed signed contract from the guest to the owners. A copy of this signed agreement with the confirmation number must be presented upon arrival.
