Rockaway Beach - Sand & Surf is a beautiful home with vaulted ceiling and plenty of room. There are three levels, with bedrooms on all; a wonderful open loft bedroom upstairs, a master suite on the mid-level with access to the deck, and a semi-separate sleeping area downstairs with a private room and a great room with bunk beds and bath. This lower level room has its own entrance on the ground floor. Sand & Surf is a wonderful place to bring your family or large group. This house will sleep 10 people comfortably - so just bring'em all with you.
There is a step saver kitchen, separate dining area, full bath and this home has a great, open, living area with a beautiful stained glass window and an electric fireplace. The furnishings are comfortable, beautiful and functional. You'll especially love the retro-modern Stereo/ CD that looks like a radio from the 40's. There is TV/Cable/VCR. You'll have a partial view of the ocean and be just steps to the beach access. This home has everything you will need or want. You'll never want to leave!

There was no CD player as was on the sheet of paper of what was included. It was a real nice location. The garbage people never did pick up the garbage, it was full when we got there on Tuesday and they didn't stop at the house on Friday either. that's no big deal as they weren't spilling over. The micowave quit working on Christmas day but come to find out it had gotten unplugged. We didn't know the plug was behind the Fridge. All in all it was a beautiful week and the weather was great.

There are so many different little zones to this house theres both good common hangout areas as well as private nooks to curl up with a book. The pictures don't do it justice. The decor is cozy and sweet, not like other rentals that are all chintz and 70's ****. The kitchen is well appointed and the hot tub was awesome.

We have a young child and the baby gate and the gate for the deck were both broken. A step also broke when my husband was walking down the stairs. With all that, we would still stay there again and just bring our own baby gates. Great seperation of the bedrooms to feel like everyone had their own space. Great decor and very comfortable and felt like home!

If we were given the specific location ahead of time, we would not have rented the place. Also the BBQ grill was not cleaned - fish skin.

Proximity to the beach is excellent. The house does get some road noise from Hwy. 101 but was not a big deal. The washer and dryer were very handy but are a little noisy and dated. The doors on the closet to them were hard to open and close. A bigger TV in the main upstairs living room would be nice. Overall the house seemed to need a few more lights. These are rather picky items. We wold use the house again.

You and your cup of coffee could be at the beach in 2 minutes flat. Our review would be all glowing if not for a very dirty master bed. The sheets were not clean (stains, hair, etc) and dirty pillows had been flipped over on the bed so that the clean side was facing up. The other bed was clean, so it seems that this bed was not stripped/washed. Property management was notified and they were apologetic. Otherwise, the property was a great beach escape.

There were no usable kitchen knives nor a cutting board. The kitchen cupboards needed a new coat of paint 15 years ago. The upstairs bathroom is out of the late 70s. The upstairs living room furniture needs replaced or a serious steam cleaning, but the house was generally clean. Location is in good proximity to the beach. Fun weekend, but property is not particularly comfortable. Would recommend making the updates to bring this property current.

We had 10 there between ages 3 and 83. The stairs going downstairs needs a handrail as they are a little steep and it would be nice to have a dishwasher as with 10 someone was doing dishes all of the time. The location was fantastic. We needed trash bags and they brought them promptly on Sunday morning. It was great.

It would have been a lot better if the beds had been as advertised: we got 1 full and 2 queens, not 1 KING and 2 queens. Some of us were VERY uncomfortable. The office was great about getting the dryer fixed. Garbage picked up only once, rather than the twice indicated in book. Fortunately, we recycle seriously, so did not fill the two trash cans provided. Beach access was great; hot tub a real plus.

It was just bad luck that the dryer broke before we arrived and that a scheduling mix up mean that we were an hour late getting in while they finished cleaning. The property manager did offer to buy us dinner while we waited. The house was clean, and the furniture was comfortable. Great water pressure in the shower, lots of hot water. Proximity and access to the beach were nice, but we really missed having some sort of view. The upstairs decks were not a place you'd want to hang out - narrow, facing the street. We never used the fenced-in back yard, as it wasn't really a place for the kids to play: two small square decks (one dark because it was underneath the upstairs deck) and a path between raised landscaped beds. The stairs inside the house were not toddler friendly ("open" stairs leading up to the loft, stairs leading down to the lower floor were open on one side and don't have any rail). For that matter, our dog wouldn't go up or down either set of stairs. Finally, I know it's probably too much to hope for with a rental, but the kitchen was disappointing: I had to buy my own cutting board, and there was no dishwasher. The tools were ancient, and I felt the need to wash everything BEFORE I used it. So... while the people were great and the house was clean, we would not rent it a second time.

There was also a hint of pet urine in the master bedroom near the closet but we had the windows open so it wasn't noticeable during our stay. The red chair is also very uncomfortable in the living room but the couches were very nice. We would definitely stay here again considering how much better it was than some rentals we've had. Also, thank you for having this property in such good condition overall because we were very scared to rent it sight-unseen and driving 1300 miles from Colorado. It was such a relief and we really enjoyed our stay.

I've rented many beach homes, but this was by far the cleanest. The location is great, just steps from one of the nicest beaches in Rockaway. Easy sandy slope down to the beach, no rocks to climb over. Nice big fire pit right as you enter the beach. Big open beach with a nice calm surf and long slight slope into the ocean. Very safe for the children that were with us. The beach was also very quiet. Just a few blocks south is much more crowded. Location is right across from a restaurant and walking distance into town. Lots of room to spread out for everyone. Great lower deck to sit on when it's raining and the hot tub was perfect after a long day on the beach.
