The only negative thing was the A/C in back bedroom broke on Monday. We called Jake about it(he said he would have someone right out to fix it)and no one had come when we left Thursday. Otherwise a fabulous vacation.

Older unit; great location, nice views. Air conditioner works poorly and the unit has little privacy so that windows need to be closed (other guests smoking outside the windows). Upgrading A/C will greatly increase its appeal.

Unit was beautiful and in a fantastic location. Tastefully decorated, but could use a few more kitchen utensils, dinnerware, etc. It was nice having a washer/dryer in the unit, but the machine was very small and could not wash more than 3 beach towels per load. It was also very noisy. The unit was equipped with a TV and DVD player, but no radio or stereo, ipod dock etc. Music would be a nice addition.

The furniture is a little worn and many of the windows are broken. The soap in the bathrooms, kitchen and for laundry was a nice touch. Our main problem was the yard work. We booked this property because it was supposed to be easy to get into around the side via the partial sidewalk and grass and one person in our party uses a wheelchair. The grass was replaced a day or two before we came and it was a mud hole the entire time we were there. It was very inconvenient as we had to either take the gravel path up behind the unit or carry her up fifteen stairs. Jake tried several options and said he could move us up away from the water, but we decided to stay by the ocean as we are from CO and again booked this unit for location. Also, there was no sidewalk to the pool that is accessible. Great location - good price. Overall, a nice place but wouldn't recommend it for someone with disabilities, as it just doesn't work.

We arrived through all the nearby construction (Honoapiilani road and Ritz Carlton) only to find that painting crews were all over the building where the condo was. Management had emailed us less than one week prior to our departure for Maui that painting was "in progress" on the unit, but we were not prepared for all the workers, ladders and a hydrolic lift outside of every window for the entire stay. The lanai and outside furniture was covered in a layer of dust from recent sanding and the outside of the unit looked battered. The onsite project manager was kind enough to keep away from our unit when we asked, but it was hard to aviod the sound of nearby power-washing, sanding and hydrolic lift noise. We were not notified at all about the massive Ritz Carlton construction project nearby. Playing tennis on the Bay Villas tennis courts was anything but pleasant due to the construction noise, and you had to navigate through boarded roads, flagmen and tractors each time coming and going. The condo is showing its age - furnishings were ok, but every room had something that needed repair - a closet door off the hinge, rusted shut blinds, dripping faucet, wobbly patio table, etc. The kitchen is very small and not adequately stocked. The dull knives were rusty, the wine glasses foggy, the handles are falling off the pots/pans, and the cabinet doors are sticky. The location along the bluff is quite nice, and the view would be spectacular if the windows were cleaned more frequently. We enjoyed Kapalua, but we feel this property is overpriced and not taken care of. We won't rent through Aloha Vacation Villas again.

Mostly happy, but 2 BIG factors ....

Bottome line, would not return to this specific location. Here are some general pros/consCons1.Bed was horrific and rock hard. My body ached every morning.2.Cockroaches were there which ruined the amazing view for my wife. 3.This is the part of the Island with many more clouds and showers. It is amazing how just 20 miles on a small island has such different weather.Pros-1.You can?t get closer to the water over the rock cliffs. The scenery was beyond majestic and stunning.2. The resort itself is quite lovely. The pool has a very high end BBQ and all granite area. Was really pleasant. Bottom line, due to the terrible bed and the cockroaches, we would not return. I don't know if Hawaii is infested with these little guys or just this building but it was pretty hard to sleep. We found several on the floors.

This location & property are ideal. Close to great beaches for snorlelling, like Napili & Kapalua. Great ocean views & whale watching from this condo. Upscale property near five-star dining like Merrimans and Pineapple Grill. This particular condo was a litle worn-out & dated, i.e.- rusty ironing board,dated kitchen & baths, but the price (a bargain) reflected this. Overall, we were very happy & had a great stay!!

The view of the condo is unbelivable, we saw whales from the patio, very clean and lot of space. Very nice owner.

We the property was not maintained too well. This is not your fault, but the owner's planning. The house feels old and outdated. There are corners that just cannot be cleaned. We'll recommend friends to contact you guys, but will caution them about this unit.
