Villa Maija is located in a small exclusive development on the hills near the village of Gundogan on the Bodrum Peninsula overlooking the intersection of the Aegean & Mediterranean Seas. Villa Maija is a brand-new villa just completed in August 2006. Our villa can comfortably accommodate up to 7 adults. This villa has two bedrooms and two day beds, a separate kitchen, two full bathrooms (upstairs and downstairs), mosquito nets on all windows, wood-burning fire place, new washing machine, and a fully-equipped kitchen with new dishwasher, oven, microwave, refrigerator, etc. Stairs from the villa lead directly up to the swimming pool, overlooking the Aegean Sea.

In this community, FREE WIRELESS INTERNET service is provided.

Villa Maija offers superb outdoor living space. French doors in the living room open up to a Mediterranean style courtyard garden. Perfect for enjoying your morning cup of coffee relaxing in comfortable wicker furniture. If you don't feel like sitting around the pool, two comfortable sun loungers are perfect to lay back, read a book, and laze the day away. At this location, there is a small pool and play area for children, and a large pool for adults.

The den area has a daybed with trundle that allows for two people to sleep comfortably. In addition to this, a single daybed is provided in a common area on the top floor. Perfect for relaxing with a good book while having the option to sleep one extra person. The villa is tastefully furnished and comfortably equipped. Villa Bahce has two TVs with built-in DVD/CD player with hundreds of satellite channels from around the world: one in the living room and the other in the master bedroom upstairs.

The unique design of Villa Maija's arched roof and ottoman window box styling is only the beginning. The interior was designed with careful attention to detail and luxury. This villa is more than you would expect from a rental property. Highlights include: luxurious travertine stone in the bathrooms, custom designed furniture throughout the house, comfortable lighting, large kitchen with breakfast table, and a hand cut travertine stone wood-burning fireplace.

The Turkish clay pots and colorful plants create perfect courtyard garden. This villa was designed with the intent of blending indoors and outdoors for the discerning traveler who loves the comfort of a garden and the beauty of the sea.

From the villa, you can easily bring your favorite snacks and drinks to enjoy the sun with your friends and family. With the steep hills of Gundogan, this is a definite advantage. In addition to the primary pool, there is a small children's pool and play area.

The intellectual climate of Bodrum is shaped by tourists and people living on the Bodrum peninsula from countries such as England, Ireland, France, Germany, Russia, Italy, Spain, and even the USA. The villa is within 20 minutes from the city of Bodrum, which allows for many entertainment opportunities (Turkish Blue Cruise Voyages, Greek Island Excursions, Historic sites, Nature Adventures, and excellent Night Life activities). Bodrum is well-recognized for its artistic heritage, and is therefore an open-minded community. Nightlife in Bodrum offers restaurants, bars, and clubs for all life styles.

Area Information:

In Ortakent (half-way between Gundogan and Bodrum) there is a large water park. It is opposite the KIPA hypermarket which is part of the Tesco chain and sells many well known Tesco products as well as local and international brands. Gumbet and Bodrum are only 20-30 minutes away for those want the busy night life and bustling resorts.

Also look out for the markets, typically the Turgutreis one on Saturdays. Yalikavak is usually on Thurdays and Gündogan on Wednesdays. There are no fixed prices so don't forget to haggle.

Hiring a car is the easiest way to get around, but you can manage without one. If you're staying for a few weeks you may like to save some money and shed the car for some of the time and use the local dolmas, or mini-bus service, which operates cheaply and efficiently throughout the peninsula. Yellow taxis are good for short journeys but can add up a bit on longer ones. Many people hitch around the area and it is not uncommon for lifts to be offered by drivers who are going the same way as you.

Levent, I am back safe and sound after such a wonderful summer. Your house was spectacular and
a great place for a family reunion. I so enjoyed discovering the Bodrum peninsula and Istanbul too. I plan to write an article for our local newspaper about traveling to Turkey. Most Americans know so little about it and are afraid to travel independently there. What a shame. The Turkish people were so friendly and hospitable to me. I didn't have any experience that was negative in five weeks. And, I felt completely safe as a woman alone one week of the time. I will definitely return to Turkey in the future. As for the house and the Heredot development-beautiful. I felt the price was fair, and your help was superb throughout from booking to leaving. I enjoyed meeting your neighbors, who welcomed us as part of the community. There weren't too many people in their houses, but we found the quietness to be an asset! Let me think about improvements for renters....a coffee maker!!!! We finally found French Presses, and left them at the house when we departed. We really enjoy brewed coffee in the morning and Robin brought Star Bucks for the summer! You might also want to let people know that DVDs from the US will not work in the house unless they are copied. The originals came up as Out of Zone. I think for your long term renters an oven with a broiler would be nice. We enjoyed grilling out. We left pool stuff like noodles and a float for whoever came next, and some books. I am glad Kathy reported we treated your house as our own. We tried very hard because you have furnished it beautifully. I have come home with all kind of thoughts for my Florida home in creating an outdoor terrace with the canvas interweaving-perfect for coolness. Thanks again for helping and completing Robin’s dog travel arrangements to get his vaccination paperwork from the Bodrum government’s veterinary services and talking to the doctor on our behalf so that her dog can leave the country. So, again-THANK YOU! I was always remember this summer, and certainly will recommend your house to others!!!

What a holiday we had from 21 July till 4 August with my wife. We have traveled around the world a lot and wanted something different and relaxing, also as my wife is pregnant. We booked the villa in January and Mr. Ileri was in touch with us ever since with regular updates, checking our special requirements, organized a car hire for us, updated us with events and activities in Bodrum and generally built an amazing trust with us. Everything exceeded our expectations. The villa had stunning views, was so cozy with all amenities you would need - we cooked every day and enjoyed our dinners on the veranda as that was always the highlight of our day. The kitchen has everything you need - including lots of spices! The beach club that we had access to was also so relaxing. Great value for money and most of all, the best service we could ever imagine. No more holidays in hotels for us, living in a villa is the best - you set your own space, you go out if you want to and stay if you feel like it. And in this villa you feel like staying in a lot, enjoying the views, the garden the pool and everything. The Turkish caretakers of this compound were so helpful as were the other residents. Excellent price for the best holiday we ever had. The villas has been decorated with a great taste. We loved the location and every morning we watched the sunrise over the Rabbit Island. The village of Gundogan is very quiet, yet relaxing. There are many internet cafes in the area for those who want to keep in touch with their work. Mr. Ileri has arranged our flight arrangements in Turkey, and also found us an excellent car at an affordable rate from a local car company. The Turkish people are very nice and friendly. The villa was fantastic. You have to see how wonderfully the villas has been furnished. My wife and our toddler, along with two gay friends of ours, felt very comfortable at this villa (even more than so our home in London). Mr. Levent Ileri, the owner of this villas, has been a great help. We have never seen such a great respect and treatment by anyone in our lives. Levent lives in Washington, DC USA, but he has been in touch with us almost once a week prior to our trip, asking our special needs, car hire arrangements, and called us during our stay to make sure that everything is alright, and called us after our stay about our experiences in Turkey. We made a great friend, and we will definitely rent any property from Mr. Levent Ileri. If you have not made your reservation to spend a quality time in Turkey, please hurry, as Levent is the guide. We stayed two days in Istanbul, and Levent provided us information which you cannot find anywhere on the Internet or in travel brochures. Mr. Ileri also made our domestic flight arrangements. Mr. Ileri is very resourceful and very friendly. If Mr. Ileri ever comes to London, we will ask him to spend a weekend with us. Thanks again Mr. Ileri.

"Never thought of an early winter vacation (October 1-7) in Turkey would be so lovely. Thanks to Mr. Levent Ileri for arranging all of our needs prior to leaving the UK. Mr. Ileri went out of his way many times to provide us with all the information we needed, including airport transfer, car arrangements, and taxi companies prior to leaving the U.K. Probably, Mr. Ileri telephoned us every weekend with excellent feedback. Mr. Ileri’s Villa Bahce is fabulous. There is no other villa in the Bodrum Peninsula which can compete with this unique luxury villa. No words can explain the beautiful courtyard garden with lots of seating arrangements to rest peacefully, read a book, and listen to the Turkish music, while laying on the sun loungers. We felt we were at a paradise. It’s obvious that there is no need to go to Hawaii! For those who love beaches, we recommend simply going to the private seaside facilities and those who love sandy beaches, just drive to Gundogan, park in the Gundogan marina or around Migros, and get your snack or lunch on the seaside walkway and just rest, enjoy and have a great time. "New, clean & fresh with everything you could need provided within the villa. Villa Bahce is very well-decorated and designed with fully-equipped kitchen and bathrooms with all the amenities, including bathroom, beach, and pool towels. Having air conditioners in all bed rooms and living room is a plus. The owner of the property, Mr. Levent, was very helpful with several e-mails and phone calls before, during, and after our holiday to answer any of our questions. A true home from home, definitely we would recommend this property."

"A very clean, spacious, and luxurious villa in a lovely location. Ideal if you like to watch all the different boats and ships that sail past. A well-equipped villa with a good selection of Turkish, American and European music, Satellite TV & DVD entertainment. Although the villa is in a quiet and rural area, we appreciated this peaceful atmosphere. As the weather was not too hot we were able to do a lot of walking and exploring. At night time a short bus ride or car journey soon takes you to plenty of restaurants or the brighter lights of Bodrum. An ideal location for a relaxing holiday with easy access to all the towns in the Bodrum Peninsula. Thoroughly enjoyed it and wished we had stayed for two weeks."

"The villa is very comfortable and well laid-out with plenty of room for us all. The property was in a beautiful position, with a breathtaking view from the patio, from which we could enjoy spectacular views of the sunrise every morning, and enjoy the sunset every evening. The villa itself was extremely well-equipped, furnished (the best we've ever experienced) and very comfortable. Lovely surroundings on the "estate" with huge pool - very often the only ones there in the morning! We also appreciated the care of the owners in the USA beforehand and after, who were keen to ensure that we had a good holiday and were extremely helpful in giving guidance and advice about the villa and surroundings, including car hire. Over all we had a wonderful holiday, and have already recommended the villa to many friends. The local bus (Dolmus) service was very reliable and cheap and we used that to travel to Gundogan, Bodrum, and other towns such as Turgutreis and Gumusluk. We also had a hire car which enabled us to explore the coastline and travel into Bodrum. The bekci (the security personnel) was more than helpful in fetching fresh bread and water, when we did not want to venture far. For those wanting a relaxing time, you could not want for anything more. We look forward to returning with friends in the future. "This was my first time visiting Turkey, although other members of my family had been on several occasions and found staying in a villa was a lot more 'personal' and relaxed with a home away from home feel. The villa incorporates luxury amenities (incl. individually controlled air conditioning in every room) with everything at your fingertips. It is situated in a pleasant quiet complex with a large swimming pool and baby/kids pool which you almost step out onto from your patio. We particularly enjoyed the roof terrace for that 'all over tan' It is a short drive (5 mins) from shops and restaurants in nearby Gundogan - locals and other holiday visitors are very friendly and helpful. The villa is designed for all types of visitors from families to couples young and old or even if you just wish to get away from it all on your own! If you want to enjoy a holiday at your own pace without the hustle and bustle of busy, overcrowded hotels in Bodrum, then this villa will most certainly meet your needs. Thanks to Levent and Lee for allowing me to stay, I will be back!!"

Notes:

1) Our regular check-in time is after 16:00 (4:00pm) and check-out time is before 10:00 am. We will accommodate your flight schedule to the best we can based on availability.
2) Our villas are generally rented on a weekly basis, from Saturday to Saturday. Other days can be considered in low season and based on market conditions. Please contact us for details.
3) Rates INCLUDE Electric, Water and Gas.
Rates INCLUDE change of linens, sheets, and towels for rentals of 2 weeks and more.
Rates also INCLUDE initial cleaning and weekly cleaning.
Rates INCLUDE all applicable Turkish Sales Tax (VAT) and USA taxes.
4) Capacity for Villa Bahce and Villa Maija is limited to up to 6 or 7 people. Capacity for Villa Selim is limited to up to 8 or 9 people.
5) Refundable security / breakage deposit is $250 (€150 or 150 £) for all villas. We will return this to you within 1 to 2 weeks after your departure. If you pay with a credit card, the credit card agency will return this to you automatically and it will appear within 1 billing cycle on your credit card statement.
6) The first payment is 35% of the total rental fee and must be paid within 1 week. Without payment, we do not block our calendars. Last payment is 65% of the total rental fee along with the refundable breakage / security deposit and these are due within 84 days prior to your arrival date.
7) The furniture in the villas will not be moved from one location to another as this causes extra time to put back the house together. Upon departure, the house must be left clean and in tidy positions. Place your dishes in the dishwasher and wash them before your leave the house. We reserve the right to charge a fee of $100 (€75) towards your refundable security / breakage deposit if the house is found in dirty and not tidy conditions.
8) Should you choose to bring a pet, a non-refundable charge of $100 (€75) will be added to the rental payment.
9) A rental agreement must be signed and copies of your passport (party leader) must be attached to the rental contract (this is a security and community requirement). Without this, our community will not allow any stays in our villas.
