Vacation Cottage Rental Description:
Nestled into the tranquil landscape, this is a high-quality gite ideal for two (but with capacity for four) at the gateway to the Monts et Barrages and Millevaches Regional Park.
This building (originally a piggery and bread oven) has all the character one would expect (but the pigs have been evicted !) Wood beams and stone walls are mixed with the comfort of modern conveniences to provide a comfortable retreat from the pressures of modern life.
Please note that as there is no fenced garden area, this property is not suitable for either pets or small children.
Looking for a relaxing laid-back break or a more energetic holiday ? This is the perfect hide-away from which to explore this beautiful part of France!
The accommodation comprises one bedroom (double bed) with radio/CD player, bathroom (with a large shower cabin), and an open-plan sitting-room/kitchen. A comfortable sofa-bed (double) provides the sleeping arrangement for the third and fourth guests. The kitchen is fitted with a quality cooker, microwave and washing machine. A TV/DVD is provided (with a selection of DVDs) and access to the owners book library is given for the duration of your stay.
Please be aware that in order for any additional guests sleeping on the sofa bed to get to the bathroom it is necessary to pass through the bedroom. If it is suitable we can offer an upgrade to a double guest bedroom with use of a shared bathroom in the house. This is accessed independently via the vegetable garden & into the library - which can also be used as a secondary sitting room!
The gite is available for rent all year, and if you decide to come and experience the Limousin in low or mid-season we can assure your warmth and comfort. The bathroom is equipped with an electric heater that fills the room with warm air in a very short time. The main body of the gite is heated by means of a wood burner in the sitting room. - a daily allowance of wood is charged at the nominal rate of 20.00 Euros per week from October to March inclusive. We also provide an electric blanket for the bed!
Outside there is a small private garden area with terrace, seating and barbeque situated to make the most of daylong sunshine (sunshine not guaranteed, of course - but we'll put in a request!!), and an 'above ground' swimming pool (approximately 24 x 12 foot) next to the terrace is also available for the guests.
The overall property is set in a private garden of over an acre which includes a small organic garden, and produce will be available to guests depending on the season and how successful we are with the veggies and fruit! Our own corn-fed chickens will be happy to provide your breakfast eggs for a small charge - although they also seem to have a 'season' for egg production so as long as they are laying!

Our charges are based on 2 adults sharing so the following supplements apply:

A 25% deposit is payable on booking with the balance due 8 weeks in advance of the rental. A security deposit of 150 Euros is payable on arrival. |

Cancellation Policy:
1. Cancellation by the client. Any cancellation must be notified by letter or email to the owner.
a)Cancellation of less than 30 days notice – the total charge for hire remains payable.
b)Cancellation of between 30 and 60 days – the deposit of 25% remains payable.
c)Cancellation of more than 60 days – no charge is made.
d)If the stay is curtailed the total charge for hire remains payable without refund.
2. Cancellation by the owner. The owner will refund the total charge paid, plus 50% of the equivalent charge the client would pay in the event of cancellation.
Terms and Conditions:
1. This leasing agreement forms the contract in respect of hiring the gite known as ‘La Porcherie’.
2. The duration of the stay shall be as per the booking agreement. The gite will be available from 4pm on the first day of the stay (Saturday unless by prior agreement), and clients agree to vacate the gite by noon on the final day (Saturday unless by prior agreement). Additional days can be agreed depending on the availability of the gite.
3. The reservation becomes effective upon receipt by the owners of the deposit of 25% of the total charge.
4. The balance of the charge becomes payable eight weeks in advance of arrival.
5. A booking made less than eight weeks in advance is payable in full upon booking.
6. Inventory of fixtures. A list of the fixtures will be presented upon arrival, agreed and signed by both parties. The inventory constitutes the only reference in the event of any litigation concerning the inventory of fixtures. The state of cleanliness of the gite at the arrival of the client will have to be noted in the inventory. The cleaning of the gite is the responsibility of the client for the duration of the stay (unless otherwise agreed).
7. Deposit or guarantee. Upon arrival the client shall pay a deposit of Euros 150. Upon departure the inventory of fixtures shall be agreed and the deposit returned after deductions for the cost of repairs should any damage be noted. In the event of early departure without time to check the inventory, the deposit shall be returned to the client within 7 working days, less any appropriate deductions.
8. Bed linen and towels are included in the cost of the hire of the gite.
9. During the appropriate season a daily allowance of wood will be provided. Further wood can be purchased if required.
10. Usage. The client will ensure the peaceful character of the environment and make use of the facilities with respect for the local environment and its inhabitants. In the event of any serious breach of this clause the owner reserves the right to ask the client to vacate the premises immediately.
11. Capacity. The contract is drawn up for a maximum capacity of four people. If the number of occupants exceeds this capacity, the owner reserves the right to refuse the additional people.
12. Animals. This contract specifies that no animals be permitted. In the event of breach of this clause the owners reserve the right to refuse the let, and no refund will be made.
13. Insurances. The client is responsible for any and all damage incurred during the stay. It is held that the client will insure against any such damage by way of standard holiday insurance for this risk.
14. Payment of extras. Payment of any extras provided will be made on departure.
15. Litigations. Any litigation of any nature will be held to be under French law.
