3BD/2BA oceanfront lower unit. Spacious back bedroom/playroom with sitting area and private bath for kids or one family. Coin-op W/D in garage. One parking spot in the shared garage. Located at the end of the Balboa Pier parking lot.
This lower level property is great for a large family since it sleeps 10 people. Located at the Balboa Pier, the property sits behind the parking lot but still has beautiful views of the ocean. The shore is just a moment away. The living room has a flat panel TV mounted on the wall, next to a large wooden fireplace and mantle. The kitchen is just off the living area with barstools backing up to the kitchen counter. The kitchen features a dishwasher, plenty of free counter space, a large stove top, and built in oven to cook a feast for the whole family. A dining room table is set for 4 people.
Heading towards the bedrooms, there is a guest bedroom with a king bed, a guest bedroom with a queen bed, and a large master suite in the back of the property with two double over twin bunk beds and an attached bathroom with shower. A full bath is located in the hallway.
The living room has large windows for viewing the beach and the patio has great views of the ocean and features a charcoal grill.
There is a coin-operated washer and dryer in the garage, which is shared with the guests in the upper unit. The garage is shared; this unit has one spot available to use within the garage.

Summer Beach Vacation A guest from Yucaipa, CA does not recommend this property. Stayed for 7 days in August, 2012 When calling about this rental property all the questions we asked were answered with a "it should be," instead of a yes, and the office staff was always unsure of an answer. When we checked in, we asked if the place was clean and ready to go, and they answered well it should be...which concerned us that showed a lack of communication (between the office, cleaning staff, etc.). Upon our arrival there were suppose to be 4 fans, and there weren't. Property was filthy dirty, drawers, bedding, pots and pans, no check list, no organization in the kitchen or bathrooms. The carpeting especially was extremely filthy dirty, I have pic's of my grandchildren's feet to prove it. The livingroom and beds had debris, food items, and filth, was not cleaned. The place needs AC, better dishes, and pots, and pans, and kitchen utensils, the bathrooms should be sanitized, and cleaned professionally. Things needed to be repaired like the bathroom shower faucet in the rear room. Right burner on the stove didn't work, and never repaired while we were there. No smoke detectors in working condition, a support bar in the refrigerator was broken so storage wasn't available. Window coverings should be safe for children, our blinds had cords that could hang a child. Not enough linens, and all bedding should be washed, including, bedspreads, blankets, pillows, sheets, mattress covers, etc. All our bedding was filthy dirty, and removed immediately by us, and staff. The bedding should be cleaned, repaired/replaced after every visitor. The bedroom furniture, and livingroom furniture were acceptable, and fairly new. Storage was great, alot. About 3 days of our vacation was used up because of cleaning, and repairs. We couldn't get a refund, so we stayed and put up with it, as our grandchildren love the beach as we do. |

A Perfect Beach Location for the Whole Family Maria G. from Glendora, CA recommends this property. Stayed for 14 days in July, 2012 This rental has ample room for family of all ages. We are on-the-beach and generally set up our space on the sand in the morning and then kids and adults can come and go all day (one minute walk)! Easy walking distance: a fantastic and inexpensive mexican taco retaurant (Great Mex), fabulous dinner spots, a "Ruby Burger" on the Pier, and incredible happy hours are among the highlights for us. I arrive and stock the kitchen and bar and then it's every man for himself- wonderful. We stay for two weeks and family and friends drop in for a day of beach fun; we have some great assortments of guests! Bike riding is a big favorite but water sports, shopping and walking are also quite popular with our crowd. Burr White is an excellent realtor; this is our 33rd year spending two summer weeks on the beach in Newport and I highly recommend the Burr White team. Enjoy!! Stayed for 7 days in July, 2011 We have stayed in this one before. I loved it then . It has improved since the last time with new furniture that I liked much better! The new flat screen was a big plus!!! Location is awesome! Parking is awesome! My only complaint I would give is there is not a gate with a latch so it makes it more accessible for people to come through from the alley to the boardwalk. Not a factor in my staying there again but if you have little kids you want that gate there. Love the back room for family with kids. Very big and spacious! Had a fabulous time here. The plastic shower stall was literally falling off of the wall, plaster was falling off of the wall, and the cooking utensils were poor. The vacume did not work until I fixed it The location is good. A Treat at the Beach A guest from Glendora, CA recommends this property. Stayed for 14 days in July, 2010 Newport Beach is gorgeous in the summer time; sun, sand and surf! This rental is right on the beach and minutes walk from several great restauants, bars and really good fast food! Park once and you don't have to get in the car again for the whole week (we stay 2 weeks)! Burr White is a great realtor and the staff is very attentive to questions, comments, and concerns; we have used them for our beach rentals for many years. This house is a downstairs unit; very roomy and fully equipped. Whether you bring babies, teens or senior citizens with you, I think this is a great vacation location. |

The only thing is that the TV and internet were not up and it took a lot of calls to get Time Warner to do that.Also the vacuum still needs repair and the garbage disposal has a short. Aside from that Burr White was good to respond immediately and we had a great week. We also appreciated that we had new furniture in the front room this year. An Outstanding Family Beach Vacation Experience, Again! Maria G. from Glendora, CA recommends this property. Stayed for 14 days in July, 2009 A spacious and comfortable home, perfect location, and excellent service contributed to our outstanding beach vacation this year. Great restaurants, including everything from fine dining to a variety of delicious fast foods, are available within blocks of the unit in which we stayed. The house itself provides ample space for ten, and has a great kitchen and family room area for relaxing after a long day on the beach. Linens, dishes, a T.V., wireless internet access, and a patio bar-b-que are provided and those amenities make the packing and preparation easy! In addition to beach time (swimming, walking or running, bike riding, etc.) fabulous shopping and movie theatres are available close by at the beautiful Fashion Island Mall. I highly recommend a beach rental as an excellent family vacation; this year was our thirtieth year enjoying a Newport Beach summer rental and, once again, we are delighted to make plans for next year (in the same spot we hope)! The staff at Burr White is friendly and informative and very responsive to the needs of their renters. Our entire family, from grandparents, kids and grandkids, can hardly wait for next year! 508 E. Oceanfront A Patrice L. from Corona, CA does not recommend this property. Stayed for 8 days in June, 2009 Both my husband & I got bad gashes on our left shin & extended down to the top of our foot. The first bedroom must have a king size bed frame, with only a queen size box spring and mattress. The frame was covered with a bed skirt, so we didn't see it sticking way out. As I went around the side of the bed, the corner of the frame ripped my leg. The same exact thing happened to my husband. So, we were both nursing those cuts all week. The carpet was old and stinky. The living room furniture was old and very gross, and not comfortable at all. There were huge roaches in the garage. We'll not ever stay in this unit again. We were somewhat surprised this year at the number of fights and violence outside our door and the first two nights there was what we assume was a prostitute turning tricks with the renters in the next building right under out kids window. Very graphic. The furniture could be improved as the couches rubbed red off on out clothes and the green lounge chair was the strangest thing we have encountered- never actually could be used as a chair. Our patio could have been a bit wider but nothing we couldn't live with. The bathroom showers could use some work, recycling bins would be nice (we had a lot of cans)carpets could use re-placing and the dining room chairs are horrible. They are heavy and take up too much room. Sit on them and try to bring them forward towards the table. Other than a few itmes the home was great. Plenty of room for all of us. And we just love being at Newport and feel lucky to have an opportunity to spend a week there. Jane was wonderful when we booked the home back in March or whenever. Very nice and very helpful.
