Westridge estate has a lovely safe feel to it. It has resident as well as tourist homes which are well spaced and have lush greenery, the estate being exceptionally well looked after. The estate offers community facilities such as tennis court, basketball and volleyball courts, community pool and children’s play area. For the golfers there is an 18 hole (par 72) championship golf course just one mile away from the estate, plus other numerous clubs near by.

The villa itself has a living/lounge area overlooking the pool area with an offset large kitchen and dinning area. Cable TV (40" LCD flat screen), DVD, Video and Hi Fi, Ceiling Fan in lounge.

The master suite has Queen Bed with patio doors leading to the pool area and has a large ensuite bathroom with tub, separate shower and his and her sinks, plus walk in wardrobe. Cable TV, Video, Telephone and Clock Radio Alarm, Ceiling Fan.

The double bedroom has Queen Bed, a window overlooking the pool area and Cable TV, Clock radio alarm, Ceiling Fan.

The two twin bedrooms are themed as girls Princess Room and a boys Spiderman Room. Both with TV and DVD and Ceiling Fans. There is also a Playstation II consul and games in the boy’s bedroom. All bedrooms are well decorated with quality fittings. There is a main bathroom with tub and over bath shower with screen and vanity unit.

The Kitchen is fully equipped with oven/hob, microwave oven, large fridge/freezer, dishwasher, filter coffee maker, electric kettle, teapot, toaster and all you will need plus more.

The new games room is fully carpeted with ceiling fan and is equiped with a full size pool table, electronic darts and a CD/radio player.

Around the south facing pool area are comfortable padded sunloungers plus table with umbrella and chairs for that all-important ‘al fresco’ dining. Under water night lighting. The screen surrounding the pool area keeps all flying beasties out including mosquito’s.
The villa is fully air-conditioned.

The pool has heating available upon request (gas heated, the most reliable heating method for the cooler months).

Shaded lanai area with cool ceiling fan for sitting in when the sun is too much.

A security deposit of two hundred pounds is also required and is payable at the time of paying the total holiday balance. The deposit will be refunded in fourteen days of your arrival back in the UK, subject to no damage being caused or items missing. During occupancy you will be expected to assume all reasonable responsibility for the safety and security of the property, and must treat the property its furniture, fixtures, fittings, utensils and other facilities in a manner that on your departure they remain in good condition. Any damage or loss must be reported to the management company as soon as possible.

The rental period commences at 4pm on the first day and finishes at 10am on the day of departure. (These times can be adjusted with the agreement of the owner)

The rental charge is inclusive of all electricity, water and local sales taxes. There is an extra weekly charge of £70 for the pool to be heated at your request.

Only the persons shown on the booking form can occupy the property. No all male or all female parties will be accepted.
If additional members are added to your party after booking, the owner should be advised prior to your stay.

We are operating with required licenses and all fire regulations within Florida Law.

If due to any unforeseen circumstances beyond our control the property is unable to be used we reserve the right to offer similar accommodation in the same surrounding area.

Force Majeure
The owners or agents accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the booking become necessary due to war, threat of war, riots, civil commotion, terrorist activities, industrial dispute, nautical and nuclear disasters, fire, flood, technical problems with transportation or any events beyond their control

As the property has a private swimming pool the owners do not accept any responsibility or liability for personal injury or death howsoever caused as a result of the use of the pool or surrounding areas. It is the responsibility of an adult to ensure that children are supervised at all times in and around the pool. For their own safety children should not swim-unattended.

Insurance Passports and Visas (if necessary)
It is the individual’s responsibility to take out the appropriate insurance’s to cover all aspects of the holiday and to ensure that passports, travel documents and visas are all in order. (Note to enter the U.S.A your passport should be valid for at least 6 months)
It is strongly recommended that clients take holiday insurance to cover cancellation fees and any other losses, which may occur, as we are not liable for any lost or stolen goods on our property.

Cancellation
In the event you cancel your confirmed booking, the following cancellation charges will apply: -

Between one and two months 50% of rental cost
Less than one month 100% of the rental cost

If payment is not received two months prior to departure we reserve the right to consider the booking as cancelled. In that event the scale of cancellation will be applied.
