Set on high ground on the edge of the picturesque village of Bezenac, this superior property enjoys woodland to the rear and side and has fabulous views over the Dordogne river to the front. It’s a peaceful, private location yet is central for all attractions.

The house is 200m² on each of its three floors with two double bedrooms on the groundfloor and four bedrooms on the first floor. All bedlinen and towels (except pool towels) are provided.

Indoors :

Groundfloor level is furnished largely with antiques. Beautifull entrance. Large living area comfortably elegant with leather sofas, central fireplace, satellite TV, video, sound hi-fi system and french doors to access the garden at the rear of the house. There is a formal dining table to seat 12. Top quality kitchen fitted in handmade oak and is very fully equipped - including vitroceramique and 3 gaz burners cooker, oven, microwave, dishwasher, fridge-freezer and a washing machine. There is a bar for breakfast.

Bedroom 1, has a double bed and a classical wardrobe. Next is a magnific bathroom with a jacuzzi bath, a separated shower and a vanity units. Bedroom 2 has an antique French double bed and an ensuite bathroom with bath, separate shower ad vanity units. These two bedrooms have access to the terrace at the rear of the house. Utility room and separate toilet.

First Floor:

Large open plan area. Three double bedrooms with carpets on floors and built in wardrobes. Huge children bedroom with 4 single beds, a small billard table, armchairs, access to the long covered balcony and lot of space to play in. All there is the third fully tiled “family” bathroom with a bath, a shower, a bidet and a separate WC. Running underneath the house is the garage with lot of place to park or store. There are a step machine and a runner machine available.

Outdoors:

The gardens amount to nearly an acre are arranged on a series of rocky terraces with woodland to the rear and side. There is ample shade and a built-in barbecue with a table and chairs at the rear of the house. There is a large courtyard with a parking for several cars. The pool (9m x 5m) is alarmed and fenced for security. It is surrounded by tiling offering shady and sunny areas to sit and lie in and magnificient views. There are sunloungers and an additional table and parasol.

Situation:
La Villa de Bezenac is a perfect base from which to visit the many medieval villages and castels of the area, including Beynac, 2miles away, La Roque-Gageac, Domme or Sarlat nearby, and also within easy reach of Bordeaux vineyards such as Monbazillac and Saint Emilion about 1,5h drive away.

The local area abounds in wildlife such as Rabbits, Deer, Owls, Hawks, and Woodpeckers. For walkers there are many footpaths at doorsteps.

The pleasant village of Saint-Cyprien with shops and restaurants is another 2 miles away. It has a large attractive and colored market on the Sunday morning.
Golfers also have a 18 holes course only 10 minutes drive away at Le Golf de L'olivarie (www.golfdelolivarie.com)

The more adventurouse can enjoy Quad-Biking, Go-Karting, or taking to the rivers in a Canoe or Kayak.
But there's nothing to stop you simply enjoying a quiet walk in the countryside!!

Changeover day is Saturday (also willing to consider other days)

Arrivals - Saturday afternoon after 4.00 o’clock, Departures - Saturday morning by 10.00 o’clock.

Guests are requested to leave the property in a clean and tidy condition ready for the next guests. A cleaning service is available at a cost of 150 Euros which would be payable locally to our agent. Please advise when booking if you require this service.

For winter lets there would be a supplement for heating.

Short breaks by arrangement.

30% deposit with booking. Remainder to be paid 4 weeks before arrival.

Breakage deposit of £300 (450 euros) to be paid on arrival at the house, returnable on departure.

No smoking inside please - No pets.
