Attractive and very comfortable, this recently built cottage is set in very quiet surroundings of fields and woods, on the edge of the picturesque riverside village of Le Coux. Le Coux itself has shops for basic food and fresh bread, a café/bar and a good restaurant. There are many activities such as swimming or canoeing on the Dordogne river (10min walk from the house), tennis (10min walk) and golf (5min driving) to be enjoyed in the vicinity and some very pleasant walks around the house through countryside. The cottage is comfortably furnished and tastefully decorated in a bright, light style. The spacious living room has a sitting area with two large sofas, TV, DVD and radio/CD player, a dining area and three large french windows leading to the sunny terrace and gardens. The vast open plan fitted kitchen is well equipped with cooker, dishwasher, microwave, kettle, toaster, and a breakfast counter. Also on the ground floor are the master bedroom with a king size bed, a shower room with toilets and a laundry room with washing machine, dishwasher and a second small fridge/freezer. Upstairs are two charmingly decorated bedrooms, one with two single beds and the second with a single bed and a bunk bed. There are a bathroom with a bath and separate wc. Outside, the garden offers a large expanse of grass, bordered by fields and pastures, providing plenty of space for childrens’ games. There is a good choice of garden furniture, including sun loungers, and a barbecue. La Maison du Coux is a perfect base from which to visit the many medieval villages and castels of the area, including Beynac, La Roque-Gageac, Domme or Sarlat nearby, and also within easy reach of Bordeaux vineyards such as Monbazillac and Saint Emilion about 1,5h drive away. The local area abounds in wildlife such as Rabbits, Deer, Owls, Hawks, and Woodpeckers. For walkers there are many footpaths in Le Coux area. The pleasant village of Siorac, with shops, restaurants and supermarket, is only two miles away. The medieval local town of Saint-Cyprien also with shops and restaurants is another 3 miles away. It has a large attractive and colored market on the Sunday morning. If you like walking, water sports, horse-riding or cycling, you'll find what you're looking for in the hills and valleys that are so much part of the Périgord region. Golfers also have a 18 holes course only 5 minutes drive away at Le Golf de L'olivarie (www.golfdelolivarie.com) The more adventurouse can enjoy Quad-Biking, Go-Karting, or taking to the rivers in a Canoe or Kayak. But there's nothing to stop you simply enjoying a quiet walk in the countryside!!

Changeover day is Saturday, althought we are willing to consider other days in mid and low season. For winter lets there would be a supplement for heating. Long winter lets available from October - March by negotiation. 30% deposit with booking. Remainder to be paid 4 weeks before arrival. Breakage deposit of £200 (€300) to be paid on arrival at cottage, returnable on departure. Guests are requested to leave the property in a clean and tidy condition ready for the next guests. A cleaning service is available, if required, at a cost of 80 Euros which would be payable locally to our agent. Bed linen and towels are not incl to the price but can be hired locally. Please advise when booking if you require these services. No smoking inside the houses please.
