Set on a picturesque hamlet of Juillac, this charming detached cottage enjoys spectacular view over the surrounding valley.
Carefully renovated with attention to detail and decorated with taste, the gite is equipped to comfortable modern standards.
With its large master bedroom and 2 comfortable day beds into the living room, the gite is ideal for a couple or for small families. A cot and highchair are also available for our young visitors.
It benefits for a large private pool you won't share with anybody else.
Just two miles from the picturesque village of Saint Laurent La Vallée for the day to day shopping, 5 miles from the town of Belves founded by the Celts and at 4 miles from Castelnaud, famous for its castle, this is the ideal place from which to discover the historical, cultural and gastronomic pearls of the Black Perigord.
For golfers, there is a 19 hole beautiful golf course near by at Siorac-en-Périgord.

Layout

All on ground floor, the house comprises:
- an entrance with a small laundry room (washing machine)
- a spacious kitchen with a dining wooden table and modern equipment incl ceramic hob, oven, microwave, toaster, kettle, etc.
- a charming and sunny living room tastefully furnished with 2 sofas, a bar, a coffee table...
The living room leads onto the sunny terrace area and overlooking the swimming pool.
There is a wood burner which, combinated with an efficient central electric heating, make the house ideal for winter lets.
There is a DVD player for entertainment (TV is only for DVD use - it is equipped with an 'ipod dock' to listen your music).
- a very spacious master bedroom with a king size bed (180cm x 200cm) and a large wardrobe. The room is very large enought to get a cot in if you are travelling with a baby.
- a separate italian shower room and WC.
Outdoor

The lovely tiled private terrace area offers different spots to sit or lie down in shade or sun (with of course a good glass of wine in hands!)
It is equipped with several garden tables and chairs to dine outside al fresco when enjoying the fantastic view over the walnuts orchard and countryside all around.
The private swimming pool (8 x 4 m) is for your use only. It is equiped with an alarme. It is equiped with sun loungers.
There is place to park two cars outside.
The local area abounds in wildlife such as Rabbits, Owls, Hawks, and Woodpeckers. For walkers there are many footpaths starting from the hamlet.

Local Activities

If you like walking, water sports, horse-riding or cycling, and want to test your limits, you'll find what you're looking for in the hills and valleys that are so much part of the Périgord region.
But there's nothing to stop you simply enjoying a quiet walk in the countryside, after which one can return to sit by the pool area and enjoy a refreshing drink whilst looking the countryside all around.
Golfers have a 19 golf course only 10 minutes drive away. Bergerac airport is only 1 hour driving.

Changeover day is Saturday (also willing to consider other days)
Arrivals - Saturday afternoon after 4.00 o’clock, Departures - Saturday morning by 10.00 o’clock.
Guests are requested to leave the property in a clean and tidy condition ready for the next guests. A cleaning service is available, if required, at a cost of 70 Euros which would be payable locally to our agent. Please advise when booking if you require this service.
Bed linen are not incl into the price but can be let localy at an extra cost of 14€/master bed ; 10€/single bed per week. Towels can also be let localy at 7€/guest/week.
For winter lets there would be a supplement for heating and logs.
Short breaks by arrangement. 30% deposit with booking. Remainder to be paid 4 weeks before arrival.
Breakage deposit of 300 euros to be paid on arrival at cottage, returnable on departure.
No smoking inside cottage.
Pets are allowed prior permission
Guests will be sent details of the exact location of the property, and arrangments to meet our Property Manager when booking.
